Too bad no 0 stars. This guy is a joke and is apparently well known for being one. Roze W. nailed it on the head.
This unprofessional scam artist actually does work for appraisal management companies that are contracted by lenders???
Has absolutely no clue what he is talking about and will make rules up as he goes. Avoid this joke of an appraiser at all costs.

When an appraiser spends very little time at your home, doesn’t measure any of the interior spaces, and doesn’t want to look at the features your home DOES have then writes an appraisal that misquotes the size, room numbers, locale, and omits all of the important features but highlights every negative imaginable (including something they specifically stated would not be included in their report) you know you need to request another appraisal.
Side note: We have spoken to two other people in our city who have had the same exact experience with this same appraiser, I hope they Unilocal
