Shoreline Property Management

I have been using Shoreline Property Management to locate my tenants for the past 20 years. During this time they have placed 5 sets of tenants for me, all excellent. Thank You Denise Agosti, and the entire Shoreline Property Management team.

Our HOA, after taking Diane’s advice, has been sued by a disgruntled member other than myself. She fawns over the Board and bullies members, saying «Some people just don’t belong in an HOA.» Engage this company and you too may watch your property values tank due to a judgment against your HOA.

If you are looking to purchase a home through this property management company, look elsewhere. Shoreline is a terrible management company for HOAs that likes to provoke lawsuits from their homeowners by giving HOAs bad advice. I have had several emergencies in my home requiring emergency repairs that surprisingly cause noise. Shoreline sent me a letter banning the «use of ALL power tools» from my property (direct quote), requiring me to get a lawyer to prove that their tactics were illegal. After losing the argument, they recently retaliated by failing to send a bill to me for my HOA dues for the month of October. Despite their attempts to defraud me by sending the bill after the 10^th of the month, I still sent in my check before the late fee due date of the 15^th, and checked at their office to prove that they have a postmarked envelop for 10÷09÷15. Even though they received the payment early, they did not cash the check, charged me the late fee, and when I spoke to their receptionist, she rudely argued that they would only take my HOA fees through the mail to their Arizona PO BOX 29 191 in Phoenix AZ.
It truly saddens me the level of competency of these people. I am also concerned that they are trying to avoid California taxes because if you look closely at their website, there are no rentals operated by Shoreline in any state besides California. Additionally, they send me random things in the mail such as a ballot for the board member of 2030 North Pacific Homeowners Association of which I am not a member, «As the president of the 2030 N Pcific HOA for the past two years, I’ve focused on the comfort, security and safety of all the residents living here, without unwanted intrusion into personal privacy issues» (honestly, wish I lived here instead by the sound of their president). I already explained my issues with their advice to my actual homeowners association as the CC and R’s not only fail to ban all power tools, but their argument of quiet enjoyment (legal definition) protects homeowners that are minding their own business, not actually the absence of noise in a community.
If you do get into an issue with them regarding payments, use a direct payment from your bank so you can document their receipt of payment in the future. I sadly trusted that they would be honest and forthright after getting legal letters from my lawyer, but I do not believe that I can ever trust in them to do the right thing in the future. So I will take my precautions with these people from now on.

My family was in between homes a year ago and applied at so many property management companies. They all told us that we were not accepted but had no advice or help for us aside from keep looking. We ended up at a viewing by Shoreline Properties. Very discouraged by now, we met Mary. Although we weren’t accepted for that property she was showing, she gave us her card and told us to come see her and she will look over our info and give us some advice. After doing a few things that she recommend we do, she was able to find us a home so quickly. She continued to check in on us and see how our family is doing. We are very grateful for Mary and Shoreline.

Our money was returned and apologized to our housing group.

I lived at their 342 Main Street property in Santa Cruz and loved every minute of it. I specifically worked with Denise Agosti and her team was simple and professional the entire time. Rent was easy to drop off, anything I needed was handled and they always were kind to me. One time I remember I locked myself out and someone drove to my house with a key which would normally have been a charge and they just helped out without further stressing me out. It was so appreciated as there is nothing worse then being locked out and alone. I see a lot of negative reviews on here. I’ve learned you get what you give. Uphold your end of the bargain as a tenant and most property managers are more then happy to uphold theirs. Shoreline was nothing less then 5 stars. Every time I’ve needed them to verify my rental history they’ve handled it.
I still think about the days I lived at this property and miss it. Thank you Shoreline Property Management and specifically thank you Denise for always being a pleasure to work with.

99.8% SURE THIS PLACE IS A SCAM
I am a UCSC student who along with 2 of my friends are looking for a place to rent. We stumbled upon an ad posted by Mary, and my two housemates went to an open house. They paid Mary a credit check fee of $ 75 ($ 25 each) and Mary told them she needed my social security number to complete it. She also emailed me this. Sounds good right? NO.
I’m not going to send my SSN over the Internet (as instructed by anyone with half a brain) so I call Mary — she doesn’t answer. I leave a nice message asking her to call me back so I can give her the requested information. Two days go by and I don’t receive a call. I check with my friends — Mary has been communicating with them over email. So I call again — no answer, and I leave another voicemail AND send a follow up email asking her to call me so I can get her the information.
NOTHING.
She still responds to my housemates emails that she is waiting for my information — like lady, return your missed calls or ANSWER MY EMAIL SINCE YOU CAN EMAIL BACK OTHER PEOPLE. I called again, left another voicemail and email. At this point, we are hearing nothing from her. So disappointing.
We then received an email saying we had been disqualified from the house because she didn’t have my SSN — I’m sorry but HOW did you expect to get it from me when you did not return any of my THREE phone calls or TWO emails asking you to call me back??!
If I could give one star, I would. Entirely unprofessional and unhelpful.
She said she would return the money for the credit check — we’ll see about that.
DO NOT TRY TO USE THIS MANAGEMENT COMPANY.

Homeowners and renters beware!
A very good friend of mine had a horrible experience with this company that forced her to have to file a lawsuit for the unlawful retention of her security deposit. They basically falsified damages done to the property in order to justify keeping her deposit, as an act of revenge for my relative deciding not to renew her lease. Her experience was exactly in line with those in other reviews. Please, please, please consider all of the reviews– NOT JUST THE MADE UP ONES by people who live across the country!

The property manager, Denise Agosti, was obnoxious, smug, unapologetic, disorganized, and tried to cheat my my elderly friend out of thousands of dollars for her own personal gain.

I’m a recent homeowner in a condo community managed by this company. So far I have called 3x & emailed 2x in the last couple weeks & I can’t get a call back. I’ll update this when I actually get a response. So far the other reviews & the lack of response does not bode well as far as what I can expect. :-(

I had a 1 year lease w/​a room mate there and over all things went smooth. When we had an issue be it plumbing, or what ever they were pretty quick to resolve our problems. My property manager was Nicole and she was great. I had a walk through of my place before move out and got nearly all of my deposit back. There was just a small cleaning fee. You do have to pay for a carpet cleaning when you move out, but I got sears and it was no biggie. my overall experience with shoreline was great.

I used to rent from a place managed by Shoreline. They treat you like dirt, because that’s what they think renters are. Don’t consider disturbing them at their office to try to get a different appointment for your inspection (of which I got back 100%, because I was a fine tenant) or to ask a question that they haven’t bothered. Because it’s about their schedule, not your work schedule. The guy who used to work at the front desk was so rude we spoke to his manager who was at least civil. Hopefully he won’t be back.
As a homeowner who had inherited Shoreline’s services-​long story-​it was a different story. No one remembered me at the renter who’d left the place clean, been a great tenant, and gotten the deposit back, etc. I had not existed to them.
But as a HOMEOWNER suddenly they are polite and charming. And, if you request enough times, you can even get them to do the work you pay for. I know there are other options. It was complicated. I no longer need to use them, but can’t highlight enough the rudeness to renters (which other good renters confirmed) verses fake smiles to the ‘HO’ switch.

I just popped in here to get the phone number of Shoreline for a friend, and wanted to reply to the bad reviews that have been left here.
I am 50, not a UC student. I rented a gorgeous condo at Shelter Lagoon for several years, with Denise Agosti as our property manager. I only had the best interactions with Denise and her assistants. We did what we were supposed to do, and Denise treated us in kind.
I’m going to guess that the 3 young people who have panned Denise and Shoreline here are all students, doing a ‘gang up’ on her.
Do not hesitate to do business with Denise or Shoreline — that is, if you are a mature person who takes their responsibilities seriously, and is willing to take care of someone else’ property.
Denise is a business woman, and is not there to ‘Mommy’ your children, renting UC parents. And kids — you should get to have your ‘college experiences’ — we all did it. But if you dump a bottle of red wine in the middle of the tan wall-​to-​wall carpeting, you get to pay for it. That is how it goes. If you all got to run rough-​shod over all of Shoreline’s properties, they wouldn’t be in business very long.
And some day, if you own income property, you will be looking for someone like Denise to handle it for you, trust me. She is a top-​notch manager, if not warm and fuzzy.
An adult’s idea of clean and quiet may not be the same as a 19-​year old’s.
And if she/​they have been unpleasant to you, you may want to consider your part in it.

I was trying to rent an apartment through this company, but was beat out by someone else, and so can’t vouch for their reliability in answering for repairs.
However, I can attest that their customer service is sub-​par. They seem like nice enough people, but completely incapable of being professional and following through with requests. Instead of calling me at the specified time she chose to let me know whether or not I had been selected for the apartment, Nicole failed to call or email me. I went to their office the following day and eventually after I’d left someone called.
I then called to request a copy of my credit report, again the promised return call never came. I went in AGAIN, left a written message, and was told it would be sent to me the following day. TWO DAYS LATER after not receiving it, I called again and was told it would be to me by the end of the day… We’ll see what happens.
Unreliable.

I would not suggest any students ever rent from Shoreline Property Management.
In agreement with the previous review, my roommates and I were great tenants, paying rent on time, and having no complaints the entire 2 years we lived there.
Denise Agosti patronized me and my roommates for simple things that should be solely her responsibility
and attempted to blame and bill us for any damage or problem of wear-​and-​tear (for example, even as simple as a leaky faucet)
She did a great job making everything that was her job, seem like it was a annoyance to her and something she was going out-​of-​her-​way to do for us.
My father has been a property manager since he was 18 years old, and is still in the industry, and we’re still arguing with her for over 3 months to get more of my deposit back. This management company seeks out those who do not write EVERYTHING down on paper and believes it has the ability to because students may not know any better.
If you end up renting from Shoreline, make sure you do everything BY THE BOOK and MORE. A walk through should be extremely thorough, as they took lightbulb replacements and a complete re-​painting of the outside of the house out of our deposit. If you end up renting out just a room in the house or subletting, DO NOT GET LAZY! Make sure EVERYTHING is documented and read all the fine print.
