Joshua Poitras – Exit Realty Beatrice Associates

I was a newbie landlord embroiled in an eviction process vs my first tenant who repeatedly owed rents and violated multiple other terms in the lease agreement. I posted a rental ad on Craigslist looking for a new tenant and was contacted by Joshua Poitras of Benoit Real State who generously offered help. I did not proactively enlist help from a rental agent because my previous agent found me a nightmare tenant, collected the fee for first month rent, and did not guide me to avoid the common pitfalls for a landlord.
Joshua, on the other hand, was and still is the best agent I could have bumped into. He was pleasant, friendly, and easy going, and yet professional in his conduct. He was expeditious in posting his rental ads for me on several websites to broaden exposure to the market. I found Joshua to be extremely hardworking and conscientious. He always tried his best to make himself available to fit my schedule, at times at his own expense. He was consistently punctual. He constantly kept me in the loop of status of things when appropriate. In less than a week he found a highly qualified tenant with excellent references. The lease and other necessary legal documents required by Massachusetts laws were all prepared by a professional (Zoe was great at it) at the Benoit office.
But that was only a small part of what Joshua did for me. Beyond the call of duty, he tapped his resources at Benoit to help me with the eviction process, giving me many advices to ensure timely vacating of the previous tenant, and moving in of the new. He connected me with an experienced constable. Joshua voluntarily acted as an intermediary and helped to negotiate, and drafted a detailed well-​thought-​out landlord/​tenant agreement. The night before the new tenant’s move-​in, when I could not find a cleaning service in time, Joshua offered to help cleaning the property himself, for free!
In short, Joshua is a great guy who would be working for you 110% and I highly recommend him to everyone without reservation.

As someone who has moved far too many times within the Boston Metro Area, the prospect of yet another September 1^st move-​in this year was horrifying.
I can say without a doubt, Josh made this the best move I have ever made in Boston! My fiancé and I saw more than a few apartments before finding Benoit Real Estate and Josh.
With the stress of needing to find and secure an apartment, the week before September 1^st, for a couple with an extremely busy work schedule, if it weren’t for Josh we would have lost our minds!
He found us a beautiful place that is a perfect fit for my fiancé and I. He went above and beyond in every step of the process.
Long story short: he’s the best!
