The office staff is completely useless. They either don’t know how to fix problems or think that if the give you the wrong information enough times then you’ll quit asking. I was told that maintenance was on there way over. We finally get ahold of maintenance, only to find out they had never been contacted by the office. This is not the first time something like this has happened. Basically, the general impression that I get is that the office staff couldn’t care less about the current residents.

It has almost been a year that I have been living here and I love it. The location is pretty good and the people working here are very nice specially Sandra she has helped me out a lot and ofcourse the manager she has always been sweet and has helped me out.

Great location, pet friendly, clean/safe environment, and awesome staff! While I’ve only been here for a short period of time, I feel like the management has done a great job of listening to my concerns and helping me resolve a couple of issues. They were professional and things got accomplished in a timely manner. The amenities are pretty great, too.

I have lived here for about 2 months and haven’t had any bad experiences. Kenny at the office helped me with anything I could think of prior to moving in. I signed my lease online ahead of time and my apartment was great! I did have a minor work order because I accidently turned the disposal on with a spoon down the sink, but the maintenance came out the same day and got it fixed for me(rip spoon). The office is usually very busy anytime that I have gone in for anything, but they are professional and quick to help when your turn comes. I would recommend this place as the location is perfect and the staff seems to genuinely care.

The only good thing in this complex is the Location but their apartments are so old which is the main issue here, you keep calling for maintenance. The management is the worst issue here, they make your life miserable«Their philosophy you working for them not they’re working here to serve you»… if you have an issue, you have to wait for 2 week or three or you need to remind them 2 – 3 times to send someone and at the most of the time you may end to fix it by yourself. If you have a kids it not recommended place for you, it’s not healthy, and it’s full with mice and roaches. I have now Mice in my apartment; Mice’s dirt on all over the apartment and my son’s toys, when I was waiting for the pest Control and I tried to remind the management they said«there is no specific time for pest control to come and you have to wait… Finally and after Two week the pest Control came but what they did? Nothing… they just put a poison on three location without doing any effort to inspect the apartment for any the holes on the walls or cabinets. I would never recommend this apartment to anyone. Reason-Worst management I advise who ever thinks to rent here to not go ahead and find somewhere else better than here.

It has its issues, and I’ve had better in other cities in the Houston area and out of state for around the same price or less. Expensive for what you get in the building itself as the finishes do not lend themselves to luxury and the maintenance department leaves so much to be desired. I’ve had numerous repairs that were not fixed correctly the first or second time — or worse, never fixed at all. However, you can’t beat the location. If you are looking to be close to everything Sugar Land has to offer, this building is your best option for an apartment(unless you want to live in pricey town square or somewhat removed from everything). As a bonus, the complex is pet friendly for up to two pets in each unit, but this does come with the cons of neighbors who don’t pick up their dog poo(cannot count the number of times I stepped in it) and also those pesky neighbors who probably shouldn’t own a dog in the first place. Paper thin walls mean you hear many of your neighbors, especially in the bathrooms. Balcony is exposed to all the neighbors as well, so don’t look for privacy out there. Parking is great in the middle of the day, but wait too long and you will get a bad parking spot. Workout facility needs updated and is usually full of people and hot, hot, hot(can’t open but one window or control the thermostat either). The hallways leading to apartments are filled with charming dust bunnies from years past. Water bill is interesting in that it is billed for the entire building and then divided between all residents meaning you get to pay for people who have 5 people living in their unit while you may only have 2 in yours. Sucky, but you agree to it when you sign up(as well as many other terms). It’s just a mediocre at best place in general. Would I recommend it to a friend? Probably not. For the same price, you can get more bang for your buck in Sugar Land. Look elsewhere.
