District On 5th

My son lives here and he loves it. It is clean, well maintained, has great amenities and is close to public transportation. I am pretty shocked to see that Unilocal has hidden all of the 5 star reviews, and not counted them in the overall rating. Is Unilocal punishing the apartment complex because it doesn’t advertize on Unilocal?Very suspicious!

For me the best part about living at the District is that it is a much more traditional vibe compared to the modern looks of hub and level. This environment provided make it a lot more comfortable for me to adjust to. The one thing that bothered me about living here though, is the amount of sunlight that the pool doesn’t receive.

Zero starts would be more suitable. The apartment is poorly constructed, dirty, noisy (understatement), the location may be close to campus but the crime rate is ridiculous. The parking structure is unsafe and not well secured. There has been multiple thefts in the building due to such low security. 4^th avenue may be close and great for going out, but Monday through Saturday you can stay in and hear the same experience as going out. The gym is dirty, and average equipment. The office attendants are not knowledgable and do not help frequently. Management and maintenance lack proper English speaking skills and efficiency. In regard to the lease, they make you pay more than the months you’ll be staying no matter how you figure it. It is completely over priced for the living space you get and distance from campus. I would not recommend for anyone to live here.

Pros: Close to campus, 4^th Avenue, Nice pool and weight room.
Cons: Lots of crime, numerous robberies in the complex, shoddily constructed, can hear through all the walls. Appliances are visually pleasing, but are cheap quality, same with the floors and fixtures. Rent is high.

Very good location, super close to U of A and to the bars. Also the shuttle stop is just right outside the door. Downside is you can hear the train honks sometimes. If you are a heavy sleeper then that shouldn’t be a problem!

Two words here: False Advertising
This place looks very nice when they show you the model and give you a tour. Everything in the model is in pristine condition and overall they make it seem like a dream come true.
But sadly, it’s not. After living here for only a few months it became clear to me that the entire complex is cheap and shotty construction. The place was built fairly recently so they make it seem like you won’t encounter any of the problems people usually do in older buildings, but this is not the case. I have had multiple leeks in my apartment and one so bad that it destroyed the wiring in my smoke detectors causing them to break and go off constantly for no reason.
Also, another consequence of cheap construction is that things break in way you would never expect. For example I woke up one morning to find that the light fixture on my ceiling fan had fallen in the middle off the night and shattered all over my living room. The guys living in the apartment above me had always been rowdy and loud but it turned out that whatever they had been doing the night before caused the ceiling to shake so violently that the light actually fell and shattered. Luckily I had decided to go to bed early that night otherwise the light would have likely fallen on me while I was sitting on the couch. This would not be possible if it weren’t for the fact that there is virtually nothing structural between my apartment and the one above me. To put it in perspective I can hear their phones go off ON VIBRATE from my apartment below.
Then there is just the general unpleasantness of living here. The common areas are not kept very clean. I’ve seen garbage and moldy food left on the floor all over the halls, dead bugs in the pool that stay there for weeks, and even graffiti.
Not to mention the noise level is crazy. While living here I have constantly been putting up with people shouting in the halls, people shouting in the courtyard, neighbors stomping, banging things, and playing loud music etc. It got so loud one night that one of my neighbors went outside at 2 am to yell at another neighbor to turn their music down because her roommate had a test the next day and couldn’t sleep with the noise. Also once again, cheap construction means paper thin walls, which means you will hear EVERYTHING your neighbors do.
The most offensive thing of all is that it costs a person upward of $ 700 a month to live here. And that’s for ONE PERSON, not $ 700 split between roommates. So you and your room mates will EACH be paying that amount. The District grossly over charges their residents for what they market as «luxury living» but what is actually cheap construction filled with noise.
The moral of the story: THIS PLACE IS NOT WORTH THE MONEY! Go live some place less costly and better built.

Before you read this, let me tell you that The District management tried to bribe me to give them a good review and to leave out the parts of the terrible experience I had here. I refused to be bribed.
If you want an apartment complex that takes advantage of you, that provides extremely spotty internet, that constantly has broken elevators, that has paper thin walls, this is the place for you!
But in all seriousness, RUN, DO NOT LEASE HERE! The management has their heads so far up «you know where» that they can’t even take the time to fix the many broken features in the apartment complex. The elevator over the course of the year has been broken 8 times. The pool has been closed 5 times. 3 chairs provided by the District in our apartment are broken. Our dish washer breaks on the regular and constantly smells like rotten eggs.
Oh but the internet is even worse. I have spent 8 months of my stay here trying to fix terrible internet that has caused me to miss submitting school assignments. The district just keeps referring me to a company called Korcett and Korcett did nothing to fix the problem. You can honestly have a dial up connection that is faster than this internet. The internet is also extremely spotty and will go out at the most inconvenient times.
The noise… what can I say… I might as well be living at a rock and roll concert. The sound from the bars will keep you up till 2am every thursday-​sunday. Dont even think about sleeping through it, its impossible.
Lastly, the management is snobby and incredibly rude. They act like it is your fault things are broken or arent working. They could care less about you, they just want your money. Also, maintenance doesnt work on the weekends so the apartment gets incredibly dirty and if something breaks (like the elevator) forget about it being fixed until monday.

My experience at the district has been pretty decent! There are nice amenities like the pool and gym which makes it easy to not have to travel far for those! The staff has been friendly and I have had no problem with property damage. My biggest complaint would be the noise from surrounding apartments because the walls are very thin.

If I could give this establishment zero stars, I would.
The only upside is that the apartments were aesthetically pleasing.
Aside from that, I regret every dollar spent on rent here.
I will preface this with the fact that I am a dedicated student, but like every college student, I like to party on the weekends. I am not peeved by occasional drunken students making noise, but I like my quiet Monday-​Wednesday.
My experience went above and beyond occasional noise. The walls are so thin I could hear people having low conversations in the apartment next to mine. The situation escalated when the unit under me installed a pretty sick sound system. I had the pleasure of hearing every song they played, word-​per-​word as the bass vibrated everything I owned until four in the morning. There were screaming drunk girls in the hot tub (which was always green!) until dawn at least twice a week.
The place is putrid and wretched. There was always vomit/​urine in the elevator, trash and garbage everywhere, and sketchy characters prowling the «secure» property.
Speaking of secure. this place is anything but. I had my bike stolen off the property and car vandalized multiple times. The security features? HA. the gates are always broken and unlocked. The parking garage gate was out of order (open) for four months straight. I almost hit multiple meth heads as I made my way to the top of the precarious maze they considered a parking garage.
Perhaps the worst thing is the fire alarm. Drunk idiots would trigger the apartment-​wide system in the middle of the night. It got to the point that it would happen so much, some people did not even leave their apartments. There was never any «false alarm» notice sent out. Wow, so dangerous!
DO NOT LIVE HERE. You will regret it.

Terrible experience. Walls are crazy thin, the apartment complex doesn’t answer anything and keeps you totally uninformed. They rushed to finish it in time and I’m 99% sure it doesn’t meet regulations. Came home to my toilet removed from the wall and dirty water all over my floor, which maintenance used my towels to clean up. Said a drain had been clogged three floors above me. 1. If plumbing met regulations, they wouldn’t come through my drains to fix it 2. I wasn’t notified at all by the apartment and they did not apologize or pay for any damages 3. They barely patched the wall up/​put the toilet back in. That was just the most glaring of a number of problems I saw over the year. I’m a tolerant person but this place broke me down. Fire alarm goes off all the time. Wouldn’t get packages for days. There’s better places out there to live
