«Excessive amount of west, scuffs, dirt, markings…» We lived in the property for 7 months. The walls were scrubs and repainted yet they took half of our deposit. The house was in the same condition as when we moved in. They’re are know but for being a subpar company in the real estate market, so this one star should not be a surprise to them. The office staff is extremely rude and arrogant. Never, ever would I recommend their company to anyone…

The listing was just as described, and we love our house… however, the property management company only contacts us if they NEED something from us, or if it’s convenient/beneficial to them. It was the same way while we were waiting to get the property, now that we live here it’s worse. They don’t respond to phone calls. Everyone that works there, except for Scott thinks they are better than their clients, aka, US. They are rude on the phone, and via email.

Steve Doll management team has been nothing but helpful since I started the process of renting my property through them. My house was vacant for only one month and they have taken care of everything since then considering I am oceans away. They handle all of the maintenance repairs through trusted contractors that complete the repairs at half the cost of other companies I contacted and handle any issues in a timely manner that may arise. A great management company for a homeowner.

Steve Doll and Team the worst possible property management company in existence!!! They are glorified rent collectors. The only thing that the manage is if an appliance happens to die they will replace it(but it is rare for an appliance to die in a rental). With this company there is no such thing as «normal wear and tear»…the tenant is ultimately responsible for ensuring the property is in full working condition before they move out… isn’t this the responsibility of the property management company? Or am I mistaken? If you ever want to contact them regarding rent ALWAYSCALL! Do not send an email. They purposely wait until the grace period has passed before they contact you again and tell you that now you owe them more money because you didn’t contact them in a timely manner. STEVEDOLL and TEAM are rude and unprofessional. For your own sanity and peace of mind DONOTRENTWITHTHISCOMPANY. Tenants are not allowed to have expectations with this company. Their way is always the right way(which happens to be the wrong way in my opinion). Steve Doll threatened to call his attorney on me because I was attempting to pay my rent… does that make any sense? This company is bad news and you pay so much money for absolutely no perks. If they pulled a weed or two I would understand but they do absolutely nothing but collect the rent. Needless to say I am not a fan and it is my mission to spread the word on how this company does business.

DONOTRECOMMENDFORMILITARY. During my time as a tenant I had very few issues with this property management company. This is mostly due to the fact that Steve has managed to bring on a very competent staff with Ashley and Hanna. They were always very polite and responsive to phone calls and work order requests(which we had a few significant ones; i.e. roof leaking, fence blew down after a storm, shed infested with mold and rats, water heater leaked). I have very few complaints from this time period as I was mostly able to deal with those ladies and they are very professional and timely. Steve, on the other hand, is a different story. He is difficult to get a hold of and does not respond to emails. During his few visits to the house for a repair or a few move out inspections he was inattentive to questions or concerns we had and gave no move out guidance during his pre-inspection walk through other than making sure the weeds were removed from the cracks in the driveway. His office called me the day my packers were in the house asking if he could come by with the homeowners to inspect the floors to see if any work needed to be done after we vacated the premises. I informed them that our packers were there and that the house was kind of crazy at the time and that there were also boxes everywhere but his office staff said it would be fine. Upon his arrival, and to the apparent shock of the homeowners, he says«oh your packers really were here today». It was apparent that he had not informed the homeowners of our current situation and decided to go ahead and come over at his convenience with no regard to our schedule. Now on to my biggest issue. As always a security deposit was placed upon move in. We arrived and found the house to be quite clean upon move in. There were patch marks on the walls that had been improperly repaired from a previous tenant. We ensured that when we moved out we properly touched up all paint and left the house as clean, if not cleaner, than we found it. We also spent many hours working in the yard removing weeds from overgrown gardens and laying down mulch(as was instructed to do in the move-out guidelines but had clearly not been done in years). Come time for our move out inspection, I was unable to attend as I had already left town for my next duty station. I was told that if there were any issues I would receive a phone call. I got no such call and assumed everything went fine. I called on Monday and Tuesday and was not able to get in touch with anyone in the office so I left voicemails asking for a return call to see if any issues arouse. No call was returned. I then sent an email saying with my forwarding address and asked for an update and received a 1 word response that they got my forwarding address. I then assumed that everything went fine and my deposit would be returned. Upon receiving my deposit check, $ 130 was deducted because 2 smoke detector batteries had to be replaced($ 5 for parts, $ 75 for the service call for the contractor to replace 29volts batteries, and a $ 50 contractor coordination fee). While I did not test the smoke detectors, they were not chirping when I left the house nor did they chirp at any time over the year we were living there. It was not stated in the move out guidelines that they needed to be replaced. Upon calling Steve Doll directly about this issue he was very crass to tell me that he tested the detectors and they didn’t work so the batteries had to be replaced. He did not call me to tell me there was an issue. When confronted with this he said he would have charged me for a $ 75 re-inspection fee anyway(which would still have saved me money). At this point it’s not about the lost security deposit money but the level of professionalism that was displayed. I feel taken advantage of as a member of the military who could not attend my move out inspection. I feel he was determined to make money off of the inspection any way he could. It also irks me that he will give you a speech about how he is former military and knows our situations and wants to help but then also knows how to take advantage of us. I would strongly recommend using another agent or property manager if able.
