Taylor Properties

Daniel Carrillo and his assistant Krissia at Taylor Properties managed the house we rented last year and they were incompetent, condescending, and did the very bare minimum they could get away with. We started to call their kind of bad service «getting Danieled». Whatever our landlord paid them was too much. (Landlords, if you care about your property at all, stay away from Taylor Properties).
When our roof sprung a huge leak and water was pouring in through the ceiling, it took us hours to get a response from Daniel, much less a resolution, despite the fact that the ceiling was buckling worse with every passing hour and eventually just had to be replaced. We had to continually check in with him for updates on the status of things– he never proactively contacted us or checked in to make sure the contractors arrived to fix things.
Although my housemates and I had at least a hundred emails back and forth with Daniel from the start to end of our lease, he never seemed to have our contact info. Every single time we emailed him about something, he’d ask us for our phone number because he couldn’t be bothered to save it or look it up in past emails.
Daniel’s assistant Krissia was very also condescending. When we moved out, for example, she would email us stating what time she was going to come by to do a walk through, instead of asking us if the time would work. Usually the times she suggested were right in the middle of a work day and she would be get indignant when we told her no one would be home then.

When I landed in DC in 2008, I locked down a good deal on rent and stayed at a Taylor Properties-​managed place in Columbia Heights for 4 years. The only bad part about the house was that it was built in 1909 and crumbling around us, while Taylor Properties refused to fix anything without weeks/​months of emails and calls asking them to do exactly that.
It was pretty amazing to watch Taylor Properties rake in the money. I’m not sure how they structure their contracts with property owners, but the incentives are clearly misaligned, as neither the tenants’ nor the owners’ interests were well represented by Taylor Properties at our place.
Even after weeks — or in some instances months — of begging Taylor Properties to fix basic things, they often sent folks who performed the most shoddy, short-​cut, Mickey Mouse repairs possible. I actually had one tile guy sent by Taylor Properties detail how the previous «repairs» they’d had made to an upstairs shower were causing the problems he was sent to fix, while also risking the structural integrity of the kitchen ceiling below. Beyond those tile fixes, some of the worst repairs by Taylor Properties’ folks included a screen door that fell off within a week, a roof leak that ruined a bedroom ceiling at least 3 times over 4 years, and a dishwasher installation that left the dish rack slamming every time the door was opened, and actually earned a LOL from one contractor who came to take a look at it.
It was so clear that Taylor Properties was making money at the expense of both our interests and those of the property owner, that we spent a few weeks trying to track down the property owner to let him know how his property was being managed. We eventually emailed/​called every person whose information we could find, whose name matched that of our property’s owner, and who live in or around DC. We never made contact with the right guy, but tried everything in our power to inform him of Taylor Properties’ slum-​lord approach to his property.
If you’re a property owner or a potential tenant, I’d steer clear.
