The Hudson and DeSoto

I lived here years ago when I first moved to DC. The location is absolutely perfect. You’re literally across the street from CVS and Whole Foods and a slew of fantastic restaurants are on the same block. The units are industrial style and very functional.
It’s been many years since I lived there, but in the process of buying a new home I was required to provide past tenant information. Brandon Harris the property manager was not only extremely helpful, but he even remembered me! A few quick e-​mails and I had all of the information I needed. It was truly amazing customer service even after I was no longer a tenant.
Bottom line: for the location and customer service — it’s worth it!

The units are outdated, and certain members of the desk staff and management lack warmth and grace.
Billed as «luxury rentals», but I’d say clean and conveniently located. At best.

I lived in the Hudson for a year (2013 – 2014). The building is pretty nice. The location is by far the best thing going for it. The staff during my year there was also amazing and top notch. Even with a relatively full building, they kept things running smoothly. The worst thing was that in my unit (507) was a little dark since it faced the alley and the two bedrooms popped out into the alleyway. The bedrooms were about 58 degrees in the winter, even with the heat at 74 degrees and running all night. The management said that it was due to «no insulation between the brick exterior and the drywall interior». I’m not sure how you are allowed to build a building with no insulation, but the place was extremely cold during winters. I mean, ice was forming on the interior window sills. That is ultimately the biggest factors that made me move out. But otherwise, it was good while it lasted.

Great buildings. I lived in the Desoto for approximately three years until I moved to Boston earlier this year. You can’t have a more convenient location; everything you could possibly need is on that block of P Street, and there are great restaurants just around the corner on 14^th. The management is quite good, too – every time I submitted a service request, the issue was fixed within 24 hours and they were very responsive to feedback. The units are very nice; the only downside is that some of the kitchen equipment is small (fridge, dishwasher, sink, etc. are all pretty mini) so it’s not ideal for people who cook a lot. But otherwise a wonderful place to live!

Beautiful apartments and *amazing* staff! Everyone is very friendly, I love coming back and being welcomed :-)
Oh and not to mention the area, it’s great!
(also fewer homeless folks outside since Starbucks made the outside no-​smoking)

Review is for the leasing office only; I am not a resident. Unfortunately, the leasing office staff is incompetent. I have made six phone calls in the past week to try to schedule an appointment to see an apartment. I have made two different appointments now, only to call on the day of and find out that the appointments are not in the schedule and haven’t been confirmed. Last Thursday, I spoke to one of the leasing office staff to make an appointment. First she told me that Monday 2 – 5 would be fine; I said I’d call my husband to make sure that worked. I called her back two hours later to say we’d come at 2, and the same person told me that she actually couldn’t confirm Monday at 2, even though two hours prior she had told me that time had worked. This morning I called to confirm an appointment for later this afternoon and the office told me it was fine. They called me 15 minutes before to tell me that they actually didn’t have permission to show the apartment and cancelled. Completely unprofessional and total lack of respect for my time. I’m not sure why the leasing office isn’t actually interested in leasing apartments.

Great location — despite the homeless that they allow to sit outside day and night. Easy to walk and units are spacious.
After living here for almost four years, have to say it feels like home. After a rough start with prior management, the crew in charge now are great. From the front desk staff to the management and cleaning and maintenance crew — all very friendly.
Great size variety of apartments and if something is broken they fix it almost immediately.
There are a lot of new buildings popping up around here but this one is going to be the best in the way of management and I can honestly say this is the most convenient apartment I’ve had anywhere in the world.

The Hudson is in a great, great, great location. It’s a pleasant 4 block walk to the Dupont metro (trees, clean streets), and located on one of the most convenient streets in DC (in my opinion). Seriously, it’s next to Whole Foods, CVS, Starbucks, drycleaning, a hardware store, a paint store, Wachovia, PNC, Halo, Mercado, and Logan Tavern. Like, I can walk to each of those within 15 seconds of the front door of The Hudson.
However, due to all of those places surrounding the building, there’s a lot of NOISE. So, if you want to live here, live on the top floors (the 6^th or 7^th floor). AND, live in the back of the building. If you live up there, your apartment will be silent with the occasional roof party. Otherwise, you will be waking up to delivery trucks every morning and going to sleep to the sounds of people screaming at the bars.
The interior of The Hudson is nice, although there’s no community feel to the place, so if you’re looking to live somewhere to meet people, it might not be the best choice. (Dupont Flats has a great community feel throughout). The Hudon purposely has an industrial feel to it, so most (maybe all?) units have red cement flooring with the pipes and hardware showing on the walls and ceiling. However, the units are airy with big windows and lots of light, which is a huge plus. The kitchens are also beautiful with granite countertops and hanging lights.
The managment is changing right now, but the security people are always super nice and will help you out with anything. Oh, and beware of the elevators — they open and close veeerrry slowly.
