Winston Factory Lofts

I was looking for short-​term downtown living while relocating to W-​S. The Lofts were a great option. Reasonably priced compared to several other options especially considering great amenities (gyms, yoga, pool, roof tops, community areas, movie theater). The team made it very easy to select, apply, reserve and move in with pretty short notice. I was in the phase 2 /​back building and didn’t experience any of the negatives that others mentioned. The people in my building are friendly, helpful and outgoing. There is noise — it’s urban living so yes, you hear the train VERY clearly but you also can enjoy the live music in the parks nearby. The walls are not sound-​proof so when it’s quiet, you can hear a lot… again, urban loft living. The area is great too — walking distance to the arts district for shopping, food, festivals. I’d live there again and recommend it for those seeking the urban, loft experience.

Great place to live. We have been here over 5 years and have never considered moving elsewhere. Great location downtown within walking distance to many good restaurants and fun events. Property has many nice amenities and is well maintained Our electric bill is rarely over $ 100. And we stay very comfortable. Definetly recommend WFL!

I’ve lived in 3 different units in both buildings & have nothing but praise for the staff. Any issue, maintenance, leasing, noise complaints etc. were handled professionally & quickly. My most recent move here was under extremely stressful conditions & I was amazed at how kind & empathetic Amy & Spencer were. They deal with so many issues daily & mine didn’t have to be theirs & they did everything they could to help & help they sure did. The common areas aren’t common in the least in both buildings & the pool area although cold, is a great place to relax by the fire-​pit.

After my review I received an email from management asking me to change my review. I stand by my original review. I paid close to $ 2000 a month to live in a place that was extremely loud, had residents who smoked pot with their doors open, and elevators that constantly stopped working. These issues were pretty much a constant and not just one time occurrences.

Moved in here when they first opened. Rent is high but it is to be expected for such a place. The main issues I have with this place is this.
1. They claim to be engery efficient but that is a lie. The dryers take hours to dry you cloths causing you to run them non stop. Your living room is always below freezing causing you to wear winter coats inside while running your heat non stop. Yet its still freezing. Then when you go to bed having to turn on the ac on run it on full blast all night cause the bedrooms are so hot from running the heat you sweat with out covers on. Then they put in base board heaters to try an fix the problem that ran all the time without permission an it still didnt help. Our electricity was 500 dollars or more every month
2. They host events for places around winston so that means there were mass amounts of rude strangers with full access to your building… so much for secure.
3. The manager started out very nice. Buy that changed quickly. She became very unfriendly.
4. By the time I left every single one of the original group of people who had moved in right when they opened had gotten lawyers an taken this place to court to be released from thier lease. From all the reasons I stated above an many more. Such as water damage that was thousands of dollars worth of damage.
I could keep going but I think you get the point. Stay away from this place!

Chill place. There are two buildings of which both I have stayed in.
The front building seems to be the younger student WFU party crowd.
This building has great amenities. Pool tables, community area with a kitchen and wine cooler, gym, meeting space, fire place and tv’s with comfy couches. Down the hall there is also a small gym room. Treadmill, Elyptical and some free weights.
There is an area between the two buildings with a small pool and grills. This is a nice gathering place or for a small fiesta.
I like the security here. Key fob for front door and gate clicker to get Into parking lot.
There is also a security guard on foot.
It’s very close to the arts district so it does get loud if you don’t go to bed until
After 2am. This can be annoying.
If anyone is complaining about the train noise, well, the tracks are visibly right there. And they’re real!

Resident for almost a year similar to the 5 star reviewer, however, I couldn’t possibly disagree more with the other review. I will keep it short, but generally the sound of the train which passes by 4 – 6 times a day is similar to the scene in Mr. Holland’s Opus (if you don’t know what I am talking about, google it). It is shockingly loud. This is a quick estimate, but I think we have had 2 – 3 weeks without working heat or A/​C (broken on 3 separate occasions with each fix taking at least 5 days); the pipe in our living room leaked two separate times (I don’t mean after two rain storms – I mean it leaked; they fixed it; it leaked and they duck-​taped it), and we have had leaking in our kitchen. This is the 5^th apartment complex we have lived in the past 5 years and if I were ranking management/​maintenance, this would be rank significantly below the next worst management/​maintenance. I could praise the amenities and look of the apartments, but there is no need because you can see those online. This is just one resident’s take on the things that you can’t see.

Resident for almost a year and love the building. Expensive by WS standards but worth it. Any (rare) problems with our dwelling unit (malfunctioning A/​C, noisy vent) handled quickly. The public areas are cleaned daily and my guests have to pick their jaws off the floor when they see the lounge for first time. Major downsides to living here are the one elevator, a pain in the a$$ when anyone is moving in or out; and the neighborhood noise that comes with urban living — the building is near 3 bars with live music, and at night you can hear bands that play terrible cover tunes. Other annoyances are younger tenants who don’t know how to use their inside voice or distinguish between trash and recyclables and leave recycle area looking like war zone. But overall the building is super-​quiet and these noises stand out precisely because of it.
Plus TWO pools, a rooftop deck, garage, and a super cool, super cute management team.
