This place is horrible. Do not live here. They tow your car for no reason. Management sucks. Only thing good is the maintenance guy.

The management, very professional even the maintenance man very professional and very nice with a pleasant attitude… this is amazing community to live in Austin Texas only complaint I have… wait for it… wait for it… wait for it…(PARKING)

I have been living at these apartments for the past few months and I LOVE it! I have not had any issues with my apartment, billing or the staff since I have moved in. The community recently remodeled and upgraded some of the amenities they offer their residents (gym, business center, etc.) and it is top notch! The last community I lived in had the smallest gym with barely any equipment so having an upgraded gym with better equipment was definitely refreshing. They also have a gas grill in the patio area by the office with a huge tv and comfy seating so you can grill food and relax and watch tv anytime of the day.
Overall, the apartments are great and affordable and I enjoy living here!

I was quite satisfied with the living experience in Bristol Heights, where I’ve been living for almost 5 years now… until the management company changed. Ever since the management have changed, I’ve been experiencing inconvenience by:
1. Frequent billing errors (that I had to try to resolve with the following people)
2. unprofessional, unconcerned and oblivious staff members
First incident was double billing. The poor handover process from the former management company cause double billing me for the month’s rent. I called the lease office multiple time for clarification, in which ended with «we’ll return your call after finding out more information» with no call back and they just ended up telling me to contact the previous management company directly without providing me any kind of contact information. I ended up contacting my bank and went through a long and tedious process of asking for check cancel and refund.
Second incident was them mistaking a credit for a charge. I’ve never had that issue with the previous management company. I never had to review monthly rents but now I review every month’s billing for any errors. They offered $ 250 credit for renewing rent, which was nice. until they charged me that amount instead of subtracting. Sure, you can make mistakes, my bigger issue was the staff member’s attitude.
I went to the lease office to ask about the credit being a charge and asked for correction, which was subtracting $ 500 (= $ 250 of erroneous charge+$ 250 of credit) from the total amount which included rent+erroneous charge+miscellaneous charges. She responded with an accusing look on her face and asked «why do you keep asking for $ 500, instead of subtracting $ 250 from rent plus the miscellaneous charges.» …YES, THEY ARE THE SAME THING. Well, the math misunderstanding was resolved later and she got the bill corrected; however the issue here was her attitude and lack of professionalism. No apology was made for the erroneous charge but «the look» on her face. I asked her if the same thing happened to all other people who’s supposed to get the credit, and she said yes… well good luck to you all who don’t review your monthly rent statement (aka former me), you might have unknowingly paid $ 250 extra and no promised credit. I’m surprised they they didn’t send out an apology letter or clarification letter to all who were affected.
Third was the parking permit. In effort to help alleviate the parking situation, the lease office was changing out the parking permit to a different one. The new parking enforcement is to start from the day after. I went to the office to pick up the new permit, and the same staff from above responded
«oh we ran out. Everyone came today to get the permit and we are out. You will have to come back tomorrow»
… dumbfounded, I asked «…but the parking enforcement will start tomorrow. I might not be able to leave work tomorrow» to which she responded
«we are completely out. We don’t have it anymore. We can’t do anything about it»
Again, I was faced with unprofessional attitude… clearly she doesn’t care if I get my car towed. It was only after several questions that she offered to give a temporary parking permit.
What an essay I wrote. But in summary I’ve experienced plenty of attitude by unprofessional lease office staff for mistakes that they made. I can easily tell they do NOT care about the tenant’s concern nor respect them (Katie has been the only one who has been helpful). At this pace, I see my 5 year tenancy here would be ending soon. Hope this review informed those who are considering moving in here about the possible issue they will have to go through in the future.

A little landscaping makes a first impression. But don’t be fooled by the curb appeal! Which is very eye catching for desperate seeking single families, to a couple for the first time. Rent is very reasonable to move in. But on a monthly price with a 6 mos, to a year lease… there’s a lot of other fees! x The floor plans are wonderful. But they come with a «HUGE» (undisclosed electric bill from COA) that a lot of people don’t know about. It will kick you in the rear. It’s not kid friendly, these children are desperately looking around to find a place to play. And since the office doesn’t care, a lot of pet owners allow their pets to poop anywhere. Parking sucks, theirs more than a family living in a lot of units. Residents wake up to a new manager every 3 months. They go through Management/​staff like the weather. And they are NEVER available to talk with you. Oh my… I could go on about this property, but don’t have time to continue to remind me to what others that live there have to endure. If you don’t give a hoot, this is the place for ya! But if you live on a budget and have to have consistency… this place is not for you!

These apartment is a joke. I been here almost 1 year now. their new management is so horrible. They will find a way to take your money. I write them a check and they said we got the check return back to us I have money in my bank I don’t know why it happens but these apartment Waite for 11 days to let me know they got the check back because the more they Waite they will collect more money on the late fee so now they make me pay $ 200 late fee for nothing. And their parking is so worse sometimes you have to park outside or on the near by gas station and walk home. Can’t Waite to move out from here. The new stuffs they treat you like shit. They will never answer their phone when you go to the office they look at you like their enemy.

I’ve lived here since October 2008 but due to the lack of professionalism from staff and the fact that the property has gone down so much in the last four months, I will not be renewing my lease. While taking a walk one evening, a tenant opened their door for their dog who was not on a leash, and I turned around after hearing the barking and the dog was coming straight at me. I took a step back and fell on my back on the concrete sidewalk. I’ve had two lower back surgeries and one c-​spine (Neck surgery) in the past and as a result of the fall, I’ve incurred medical expenses. My whole point is, I’m always receiving notes on my door pertaining to parking, pizza parties, breakfast, etc. To this day, not one note has been sent out regarding keeping dogs on a leash and I have not heard back from management with a resolution.
Also. I called the office to inquire about the amount of my rent for this month and I was given an amount which is $ 109 more than what I paid last month. Of course, the non-​professional staff person stated they would get back in touch with me and that hasn’t happened
Last but certainly not least, there was a discarded microwave sitting on my AC unit and was plugged into the electricity outside. I called the office for four days to have it removed because it was definitely an eyesore. I was told they had to put in a work order to have it removed. Really? Then there was the garbage next door that wasn’t picked up because the bag was too full. The garbage had a very foul odor and maggots were everywhere. I called the office to inform them of the nauseating smell and no one ever came and picked up the garbage. after three days, I called the office again and was told that a note had been put on the Manager’s desk and she was gone for the day. So I suggested that I would drop it off at the office and they could inhale the odor. The non-​professional replied, «that’s fine», and hung up the phone. NOT ACCEPTABLE! I’m DONE!!!

Do not Move into these apartments!!! Greystar now manages these apartments and they are the worst ever!!! I have had nothing but problems with them since they took over. I had issues with my bathroom sink and tub being clogged and a week later when they finally get maintenance out I come home to find that the stuff that was clogging my sink was thrown into my toilet. They never fixed the issue with my tub being clogged. I had to go into the office to file a complaint. I paid for reserved parking and and their suppose the paint the parking spot saying reserved and never heard from anyone. I towed two cars because people kept parking in my spot. I would call the office and none follows up with you. I had to keep calling the office and then they told me I needed to call the towing company. I call the towing company and they tell me the front office is suppose to deal with it. Each time dealing with these issues I spoke with a guy name Reggie who never returned my calls. My last issue that just really made me go crazy was when trying to pay my rent. For the last couple of months everyone had to come in the office and pay rent since their online system had not been set up yet. This month the online was set up so I proceeded to pay my rent online and notice the amount was different. Long story short I have a roommate and she always pays her rent by check. I went a head and paid the amount that was online thinking that was my balance left since my roommate already paid. It was day 3 so I didn’t want to get penalized for not paying on time. I called the next day to see about getting a credit and once again spoke to Reggie who looked over my account over the phone and agreed that a balance was due and would talk to accounting about expediting a refund that he said would take 31 days. He said he would call back and never did!!! I go into the office the next day and asked for Reggie who passed me on to someone else named clara and didn’t even give them an update on what my problem was leaving me to explain myself all over again. Clara kind of in the beginning acting like I didn’t know what I was talking about and making me repeat things that I had already discussed with Reggie. This was all making me so frustrated. I ended up crying because I was so upset! They ended up telling me that our rent has been under paid for the last three months causing this rent to be high, but yet was never informed when we came into the office to pay rent the amounts were not correct. The online was down so where else could we have got the info on how much we owe except from them!!!¡!! Still waiting for this to be resolved. Please do not move here. Save the headache!!! Customer service really is important!!! The apartment itself is nice but management here is absolutely the worst!!! I was forced to pick a star rating before posting this but if it was left to me no star would have been selected. Excuse the grammar I’m just too upset right now!!!

Terrible.
We moved into Bristol Heights 6 months ago and are ecstatic to be leaving!
They changed our move in date, less than 24 hours before we were supposed to move in leaving us homeless with a trailer full of furniture.
We paid extra for an upgraded apartment but were told the morning we moved in that they didn’t have time to upgrade the apartment but would be sending someone out soon to do the upgrades. No upgrades were ever done except the wood laminate floors. We requested the rest of the upgrades several times since we were paying it, and at one point Amber tried to tell me we were not paying for the upgraded apartment so I requested a copy of the lease which clearly says «UPGRADED APARTMENT». When we moved out we had paid over $ 200 in upgrades and received only 1 upgrade.
Parking is TERRIBLE. Even after they changed it. There are so many cars without parking stickers taking up spots. They tell you they monitor this but they don’t.I see the same cars everyday without parking stickers. If you come home at night, the chances of finding parking next to your apartment is slim to none.
Trash and beer bottles in the nice grass, I have called the front office several times about beer bottles strewn out in the lawn.
Our truck was broken into right outside our apartment and all of my husbands work tools were stolen. We called the police immediately as well as the front office.
First Joey lied to us about he cameras on the front gate, telling us they couldn’t help us because it was just an aerial view of the front gate. We told them the cops would want them anyways, and he said he had no way of getting into the surveillance system, so we asked for someone who did and he told us the cameras don’t actually record anything.
It took me calling the district manager to even get the property manager to call me back about the theft. We wanted everyone in the apartment complex to be notified so they could protect themselves and it took a week and me hounding them to get Shannon to put a notice out. I also forwarded her copies of several thefts that had been reported in the apartment complex that I downloaded up the Austin Police website and asked her to inform the community of those ones as well as there was a break in each month since moving in. Shannon didn’t even though I made the info available to her. This is a gated community and management has a duty to help protect and ensure the safety of their residents.
There are so many other things I could list but I do not have time.
Also once you put in your notice that you are leaving, the staff is rude and could care less to help you with anything.
Don’t expect your deposit back, even if you leave the apartment cleaner than you found it.
No apartment I have ever lived in has given me such a headache.

It’s a very nice, well-​kept complex. The computer room has 2 imacs, printer and 2 bar height tables with chairs, there is a large conference room, a game room with pool table and flatscreen. The exercise room is large and spacious, with a beautiful view of the pool and also has a flat screen. Outside the exercise room is a hallway with 2 vending machines and a water fountain. The pool is amazing. Another amenity is the movie theater and nice patio area away from the pool with a fireplace and ceiling fans. Monthly newsletters are emailed to inform you of upcoming residential activities, which are great. I enjoy our walks around the complex and small talk with our neighbors. The ladies on staff are professional and courteous. I absolutely love Bristol Heights.
The ONLY issues are parking, trash, water and electricity bills. If you have 2 cars, don’t lease a 1 car garage with a driveway. A new policy went into effect after we moved in, which states both cars have to be parked in garage & driveway. Your car will be towed if parked in a resident spot with no permit! If you can’t find a guest parking spot, park outside the gate in front of the office and walk the 10 minutes to apartment. There is only 1 dumpster. They have vallet trash, which you pay for. However, beware there is a $ 35 fee if there is trash by door or on curb outside of the valet trash hours. I completely understand their reasoning of policy… to keep pests away and keep the grounds clean. However, there isn’t a dumpster in walking distance for you to quickly walk to take out your own. So, you have to keep your trash inside until you can drive to dumpster. For a family of 4, our water bill is $ 100 a month and our electricity averages $ 150 a month.

Gates always open, trash overflowing, few parking spots, people driving fast as there are no speed bumps. If you want a access card for the front gate it cost money, not even free if you never got one. Poorly insulated units as AC is always running even though it blows out cold air, high electricity bills.

everything was good until we tried to move out. management has always been very helpful until then. just be careful with the contract terms. we signed a 6 month lease because we knew we were gonna be moving out in 6 months. i talked to the office management over 2 months before the contract was over and let them know that we were gonna be moving in a little over 2 months. they gave me a sheet to sign so i could let them know 60 days prior to the move out date. i brought the paper home, had my wife and myself sign it and planned on bringing it back the next day. then my 2 yr old kid got a hold of it and scribbled all over it. instead of handing it in all scribbled on, my wife went to the office the next week to get a new one. they then let us know that we were going to have to pay for an extra week (about $ 350 for 7 days in which I’m not even going to be living in the apt… and they calculated the 60 days wrong because they don’t account for 31 days in a month) because we hadn’t gotten it in «60 days before» the move-​out date. (also… they sent us about 5 or 6 notices wanting us to resign a new contract, but never sent us anything telling us that we had to let them know «60 days before» if we were gonna move. thank goodness i happened to ask them one day — the only place they will ever tell you about the «60 days» is on the contract that you only see once when you sign it).
I tried to talk to them about it, but they just kept saying «sorry, we can’t do anything for you» i.e. ‘screw you because you didn’t follow the wording exactly even though you explicitly told us you were gonna be moving out.’ even after all of that i wasn’t terribly upset until one of the office staff told me that «when you came in that day and talked to me, you said you weren’t sure you were gonna be moving out.» which is a COMPLETE LIE. THAT IS MOST CERTAINLY NOT WHAT I SAID.
So… the apts are nice and they have fun activities and good amenities, just be careful with the contract, because they will not be understanding or helpful AT ALL (and I’m gonna give them the benefit of the doubt and assume that the owners won’t let them and the office staff can’t do anything about it, even though i’m pretty sure they could if they really wanted to)
as long as you play by their weird rules, you will probably enjoy the apts quite well :) in fact, i’d be more than wiling to give them a 5 star review if they were to fix this one problem and not lie to me about what i talked to them about.

If we didn’t have to move due to a job in South Austin, we would still be living at the Villas at Bristol Heights. This apartment complex is utterly amazing! We lived in both a one bedroom and a two bedroom within the complex. I’m sure you want to know the pro’s of the place: friendly office staff (they rock, plain and simple; which you and I both know is RARE in the apartment industry), quick maintenance and pest control (they had it together), amazing square footage for the price (our two bedroom was the size of a house, literally), garages with apartment access, spacious-​spacious laundry rooms (admit it, you’re sick of the laundry rooms in the living rooms, that are basically little closets where you hide your washer and dryer), legit features and fixtures (not the el-​cheapo crap, you’re paying for what you get; there’s accent walls… that don’t turn nasty if you touch them, nice faux blinds, and more), curbside trash pick-​up (we’re all lazy at some point and this is a sweet feature and I don’t think they charged for it), the pool is nice (though there’s only one), the walls aren’t thin (you’ll hear noise, it’s an apartment, but you won’t hear your neighbors alarm clock going off, and too boot if you’re an animal lover like most Austinites it’s very pet-​friendly with plenty of space for Fido to roam (I even think big dogs are accepted); oh I could go on and on!
Now the dirty low down you are waiting on: they will TOW your butt if you park on so much as a speck of grass, in an un-​marked parking area faster than you can honk your horn; but they have changed the parking system and seems to be more efficient so I have to give them a little credit they were aware of the limited parking and took action. There isn’t a playground so in all honesty it’s not very child friendly, the apartment is also zoned for MANOR ISD which was a big negative for me (considering there is an elementary school a mile up the road). There are a few less than desirable, ghetto-​if you’d like a term, tenants… not like the bumpin’ bass loud as ever through the complex ghetto, but I witnessed a drug bust, and saw a few boys (men) thinking they were little thugs and a several kids without parents overtaking the pool area, (but that was then, could’ve changed now), but generally speaking everyone minds their own, and for a family who likes to grill – the complex locks the gas grills (where as my current residence has them available ²⁴⁄₇).
Now you got the skinny – go check them out you’ll be glad you did.

Not bad.
We lived here for two months in corporate housing.
It’s very pet-​friendly. When the garbage disposal quit working, they had the repairman out within hours and he was very professional. The pool is beautiful, the grounds are clean, the computers in the office area work well, and there are a number of «conference rooms» which are typically available to reserve.
Cons: Ordered some packages, recevied notes that they were being held in the office, and then when I went to the office to pick them up… the packages were just GONE! Never recovered. The workout room is small — 2 treadmills, 2 base-​model ellipticals, small weights tower, etc. The TVs in the workout room get poor reception and — the biggest downside — there are only 2 ceiling fans for ventilation in a tiny room with several sweaty people, so it gets very hot and slightly smelly rather fast. And the biggest con of all: parking is horrendous. If you arrive home past 9, there’s a good chance you’ll be parking far in the back of the complex (if you can even find a spot there) and walking a long way to your apartment.
The apartments themselves are quite nice in an average sort of way. Not too loud, not too quiet, cute little features, kitchens are outfitted in a modern «Ikea» sort of look that’s good for an apartment. Basically, the standard apartment dweller will likely find these nice and well-​done in an average sort of way. :) Not sure I would rent here, but I would be happy if I were placed in corporate housing here again for a couple of months.
