Broadstone Crossing

I love living here! I appreciate the management and the maintenance teams– they are always around working and are helpful with answering my questions or assisting me as a tenant. since day 1, when I had issues at an apartment down the road, I walked into Broadstone Crossing and Maria had exceptional customer service. she cared about my concerns and my questions and she took me to see the apartment I live in now. Not pushy or salesy, she and the office team were helpful and kind. They were efficient and supportive in getting my application and paperwork finalized, and I was able to move in, in a timely manner. I can honestly say that when friends ask why I am willing to pay a little more than other apartments around the area, I say… seriously?! I love the well-​kept appearance of the complex, I love the layout of my apartment, I love love love my garage! I love the pool and the gym and the clubhouse. I love the trash pick-​up program. I wish there was a hot tub (I know this is Austin) but just at night it would be nice. but I love the tenant appreciation events they have and the effort that the Broadstone Crossing team puts in for the tenants. I pretty much all around enjoy my apartment from the great location to the safety and comfort. Neighbors are great too and I really do not hear anything or anyone else in the surrounding apartments. nice people, nice place to call home!

I have moved to the community for about just two months and enjoyed living here.
It is a great location within only 10 minutes driving or even walking distance to coffee shops and to all major stores, groceries and easy access to both mopac and hwy35. The office staff is nice and helpful. I really like the event they host and organize for residents to get together and mingle.

These apartments look nice and honestly staff has always been friendly to me and maintenance is prompt. Other than that the apartments are poorly constructed as far as constantly hearing water in walls and hearing everything from people below and above and things easily coming apart. The worst part is the parking. Something needs to be done! I drive around forever looking for parking every night and literally not one spot ANYWHERE in the complex is ever open after 10 or 11 pm. Seriously frustrating that I’m constantly forced to park outside the gate or pay extra for parking. Happy to be leaving next month

By all means live in this place. Just know that they don’t care about you. You are a number. That’s it. Their job is to monetize you, make leaving as hard as possible, and get as much as possible on the way out the door. Take pictures when you leave. They will, repeat will, find a way to charge for stuff and will definitely not actually fix it for the next tenant.
Life is just business so it’s not that big a deal. But to compromise, live in a marginal location AND receive bad service for a rent that is higher than others in the neighborhood because they market a luxury experience? As a consumer, you can do better. Just my opinion…

I really enjoy living here. Modern apts with upgraded appliances. Easy to clean with wood floors and tile in open areas. Love the big kitchen! Lots of storage and big closets. Safe and gated. I can walk my dogs at night with no worries.

I loved living at Broadstone Crossing! The people who work there are terrific — kind, efficient, and willing to help out when I had a problem. Mabel, Danny and O were absolutely fantastic! It was a joy to see them on the property and they all did a phenomenal job keeping my apartment and the grounds in wonderful shape. The office staff was wonderful, too. Amber, Maria and Lindsay were so friendly and helpful. They addressed my needs right away. I also really liked my neighbors. I lived on the top floor and became friends with everyone on my floor. We would go out to dinner together or watch the sunset on someone’s balcony. I felt really grateful and really lucky to live at such a wonderful property.

Really enjoy being taken care of by the Broadstone Crossing office and maintenance staff! They are very friendly and responsive! I just recently renewed my lease. The staff was a big factor!

Broadstone Crossing is in a perfect location and I love the wood floors, stainless steel appliances and garden tub in my apartment! Maintenance is always VERY fast and any work orders I have put in, have been done in record time! The pool is always very clean and inviting and the office staff friendly and helpful. Definitely recommend.

Maintenance staff is quick and always friendly. Not too too many people use the pool so it’s usually quiet and peaceful. I just wish they would add a dog park and then this complex would be the one of my dreams!

I’ve read all the negative reviews for Broadstone Crossing and wanted to shed some light as many know most people only post reviews when they don’t get what they want. I lived at Broadstone Crossing for a year and just recently moved out to be closer to work. During my time there my apartment was just how I imagined it to be when I moved in. Yes, there were small things here and there but maintenance addressed them in a timely manner. I enjoyed using the pool and even sometimes the weight room and had no issues with either.
With the entire property being wood flooring yes I heard my neighbors upstairs daily but to me this is apartment living. Maybe I’m just not attuned to the noise but with the TV going or listening to my own music I barely noticed.
I will say the gates did have issues from time to time and sometimes took longer to fix but they were left open during this process so I was still able to get in and out of my home. I even had a gate that was moving on it’s own dent my car and pop a tire but the office was gracious enough to cover the costs. Anyone should know people are gonna get in, gate or not, so they really don’t «stop» people.
All in all I enjoyed my time there and if they were closer into town I would of stayed. :)

Absolutely, under no circumstances, rent from these awful excuses for human beings. I am not normally one to write reviews but was prompted to after the horrible way my family was treated after living at Broadstone Crossing for just 1 year. This is a situation where I would gladly give a 0 or negative star rating if possible.
BIGGEST ISSUE OF ALL:
Broadstone Crossing does not and will never care about the tenants in the buildings. Everyone that lives there is simply money in their pockets and a number to them. The communication is non-​existent. The office manager, Candace, is an awful drone that takes NO responsibility for her lack of human decency.
They pick RANDOM move-​out days so that your lease term does not end at the end of the month but days into the following month. Which means that if you want to get a new lease somewhere else you will be paying overlapping rent. A 12 month lease actually means 12 months + 4 days.
Sure Deposit is a SCAM. Do not do the Sure Deposit.
Upon moving in we were told that the place was professionally cleaned. That is absolutely not possible. There was hair and crap built up all over the bedroom carpet. After vacuuming several times we would still find hair from former tenants. We had to scrub the bathroom and the kitchen before we felt comfortable using either.
Maintenance issues: the gates were always breaking down. They were pretty pointless. I think they were more of a nuisance to the tenants than they were a deterrent for criminals.
The lightbulbs in our kitchen would pop and go out constantly. It took 4 maintenance requests to replace the fixtures before anything was resolved. Either the wiring was done improperly or the fixtures were/​are cheap.
After 7 months of living there we realized that we had NEVER had a maintenance person come in to change the furnace filter. Upon inspection, our suspicions were confirmed when we pulled the furnace cover off to see a very BLACK furnace filter. Apparently they only replace filters upon request… GROSS.
The company constantly had turnover with the maintenance employees. There were months when no requests would get resolved because there simply was no one to fix things.
Please, renters beware! REALLY look at the number of 1 and 2 star reviews. They are there for a reason!
DO NOT move into Broadstone Crossing!

My wife and I are moving out of Broadstone Crossing after just a year of living there. I will attempt to be as objective as possible, given our current frustrations with this apartment complex.
The location is nice. Close to I-​35 and Mopac. We liked the fact that our apartment came with a garden tub in the bathroom, that was a big plus. We also liked the gated community aspect.
This is where it falls apart.
Parking: The parking situation is really bad. There are seemingly less parking spots than there are apartments in this complex. I cannot tell you how frustrating it is when I work nights, and come home to find that there is not a single available parking spot in the entire complex. I have to park in the parking lot of an abandoned bank adjacent to Broadstone Crossing. I don’t think it’s unreasonable to expect enough parking for the residents. The parking situation got so bad that people began parking in the paid cover spots, to which the company’s response, naturally, is to send out an email threatening to tow cars.
Maintenance: On day 1, during our initial walk-​through of the apartment, we wrote down the fact that the blinds in the master bedroom were jammed, and wouldn’t go up or down. We contacted maintenance about it and informed them of the situation. They came in at some point the following week, and did not replace them. We called again and had them come out, and the maintenance guy said that the blinds were just cheap blinds, and there was nothing he could do. To this day, we still have the same broken blinds in our apartment. Also, during the winter months our heater stopped functioning entirely, and just blew cold air. We contacted maintenance and asked them to come out and fix it. They did, and basically told us that all we had to do was reset the circuit and it would come back on. Since then, the circuit has had to be reset 7 times, and they refuse to replace the heater.
Noise: There is a certain expectation when you live in an apartment complex, in close quarters with your neighbors, that there will be some noise that you have to deal with. That’s a given, and my wife and I understand that. The lack of sound insulation in Broadstone Crossing, however, is beyond excessive. My wife and I can be laying in our bed, and literally hear the conversation that our neighbors are having in their apartment. They’re not even talking that loudly! The other problem is that since there are no parks, or places for kids to play other than the pool (which is closed during winter months), kids have to entertain themselves outside in the breezeways, and that noise carries into the apartments like they were in our living room.
Valet Garbage: Great idea, right? Valet garbage when I’m in a third floor walkup? Sign me up. In theory, it’s a great idea. My issue comes with the fact that it’s a mandatory upgrade, and a cost that you are not allowed to decline, even though it’s itemized separately on the rent. Also, the rules are not very accommodating when it comes to people that work non-​standard hours. If the garbage can is left outside during hours not between 6PM and 8PM (narrow window), then we are subject to a fine or having our mandatory paid valet trash service suspended. Not everyone gets home at 6PM. I sometimes need to leave it out in the morning, otherwise it will never get picked up.
Customer Service: Despite our frustrations with maintenance, we’ve never had a cross word to say about the employees. They are typically friendly, nice people. That in and of itself, however, isn’t enough to merit more than a one star rating for Broadstone Crossing.
Thanks for reading my long winded review. If you are looking at Broadstone Crossing, I would ask a lot of questions before signing on the dotted line. We selected Broadstone Crossing due to several factors including the garden tub in the bathroom, the location, and the valet trash. As with anything, however, we probably should have done more research and looked at testimonies from other tenants.

Do NOT move into any Alliance properties!
One of the worst features is the management & customer service. Alliance slides those «associates» in and out like a deck of cards; with the excuse that they rotate throughout Alliance properties. Imagine being a tenant and constantly having to repeat yourself each time you deal with a new associate or maintenance person.
There is no urgency to get your concerns addressed or corrected. The elliptical broke and it took nearly two months to repair & it was blamed on a higher chain of command for approval. The printer is either always out of ink or paper and when you ask about it, you get a whiny, crinkled face «Yeah, sooorrry.» We have been SHUSHED like children because they didn’t want a potential tenant to overhear about excessive water and mold damage in our unit. I went to address that my welcome mat was stolen and the first thing the associate said is «Well, we don’t cover costs of stolen items.» Did I even bring up reimbursement? How about just apologizing for the inconvenience of having to live beside people who find it necessary to steal a welcome mat? The gates break on a weekly to monthly basis. The pool was closed for a month in the summer for cleaning when it could have been taken care of in the spring. The public grills are disgusting because they are never cleaned and are falling apart. We have requested this be looked into and nothing has been done. Right now the lights in the hallway outside of my entrance have been flickering or entirely out for almost two months. I put a work order for it once and it seems the management only switched out bulbs because it’s obviously an electrical issue. We had to put in multiple work orders for our garbage disposal before it was finally replaced. They train maintenance to say whatever food item they find is the root of problem. I. E, «These disposals are not meant to take in limes.» Got it, stopped putting limes in there. Next time: «These disposals are not meant to take in strawberries.» You’re kidding, right? Then again: «These disposals are not meant to take in eggshells.» Well, damn.
I’ve also had a nearly two month complaint which Broadstone has done nothing about. I currently clock in 50 — 70 hrs a work week, but because I am not being an incessant tenant & calling all day they don’t «realize» I’m still having an issue w/​the upstairs tenants’ noise levels. I deal w/​noise at all evening cutting into my sleep, for two months now. Yet I got a lease violation notice for music that was playing once at 2 PM on a Thurs afternoon. Music that came from speakers that were delivered to the Broadstone office & that their associates signed off on the delivery & were able to carry/​lift themselves. You argue w/​their office on simple issues, yet they will do as little as possible to fix anything & dare to say they want their residents «happy.»
As for the living units, they only APPEAR to be good quality. This has been such a disappointment. You have to request a work order for new A/​C filters. I don’t even use my dishwasher yet I constantly have to run it just to rid of the stagnant water that pools up. The units attract all types of bugs. The worst issue has been the extensive water & mold damage our first floor unit got due to rain.
Locals may or may not remember the heavy rain around Halloween 2013. After it first subsided, there was a giant puddle in the dining area. All windows were closed & no obvious sign of how water entered but when we told the office they had to nerve to say we probably spilled water. In the same week, the water reappeared they finally agreed to help. Our walls were wet & damaged due to rain water getting into the walls via a leak in the exterior. Broadstone sent a guy (not their maintenance) who brought along a female companion & all the Lothario did was redo the wall (all superficial work, nothing to prevent future leaks). Fast forward 6 months later, & the same exact puddle reappeared. We moved furniture we had against the wall to find a giant mold spot. This time around, Broadstone went out of their way to actually attempt fixing the problem. The wood in the wall was rotted out, & we had to spend a week w/​a blaring fan to «dry» it out. Once our lease was up for renewal, rent & utilities increased. The main reason we even renewed our lease was because the new (rotated) property manager gave off the illusion that things would «change.»
Please do yourself the favor of NOT moving in to any Alliance property. Submit all your work order requests through the online resident portal. This will hold them accountable to close the work order out. But be prepared to get «How was our service?» emails. And if you currently live here and have issues, please message me for the Regional Manager’s contact information (still not getting great customer service from them but if they hear from enough of us they will get the hint). Broadstone Crossing may appear livable but everything is crap quality.

I don’t like writing negative reviews, but unfortunately it’s come to that. #1 reason is because of maintenance, or rather lack thereof. Our oven has been having issues since early May (it’s mid-​July — 4 requests later and the only response I receive are surveys asking «how we did»). The pool was closed for about 2 weeks during the most gorgeous time, and the gates at front and back (protecting who knows what) are always broken. What’s worse is my apartment is right after the front gate, and whenever it’s broken an alarm sounds that no one responds to. As I write this, I’m on hold with their answering service trying to see if I can get someone, anyone, to respond to the gate issue so I can actually get some sleep tonight. Speaking of which and while I’m at it, there is practically zero soundproofing especially where the garages are concerned, so every night all I hear is the neighbor’s garage door going up and down under my bed. The area around the apartments has NOTHING interesting and there is really not even nice walking. I would NEVER volunteer to live here (I moved in with someone who already did).

I just moved in to Broadstone Crossing and I could not be happier. Brian and Gina have made the leasing and move in experience fantastic. The finishes inside the apartment are gorgeous, the apartment was immaculately clean upon arrival, it’s in a great location, and the layout of my floorplan is perfect for a new couple! I have only had one work order since I moved in and it was responded to very quickly and efficiently. I couldn’t ask for anything better in an apartment community.
