Great apartment complex. Have lived there for several years and have been consistently impressed. Maintenance always replies to requests and responds quickly with a fix(and genuinely seeks feedback for every job!). Front office staff is generally quite helpful and do a good job of communicating with residents(e.g. about packages, rent renewals, maintenance, exterminators). Regular, preventative pest treatment means not issues with bugs or rodents and shared amenities like the gym and pool are well-kept. They also allow residents to put what they like on their porches(like bikes or additional lighting), which is not always the case with Austin apartments. Rent prices are also very fair and you get a lot for your money. I looked at six or seven North Austin apartment complexes before settling here — I highly recommend it. Only down side is that they have a fairly oppressive lease-break policy, which can cost in the thousands if you decide to leave before your lease it up(yikes!). Beware of this going in, and ask for details if needed.

They are strict, wont let anything slide but Overall I had a Good experience since its down the road from ACC and HEB, etc. Gated community, good price. Just make sure you do not mess up the apartment or have any pets without telling them and you will be okay :)

Great place, sadly my husband and I are not renewing only because it was too small and they didn’t have a bigger size available at a price we were willing to pay. The managment is so nice though, they knew our faces and our names. Armando is great! Neighbors are kind of loud sometimes(we’re 2nd floor so sandwiched in between) they have kids and play with them right outside our door… really random. Take them to the open park areas guys… that’s what they are there for. Oh! They have two actual dog parks, like open grassy areas! So great for our Australian Shepherd to blow off some steam. The neighbors and the apartment’s actual size/floor plan are my only two real complaints. Other than that, its a great choice!

The short version, this is a great complex. If you’re on the fence, give them a shot, you won’t be disappointed. I normally hate apartment complexes. I typically have issues with neighbors’ volume levels, security, ammenities, prices, and any number of issues that just make apartment living a pain. Not here, it’s been great since day one. I pay a fair rate that includes the water bill, for a very, very cheap fee you get a private garage(large enough to put a midsize car plus two motorcycles), and modern ammenities. The construction of the apartments has really surprised me. I live above some neighbors that are in a band and practice electric guitar and other«loud» instruments and I’ve *never* not even *once* heard them and I’ve got rather exceptional hearing. The community is gated, which is a nice touch, and the weight room has been improved since I’ve been here and now stocks two treadmills, maintained equipment, two ellipticals, and a stairmaster. The pool is nice, but not really my thing. Overall the demeanor of the community is quiet which I appreciate very much. When my Air Conditioner broke I was informed by management that *they* consider that an emergency event, no matter what, and you are fully encouraged to call the maintenance line even in the middle of the night! This impressed me quite a bit and the maintenance staff has been top notch so far. I’m thinking of buying a home and moving out, but my experiences at the complex give me pause. If it stays this way, I might just stay an apartment resident for a little longer than planned.

I’ve lived in multiple apartment complexes, and this by far the best place I have ever lived. I lived at the complex from 7⁄09 to 7/10, and only moved because my new job is on the opposite side of town and the commute was killing me. I lived in the 2⁄2 «Primrose» layout for $ 769 a month. The apartment is huge, big windows, loads of closets, and 9 foot tall ceilings. Parking was ample, neighbors are quiet and keep to themselves, and the gym and other amenities are up to date and never crowded. Some reviews I saw on «apartmentratings.com» claim the management is sometimes rude or try to take your money… that wasn’t my experience at all. Management had the chance to screw my boyfriend and I on a couple of things(an accidental bleach stain on the carpet, little things like that), and they were incredibly reasonable and kind. Their best asset by far is their maintenance men. Nick was great, efficient, and fixed problems incredibly fast. Granted, the complex is new and I only had one or two small issues while living there, but Nick was a comforting presence around the community. Felt like he had my back and wasn’t looking to screw me out of money during the final walk through. The only real irritation I had with this place is that the water bill is divided between all tenants, so you won’t pay for your personal usage. My water/trash bill went up to $ 40-$ 50 a month while living here, which is much higher than any other place I’ve lived. Not a huge deal, but it felt stupid to pay for something I wasn’t really using. As long as you aren’t looking to party at 3am on a Wednesday, or trash the complex, you will like living here. Cheap rent, huge apartments, quiet community, great maintenance staff, what more could you want? I’m definitely going to miss living here, and would recommend this complex to anyone who works in the northern Austin area.
