Marquis At Caprock Canyon

I’ve lived here for 10 years. Every year when my lease is up I look all around Austin for someplace new to live (I like to move from time to time); I can never find anything that beats Caprock Canyon. The grounds are beautiful (wooded) and well maintained on a regular basis (for example the trees are trimmed every year).
I have found the office staff to be most responsive and maintenance requests are handled quickly via the internet (THANKS JESSEE — the best maintenance guy on the planet). It has never taken more than 24 hours to handle any maintenance request however complicated.
Just about everything from rent payment to leases can be done over the internet which I just love even though I make a point to drop into the leasing office to visit with the staff because they are so friendly.
As I read the reviews on this site about Caprock I’m left with the impression that the reviews are more about the reviewer than the reviews are about Caprock. Those who want to have a great experience here will find it; and those who want to have a bad experience will find that too.
I’ll probably be signing a least for my 11^th year as my apartment was upgraded (granite countertops, new fixtures, new light switches, etc.) and looks really nice now.

**UPDATE** If you live on the first floor of this building, particularly in building 600, YOUR UNIT WILL FLOOD when there is heavy rain! It is absolutely UNETHICAL that Marquis at Caprock Canyon would lease these apartments to anyone. Several units flooded this week, and while the apartment has installed a pump to reduce the likelihood of flooding, the pump cannot accommodate significant rainfall. BEWARE if you live ANYWHERE on the first floor! Staff won’t tell you about the complex’s substantial flood history until it is too late, and they don’t seem particularly concerned about anything except getting your rent money. The first floor apartments in the complex most certainly have mold growing in them due to flooding. Staff does not inspect or clean the units after floods.
When I moved into this complex, the leasing agent neglected to tell me that my unit had an extensive history of flooding. I thought that the faux-​wood floors were installed for aesthetic appeal. However, I soon learned that this was because the previous tenant had carpet that was ruined when the unit flooded in the past. Beware if you rent any first floor apartment here! When I notified the management about this issue, they stated that the leasing agent should have told me about it and sent maintenance to remove water from my unit. Maintenance left a huge mess in the apartment and scratched my new couch in the process. The only intervention that Caprock has provided has been throwing sand bags around the property to deter water. However, when it rains, I still have to deal with water flooding the sidewalk that leads to my unit. Caprock offered to allow me to relocate to another unit but would not assist with moving fees, etc. I would have lost more money fixing their mistake than just remaining where I am. Several other residents had to relocate after a particularly heavy day of rain because their units flooded even more than mine. This is a pattern, according to numerous long-​term residents. During my time here, maintenance has been consistently sloppy and the overall glamor of Caprock has been obliterated by an incompetent front staff. They seldom answer the phone and repeat that they want to help you while making many excuses as to why they cannot. Caprock has also been raising the price of rent substantially, and many residents are not renewing their leases because of the shoddy quality of the units. They will use the usual excuse about this being a result of the rental market in Austin, but any prospective renter should know that they are being completely ripped off for the price they would pay for a unit. The units are sloppily built (though the front staff won’t shut up about the property being built by Larry Peel), and the granite countertops were installed by morons who didn’t know how to do it correctly. My counter is lopsided. The grout in the shower has eroded. The paint is globbed all over the walls and baseboards. The porch is also virtually unusable because of the variety of insects overtaking it. Pest control has not helped with this, though it has been requested many times. The woods look nice, but the grounds are usually filled with trash and dog poop. Overall, SAVE YOUR MONEY! Go somewhere else. This property is a joke. The staff cares about $$$ before people.

Well well well, Caprock Canyon. I moved into these apartments last summer thinking I had found the dreamiest of dreamy complexes. Wrong. The views from these apartments as well as the grounds are BEAUTIFUL. Unfortunately what they come with is terrible. We lived in two units here. The first had a severe black mold issue, and termites in the walls. I put my hand on the shower wall one day to catch myself and the tiles fell through. The supporting wood frame was completely rotted out by the water damage, mold and termites. They refused to do anything other than re-​caulk the tile at first until I threw a fit. When I had the mold tested and my doctor confirm that it was making me sick, a staff member told me that it was probably other health choices I was making that were causing the asthma and coughing. (I go to the gym everyday and eat clean). They moved us into a new apartment that had the exact same black mold growing visibly in the air vents.
The water in the woods surrounding the complex stands, and is a perfect breeding ground for both mold and every kind of terrible bug you can dream up. We had scorpions, centipedes, ants, roaches, you name it in our apartment. We finally had to start asking them to spray every two weeks religiously. I’ve never had so many bug bites in my life as I did while living in this complex. The apartments have a really musty damp smell, even when you first move into them.
When you first tour this complex they will tell you that they are built to condo standards. While this may be true, you will still hear everything your neighbors do. There is very little overhead lighting, this combined with being in the woods makes for a rather cave-​like feel.
If having an in-​complex gym is important to you, you may want to look closely at the quality of this one. Its very small, with a weird assortment of machines, and usually missing weights. They used to offer towel service at least, but I guess they just decided to stop.
The management team is extremely rude and unhelpful, and they rarely answer the phone. They act very shady considering its such a nice complex. I was very disappointed by this. They tried to tell me that I had resigned my lease so that I could not move out. I had to really push them to get the truth in writing so I could protect myself. The vibe amongst the residents is very odd. If you say hello to someone or wave they likely will not return the gesture. At the mixers everyone keeps to themselves and they look at you funny if you try to mingle. The very first day I moved in I had a very entitled young lady lean over her balcony railing and ask me if I was new because she didn’t like where I had parked (it wasn’t reserved or handicapped). We also had an upstairs neighbor we caught peeking in our bedroom window from her balcony.
The northwest hills neighborhood is a wonderful place to live. For as expensive as these apartments are, I really wish it had been worth it.

Great complex. Very quiet. Perfect location. Staff very helpful. Heaven forbid should you want to leave however. I got the opportunity to buy a house. My lease was up. But Apparently you give 60 days notice Even When Your Lease has Ended??? I was on a month to month. I wanted to leave in 3 weeks from date of notice– I’m on month to month which should be a perk of paying such exorbitant prices but no. You pay horribly expensive prices AND give 60 days notice. That is not cool Caprock. Not cool. I just paid 595 dollars from March 1 to March 8. Once you come in, you never leave. Luckily money grows on trees… So angry over this.

After living here for three months, I couldn’t be happier with Caprock Canyon. (well… the only thing I’d change is providing recycling at every dumpster, rather than a single recycling location for the entire complex)
It is peace and quiet every day. My apartment has views of green tree-​tops, I see deer every week and I’ve even heard an owl outside my window.
Its only 12 min. drive from 6^th st. and walking distance to Torchy’s Tacos, Randall’s, Walgreen’s and hiking trails. It is conveniently located between 360 and Mopac.
I found the price to be very fair and my apartment is fantastic! (biggest walk-​in closet that I’ve ever had, hardwoods, fireplace, vaulted ceilings, granite counter tops.) I looked at many apartment complexes for a view of greenery and fire place and among the 5 or 6 places that fit my needs, Caprock Canyon was about $ 250 cheaper per month than the other competitors.
The maintenance and management crew is super friendly and responsive. I would (and hereby DO) recommend this place to everyone!

I wanted to like this apartment, I really did, but it was really tough. Let me start by saying the management always did their best to respond to anything that was wrong, whether it was a maintenance issue or something with a neighbor. They were also friendly and courteous at all times. Some of the problems with the apartment weren’t necessarily their fault, although they did try to make it better. The complex itself is wonderful and seems kind of like a park or something– there was a lot of wildlife to look at. That being said, we would also find wild things in our apartment at times, such as scorpions and bugs.
So I’ll just run through the negative things I experienced. The master bathroom had an awful shower which we pretty much never used. The sink in the bathroom also drained very slowly and the faucet kind of worked. We put in maintenance requests which never fixed the faucet so it must have been a larger unrepairable problem. Thankfully we had another bathroom to use. The entire building was put in the wrong place and designed wrong– during heavy rains water would come onto a large part of the patio. Also half of our garage would be a puddle of water during heavy rains. The walls were the thinnest I have ever had in an apartment, and the neighbors we had for a long time weren’t the classiest bunch. We could hear frequent yelling, fighting and all sorts of Jerry Springer type stuff from the apartment next door.
This complex might be okay if it was cheaper, but it’s really not. If you are going to consider moving in here examine the apartment very closely before you sign a lease and make sure you see the actual apartment you will potentially be living in.

A friend described my apartment at Caprock Canyon as a «nature retreat,» and I love that description since it was the property’s flora and fauna that drew me here.
My cozy little retreat has had more than its fair share of maintenance problems during my first few months of living here. It’s great that the property has a 24-​hour maintenance policy, but I really don’t enjoy taking advantage of that policy nearly every 2 weeks when something breaks.
So, I write this Unilocal review with very mixed feelings. Here are my notes for you:
PROS
* Friendly, super responsive office staff
* 24-​hour maintenance policy
* A 24-​hour «rainy day» gym (as I call it) for basic workout needs
* Most units have views of the surrounding trees
* The A3 ¹⁄₁ units have HUGE balconies
* Real fireplaces in units, built-​in bookcases, 2^nd floor units have vaulted ceilings
* Location niceties: Torchy’s Tacos, Walgreens, and Randall’s are within walking distance! It’s a quick drive to the Arboretum or to Anderson Lane.
* The property backs up to Stillhouse Hollow Preserve which is a beautiful but teeny hiking trail. FYI: The trail sign says dogs are prohibited ($ 500 fine).
* Fun, free community events like Monthly Brunch, Halloween Party, Karaōke Nights, etc.
* If you’re a dog owner, chances are that you’ll meet lots of friendly dog lovers at the complex’s dog park!
* Peace & quiet… You can hear the locusts in the summer and see the stars at night!
* You can pay extra for a carport or garage, which is a nice way when most spaces fill up over the weekend and during hail storms.
* Some units have updated cabinets, appliances, etc. Woot!
* As a nature lover, I’ve enjoyed spotting the wildlife around the property – including owls, bunnies, geckos, butterflies, and birds. The deer act like they own the place, and I say ‘hello’ to them daily.
CONS
* This is not a non-​smoking property, so you’re lungs are out of luck if a chain smoker moves in next door.
* No overhead living room light… It’s just weird that there isn’t one there.
* Fluorescent lighting in kitchen has a strobe light effect
* Older complex means maintenance issues… but hey, it will be fixed in 24 hours (or less if it’s an emergency). I’ve lived here for a couple of months and I’ve reported 10 maintenance issues (no heat, broken lock, etc). The number of issues seems a bit high, which leads me to…
* My unit was not what I considered «move-​in ready.» I think Caprock needs to take more care with inspecting units prior to move in. I did not want to live with wasp nests in my storage closet or with non-​functional outlets, broken blinds. My walls had the tell-​tale scratches of the previous resident’s move out.

I moved into Marquis at Caprock Canyon about 5 ½ years ago. I have recently moved for personal reasons, but feel motivated to write this review because I would love to move back to Caprock Canyon.
The management is very professional and friendly and the apartments are built to condo specs resulting in a quiet, private space with lovely views of the greenbelt that the complex is nestled in,
I recommend these apartments to anyone who appreciates a lush enviroonment, quiet atmosphere and responsive and friendly management. These apartments really do strive to make your apartment a home.

The apartments are pretty, but that is the only good thing I have to say about this place. The fixtures look good, but are poorly made and poorly installed, so everything breaks.
The leasing office is completely unresponsive, does not return phone calls, and tries to slip in new conditions when you renew your lease. We moved out in January, and it is now April, and we still haven’t gotten our deposit back.
Not even once.

No OVERHEAD LIGHTING in living area or second bedroom provided. Must use lamps and the area is very heavily shaded (surrounded by forest) We were not told of this before moving in.
Also, neighbors had MICE infestation for several months before sealing off apartment.
Then they RAISED THE RENT on them forcing them to move to another complex.
Lastly SMOKING is welcome, so expect your home to smell like your neighbors smoke. You get second hand smoke and the baby deer outside as well surrounding the place.

I’ve lived here for about two years and in comparison to the apartment-​manager-​from-​hell at my last complex. the staff at the Marquis have been helpful, nice, mostly competent and seem to enjoy their jobs. The 24-​hour maintenance request guarantee is great, and it’s so darn quiet.
Free booze at parties, a slightly older crowd than I would imagine is average for apartment complexes in Austin, a pet sitter on-​site (Gayle, awesome!) and great proximity helped me to decide to renew my contract for the next year. They’re generally awesome.

I’ve lived here for nearly a year, and this is THE QUIETEST apartment complex I have ever lived at, hands down. Because there are cement slabs between the units, you hear neither your neighbors nor sounds from the parking lot. That being said, I am in a second floor unit, and my living area and kitchen look out onto the preserve, rather than the parking lot. The difference between my observations and those below make me think that there could be great variation from unit to unit, so it would be best to extremely cautious with the location of the unit you accept. Living in a second floor unit that faces a beautiful nature preserve would be a different experience from a first-​floor unit facing the parking lot. Particularly since an entire wall of the unit is made up of windows, the orientation of the unit is key.
I have yet to see one roach in the ten months I’ve lived here. The only minor incident I had was a small ant trail that originated from one of the bathroom walls a few months ago. But the problem disappeared as soon as I administered some ant spray. I’ve seen reviews on other sites complaining about this roach issue, which is even further evidence to opt for a second-​floor unit.
One unique practice of CWS properties regarding deposits is a «Sure Deposit,» in which the resident is offered the choice between paying a refundable deposit of $ 150 or purchasing a non-​refundable surety bond for a nominal amount ($ 20 I think). This surety bond holds the resident responsible for paying damages that can far exceed the $ 150 deposit (if memory serves correct, I believe there is a $ 500 ceiling on this). In other words, you decide whether to pay an upfront amount of cash, or hold on to that money at the risk of greater loss in the future. It’s up to you. The leasing staff seem to talk up the Sure Deposit option, but they certainly don’t force it on you.
One issue I do have with CWS is the two-​month notice requirement to vacate, but it makes perfect business sense from the perspective of a property manager. A two-​month notice makes it extremely difficult for residents to play multiple properties against each other to contest a rent increase, because competing properties often don’t have comparable units available two months out. Nonetheless, it’s a pain in the ass for residents.
They are also raising rents 5 percent on average in the coming year, a pretty ballsy move amidst a deep recession, low rental demand, and skyrocketing vacancy rates in the area. From a business perspective, this is a risky bet, as the cost to replace a good tenant far outweighs the cost of retaining them. The leasing staff kindly explained to me that they face increasing vendor and maintenance costs, but surely this would not warrant an extra cash flow of $ 25 — $ 75 multiplied by 300 units PER MONTH. I do take issue with businesses that attempt to boost their earnings by increasing the burden on their customers without providing additional value. That being said, the experience that Marquis at Caprock Canyon is certainly one that’s hard to find in Austin, so to some, perhaps it is worth the premium.
There are repeated comments on other sites on how «pricey» Marquis at Caprock Canyon is, but this assertion is flawed because the properties that are compared against it are simply inferior in one way or another. The only other property that provides an accurate comparison is Post Park Mesa, off 2222 and Mesa Dr., managed by Post Properties. Both Caprock Canyon and Post Park Mesa were constructed by the same builder, Larry Peel, so they are structurally similar, with almost exact layouts and construction. I did some price checking, and a floorplan with similar specifications to mine is about $ 40 cheaper at Post Park Mesa. However, that unit includes neither vaulted ceilings nor other upgrades that my current unit at Marquis has, such as granite countertops, nickel fixtures, and a sunken tub. Additionally, the units at the Post property do not let in as much light. In fact, Marquis is significantly cheaper than luxury apartments downtown, and offers more space and views for a couple hundred dollars cheaper each month.
To sum up, it is difficult to find a comparable experience for a cheaper price.

I found this apartment through Greenlight locating services. It’s in a wooded area with deer all over the place. I looked out the window and saw a fawn nursing like the second day here. The staff are really friendly and responsive. There is a nice pool and a pretty decent gym. They often have pool party type things, with free food and booze, which is always nice. It isn’t a particularly «fun» community, as in most people here don’t talk to each other, but it is peaceful and feels very safe. The apartment is spacious and came complete with washer/​dryer in unit, dishwasher, and a shower with good water pressure! You don’t really think about how important that is to your quality of living until you’ve spent a year with a shower head that feels like it’s taking a leak on you!
It’s kind of an «upscale» place with a more adult attitude. Some of the people are standoffish, and it’s a bit high-​priced, moreso if you don’t catch a move-​in special. There are a lot of different layouts and it doesn’t look like a boring cookie-​cutter complex. also, they are built to condo specs so you don’t really hear neighbors.
