Marquis At Tree Tops

The new management with the Marquis at Tree Tops is starting to make changes for the better. We have had some maintenance issues in the past but they are working on getting those corrected. We just signed another 1 year lease.
Fitness Center needs some new equipment to make it safe to use.

The complex is a secured and safe place to live. It is also a scenic place to live with trees surrounding the property, high above the streets below.

Update: still here 2 ½ years. Although the appliances are still old and small, I have to say, I mostly LOVE my apt. I looked around last year. With Austin at 98% occupancy, all rents are high. Seeing what was available for comparable rent made me re-​look ar Treetops. We live at the top of a hill. No thru traffic. No strangers. Excellent, peaceful views. Large balconies. High ceilings. Big bathrooms and closets, and rooms! Very nice and helpful office and maintenance staff. The cons are still here, esp. The parking situation, but I am glad I live here.

My experience thus far at the Treetops has been excellent. The true testament to the quality of service I have encountered is with the maintenance department. They are WOW worthy! I put in an online maintenance request at 7:00 am and they are knocking on my door same day at 8:00 am. My daughter tears towel bar clear out of sheet rock — I am horrified at what it might cost me for this hole in the wall to be repaired but I submit the request anyway around 9:00 am. The hole in wall is repaired, wall painted and towel bar rehung by 5:00 PM… No questions asked. I love this place! Our lease is short — only 6 months because we are hoping to buy a house this summer. But our experience with the treetops has been so stellar from the staff, maintenance and quality/​design of apartment and grounds that I would be ok if we had to stay 6 months longer!

I have to write a review to balance out this discussion of Marquis at Treetops. The positives here really are extraordinary. I telecommute; so I have to live somewhere beautiful or else I go crazy. The place we live is stunning, and the views are the best I’ve seen around Austin so far. We are situated high upon a hillside overlooking Bull Creek Nature Preserve. Now, if you are uncomfortable with some of the little surprises that come along with living in nature, this place may not be for you. I also recommend living on the second floor. We haven’t encountered anything like the noise and bugs that the reviewers living downstairs have dealt with. We live in utter peace, quiet and beauty.
The other reviewers are right to complain about the insulation. The proof is in the electricity bills, which are high in the summer. But most of the year, I have my balcony door wide open because the weather and views here are too beautiful to ignore.

I’ve lived here almost three years. I really don’t understand the terrible reviews. The location is great, and you’re paying for this zip code so don’t forget that. The neighborhood is safe, and unlike many apartment complexes you don’t have issues with break-​ins. The staff do a great job and I have no regrets living here. It was a good choice.

All in all the place is fine. The upgrades LOOK nice, but I agree with below posts that they are cheap. I have a nice view (which I love) and I do feel safe in this community, but (per below complaints) the insulation is awful and that may be enough to get me to look elsewhere. The woman above me gets up at 5:30 a.m.
. (weekends included). I hear everything. I have lost HOURS of sleep due to someone else’s schedule. It’s frustrating. The floor plan I have doesn’t come in an upstairs unit so my choices are to upgrade, downsize or move. I was hoping this would be a long-​term place for me and my family, but with the high rent prices and KNOWING they will go up each year, I think I’ll be looking at other options. I do want to give props to the office and maintenance folks. I have had nothing but good experiences with them and feel like they are always friendly and helpful. I happen to like the community/​family events the complex puts on. I know it makes my family feel good about being there. Bottom line: I’d live here. Just get an upstairs unit.

I have come to loathe the treetops. The insulation between floors is non-​existent. I can hear my neighbors toilet flush, I can hear my neighbors dog bark, day and night. My neighbors are nice, but they sound like a herd of water buffalo. They really are nice people and they aren’t actually being rude And all — they are just walking around.
In the past 24 hours I have found two GIANT waterbugs in my bathtub, a scorpion in our entry hall and a baby scorpion in our hall connecting to our garage. Finding bugs is such an everyday occurrence that I have switched to wearing only open toe shoes indoors and all of our bed linens are white. Horrors upon horrors to find a scorpion in your SLIPPERS. I get that this is nature, but the Treetops should be ashamed for the half arsed insulation and construction of the buildings. So many holes — no wonder the bugs get right in.
When we first moved in it rained really hard and it started dripping water into our apt. Maintenance did nothing to fix it except re-​position OUR towels to catch the water. Months later nothing still has been done. Maintenance comes quickly, but I think they don’t actually have a budget to fix anything. Think of them as friendly McGuyvers. They try to fix things with what they have available — and they don’t seem to have the ability to buy anything to properly fix problems.
The ‘upgrades’ are cheaply done. The color on the walls is beautiful, but too bad the second rate painters also drizzled paint on the handles of the faucets, the shower walls and yes the floor and the ceiling. Do you know how embarrassing it is for your friends and family to come over and laugh at the paint job in your ‘luxury’ apartment.
This place is crap and I can’t wait to move. For the rent this place is charging we have checked out many other places (even built around the same time) with more up to date furnishings, double pane windows, true landscaping and the list goes on.
Next, I could care less about all these events the CARES team is putting on. How about you care about me as a resident and stake out the people walking their dogs and not picking up their crap. How about you care that these apartments are a huge energy suck with 1970’s like insulation (i.e. non-​existent) and low grade carpet. How about you care that the streets need to be repaved and look like I live in a low rent neighborhood.
I don’t know what I was thinking moving in here. I should have exercised my 30 day right to move out, but I wanted to believe it would get better.
The view as I sit on my couch is lovely, but guess what — I would prefer to have half this view to wake up each morning and not worry that I am going to step on a scorpion, rolly polly, roach or other disgusting creature.
I could go on and on (the lady who found a squirrel in her tub), the break-​ins at the mailbox, the ‘toilet-​paper’ bandit and such, but I won’t.this can happen almost anywhere. well maybe not the squirrel. What I will say is don’t move here. There are better places with similar views that are more up-​to-​date OR have prices that correspond to the actual condition of the unit.
I am leaving this place ASAP and won’t be recommending anyone that I know to move here ever again. I had high expectations of this place given the somewhat high prices, but I will kindly take my expectations elsewhere and take my money somewhere more modern and built to higher standards.
P. S. None of that Management doesn’t care BS, that I see in almost all reviews. The leasing office seems to ‘care’, but cannot rebuild these apartments, repaint the interior, and meet my realistic expecations.

One unique practice of CWS properties (the company that manages this property) regarding deposits is a «Sure Deposit,» in which the resident is offered the choice between paying a refundable deposit of $ 150 or purchasing a non-​refundable surety bond for a lower amount. They offered me this option when I lived at Marquis at Caprock Canyon, a sister property, and I took it, not understanding this alternative in its entirety.
This surety bond holds the resident responsible for paying damages that can far exceed the $ 150 deposit (if memory serves correct, I believe there is a $ 500 ceiling on this). In other words, you decide whether to pay an upfront amount of cash, or hold on to that money at the risk of greater loss in the future. It’s up to you. Fortunately, I left my unit spotless and had no outstanding charges, but in the event I didn’t, I would have had to reimburse the bonding company rather than CWS. Either way, you don’t get the price of the bond back, which isn’t that much less than the actual deposit.
This is an awesome arrangement for property managers, because they don’t have to haggle with tenants over deductions; they just submit their expenses to the bonding company and get paid. Unfortunately for tenants, they can no longer deal directly with CWS if they don’t agree with the charges.
The legality of this practice is unclear — in some states such as California, landlord-​tenant law dictates that all security deposits be refundable, but Texas landlord-​tenant law, which tends to favor landlords’ rights, might be different.
