Let me start by saying if there was an option to give ZERO stars that’s what I would do. I have never given a review to any type of establishment but I feel the need to share my terrible experience with these apartments and their management. The apartments themselves are okay, they look nice inside and I don’t have many complaints aside from the fact that the plumbing is a joke, we are having to use draino on a regular basis because every sink in the apartment gets clogged almost weekly. My other complaint would be that it is placed in the least desirable spot of town, right on the outskirts where you get to hear the constant flow of traffic(mainly semis) from about 4AM to midnight. We moved in from out of town, had we known how noisy they were before hand we would not have moved in. Now onto my main concerns about this place. The management is the absolute worst. I have been shocked time and time again by how poorly this place is ran. The two women who run the complex are a couple of drama filled young women. We have caught them in multiple lies, one of which being when they told me that my boyfriend cussed out the manager VIA email, which never occured. The other being an interaction that the assistant said she had with my boyfriend where he was very rude to her, which also never happened. Upon moving in here we have received emails from her nearly every other day stating that we are being too noisy, and about half of these emails have been sent out when we haven’t even been at the house or when we are still laying in bed in the morning. We are very considerate neighbors and are very cautious to keep the noise level down especially as soon as it gets dark. Yet we still get very unprofessional emails stating we are still too loud. The latest occurance that happened that pushed me over the edge enough to inspire me to write them this review is an issue that we had with my dog yesterday. My dog is always free to roam the apartment while we are at work and she is a very well behaved. Well yesterday I got off work to find I had an email from Julia, the manager, stating that«your dog is loose on the premesis. Someone called animal control, your dog will need to be rehomed if you cannot abide by our rules.» shocked I emailed her back asking if she knew what had happened how she got out? I’m very worried because hours had passed since I got the email. She responded with this simple sentence«somebody saw your dog jump off of your balcony.» Yes, that’s right. My dog fell off of a 2 story balcony, and she had the nerve to email me saying I need to rehome my dog if we don’t get her under control. She didnt mention that my dog fell 30 feet until I asked. She did not say anything about her state of being. No shred of concern or sympathy. Nothing. Just threatened us that we need to get rid of her. I called every vets office and shelter in town and nobody had seen her. I called the non emergency number and was told by dispatch that when they received the call requesting animal control they were busy and couldn’t respond. They called back 2 hours later and were told the dog was gone so they disregarded it. So I raced back home and searched every nearby neighborhood and all along the highway. She had been in a field next to our apartments, bloody paws and a sprained(possibly broken) leg, shaking and panting and she was very clearly in shock. She seemed to be in pain but nothing to terrible yesterday. She is unable to walk today and is clearly in need of serious medical help. I am absolutely disgusted in the way that this matter was dealt with on Julia’s part. As a dog lover, I just can’t imagine how somebody could know a dog fell off of a balcony and simply email me saying my dog is loose and she’s unhappy, and give me no details on the fact that my dog is hurt. I would not recommed this complex to any dog owner.

The Reserves at Pilot Butte are a great living community! The condos are beautiful inside and out, and the landlords, Heidi and Julia, are very responsive and caring to your needs. Yes the rent we pay is high but that’s what you get here in Bend. I think the rent fits the quality you get here. The only thing that I would change here is to get a pool/fitness center here. That would be awesome, but rent would probably have to go up and I don’t want that. Overall, The Reserves are a great place to live and anyone wanting to live in an awesome place with awesome views should live here!

Before move out I would have given a higher rating maybe up to a three or four star. My partner and I had issues with other tenant’s dogs being off leash when clearly they were supposed to be on leash, there were signs posted. My dog does not like dogs coming up to him so there were a few instances where a dog would run up to us and my dog would react. The owner of course had no voice control over their dog. So that caused a lot of headache. What was cool is the ladies who worked there put in an off leash fenced dog area which was very thoughtful! Other than that we didn’t have any issues with our neighbors or noise complaints or safety issues. The apartments themselves were nice and spacious and had a very homey feeling to them. They are pricey so if you can handle living with roommates it helps! Now the reason why I am rating a one star is for how the move out process went. My partner and I moved out a week early and took that extra time to clean out the place. We are clean people to begin with so we up kept the apartment daily. Of course we were expecting charges for our dogs we had such as carpet cleaning and damages that I was expecting to pay, but what got us was they charged us for cleaning the place. Now, we spent a lot of time cleaning already so how they could spend 9 hours at 30 dollars per hour just to clean the kitchen is beyond me! The rest of the cleaning charges were that absurd and that dragged out. We paid a 2500 deposit and only got 271 out of it back. Again, most of the charges were justified but the cleaning charges were ridiculous. I had tried to call to explain to them we had photos of the kitchen and how it was cleaned, but it was disregarded. Of course I could go through the whole process of courts and paperwork, but that involves time and money. So if I could give out my experience and advice to those who wish to rent there I will! Make sure you take photos of everything, before and after you move in. Be as detailed as you can because they will get you for all that they can. They ladies are very nice there, it is just a shame that they are so money hungry. At least it is a lesson learned…

The Reserve is a little pricey(more so now with recent rent increases) which is the only reason I’m not giving it a five star review. The on-site managers, Shari and Heidi, are both GREAT! They’re always courteous and helpful and have gone out of their way on numerous occasions to be extra helpful to me. The apartment itself is very nice, with plenty of well laid out living space and nice finish work. The AC and heating systems work great and are efficient and there’s plenty of storage and closet space. All in all, as a single Dad, it’s been a very nice place for my kids and I and the neighbors all seem to be great people. Everyone has always been quiet and drama free since we moved in. If I’m able to renew my lease and afford the now higher monthly rent amount at the end of the year I will. If I do have to move, we will all definitely miss this place!

I moved out of these apartments recently and have nothing but great things to say. I had to move out because of job relocation, otherwise I would still be there! The management is great, and always helpful. I had a maintenance concern with my toilet at one point and I had maintenance in my apartment within the hour fixing it. I would recommend the reserves to anyone looking for an affordable, clean, beautiful place to live, and am happy to say that it was always a pleasure working with the management.

Update… I’m interested to know which part of my review would be deemed untruthful. I always strive to provide a fair and accurate account of my experience. When a place deserves 5 stars I give it and when a place deserves 1 star I provide my reasons why. I’m confident that my settlement with The Reserves at Pilot Butte/Pinnacle Property Management is an open court record for those willing and wanting to go down to the Deschutes County Courthouse. The only thing unfortunate about this place is the management. Bend is a small town and I’m again highly confident, no, I’m certain that others have had similar issues because other previous tenants have contacted me through Unilocal expressing identical issues after I posted this review. I only hope those individuals choose to share their experiences on here.
