Arbor Oaks Apartments

I was very surprised to read the negative reviews here. As far as the noise goes perhaps we were just lucky to live in a quieter building. The location of our building lends itself to a sort of countryish, private atmosphere, especially if we are on the patio.
We rarely have issues with noise and we are on the first floor. There is one motorcycle near our apartment and I rarely hear him drive in or out! There are children in our area and again, we haven’t had issues with the noise.
We were VERY LUCKY, there was a garage available when we applied for an apartment so we have an assigned spot right in frot of our apt. and then we have the garage where we can park one car inside and one car in front of the garage. That gives us 3 parking places! Yes, there is a parking issue when there is nowhere for other cars to park, they park wherever they please, making is difficult to maneuver around them!
The office staff have always been wonderful. Any time we have had an issue with the apt. they have resolved the problem in a timely manner.
The grounds are kept really nice and this is the first apartment or home I have lived in South Florida where I have never seen a palmetto or any other bugs! Being on the first floor I would say that’s a miracle!
Most of our neighbors are very nice and there is a security guard here in the evenings. Over this past year I have felt relatively safe living here.
I haven’t used the pool though it does look very clean and nice. My husband uses the exercise room for the treadmill only, he has mentioned the room can use better weight equipment.
The actual apartment is very nice. It was immaculate when we moved in. Our apartment was partially renovated, new appliances, nice new laminate flooring in the living room and new carpet in the bedroom and new nice tile throughout the rest of the apartment. I think the fully renovated apartments have new cabinetry in the kitchen and bathrooms. The A/​C is great and the full size washer and dryer on the patio are perfect!
We have been very happy here and Overall a very nice place to live.

I’ve lived here on and off for the last 10 years, and something keeps bringing me back. The apartments are very nice, rent is «affordable» for the area. We’ve never really had any issues with our neighbors.
The one thing that I absolutely hate is the parking. Honestly, if you get home after 5pm plan on walking across the entire neighborhood to get home, IF YOU CAN EVEN FIND A SPOT! The assigned parking spaces made things even worse. Now all the assigned parking spaces are empty 95% of the day and all the guest/​visitor spots are always full with people «saving» a spot. Which you see people playing musical cars when their 2^nd or 3^rd vehicle gets home.
If they fixed parking I would give them a genuine 5 stars.

Think 1000 times before sending an application to these scammers! No matter how good your credit or financial situation is they will end up saying the apt you saw and wanted will no longer be available and they will offer you a crappy one in a bad location you wouldn’t want. Then they will take your application money (non-​refundable) even if they haven’t done anything and you will have a very hard time to speak to the regional manager (Ms Brooke) as her gatekeepers (Tifany and Courtney) always tell you she’s always busy and don’t know when she will be available to return your contact! An absurd. Then you will have to wait 30 – 40 days to get «cheque”(not an refund of the electronic money you transferred them immediately via
). Try to contact the LSR communities head office and they will tell you: each regional manager deals with its own locations there’s nothing we can do, bye. Even their head office’s email (

If you are someone who is sensitive to other people’s noises… This is NOT the place for you. Between the barking dogs, screaming kids and stomping neighbors it is impossible to enjoy a moment of peace and quiet. The rent is high… Too high, considering there are minimal amenities, no open «green» spaces and what amenities they do have are not really maintained. Have kids? There is Only a small playground right in front of someone’s apartment… So play quietly… Complex management leaves much to be desired and the office staff can be really rude and uncaring. If you live anywhere except the top floor, be prepared the hear EVERYTHING the people above you do. Parking can be an issue as it is lacking… There is no sense of community here. There are really inconsiderate people who have no problems making extra noise with their cars and motorcycles and don’t expect complex management to do anything about it. Also, people drive like maniacs in here, so be careful when walking to check your mail. I’ve lived in many apartments, so this is not me not knowing about «apartment living» and whining. This is me legitimately being very unimpressed with everything about this apartment and complex.

I live there and there is no parking at all! If you are not home by 3 forget about finding a spot. If you go out on weekends expect your car to be towed if you park by clubhouse. Too many kids and loud families with too many people in 1 apartment. They allow motorcycles so expect to be woken up by one. nightmare!

Nice apartments, reasonably priced, staff very helpful but as with most apartment noise is an issue. Overall good place to live.
