First of all I’m giving it five stars because i keep my expectations realistic, if you are the type that the ambiance of the restaurant plays a big role for you, then this is not your place. This place is a little hole in the wall place I tired yesterday with my boyfriend and his mom. And all three of us agreed the food was good, fresh and well seasoned. I try to eat a mostly vegetarian diet so I opted for the felafel’s and it was the best I have ever had. Nice and crispy on the outside and soft on the inside. The prices are reasonable for the plates and the quality of food. My boyfriend gave a thumbs up to the lulu kebab. And his mom liked the gyro. We plan to eat there more often because he just moved to the neighborhood.

Wife and I were in a hurry and had promised to bring food for four to our destination. One guy needed gluten-free food so options were limited. Japanese place closed but then I spied the«ka-bob» sign. Sure what the heck, let’s give it a try. We tried to order lamb ka-bobs but the probable-owner kept repeating that there were no lamb ka-bobs, only lamb chops. No biggie, we ordered half chicken and half beef dinners to go. The wait was a little on the long side, but it was understandable since they were about to close and I’m sure were not expecting anyone to drop in. They might have had to fire up the kitchen again. A guy(the owner’s son perhaps?) came in who spoke much better English and was very pleasant and conversational. We watched the Lakers game on the TV on the wall while we waited. About 15 minutes of waiting and we got our to-go orders. When we got back in the car and drove to our apartment destination, OHMYGODITSMELLEDSOGOOD. My mouth was watering. Everyone dove right into the food and we LOVED it. Absolutely delicious. The meat was obviously pre-seasoned perfectly, and the chicken ka-bob dinners got a half lemon wedge which was a nice touch. Very good, light rice and a small salad with it. Very pleasantly surprised. We’ll definitely be back. I noticed they had a sign for free delivery also.

I also do not understand the low marks for this place. The food is GREAT and reasonably priced!!! The other reviewer was right, this is NOT a waiter-service restaurant — it’s a take-out place with a few tables. It is NOT a waiter service restaurant. Personally, we go there 2 – 3 times per month and we are treated very friendly and whenever we ask, we get. Yes, I have to flag them down from the back where they are cooking — I don’t mind cus it’s not a waiter service type restaurant. I’ve never been disappointed in the chicken kabob plate. OMG so good! The chicken is good quality, not some under-fed ghetto chicken and the seasonings are very good too.

Don’t understand why the low ratings by others. This is not a restaurant and don’t expect similar service. It’s more a take-out place with some tables & chairs for those who want a quick bite. They may take longer than fast food joint but they make their food to order. So, factor in some wait time. The food is amazing and large portion for a decent price too. The beef kabob was very flavorful and is highly recommended. This is more of a neighborhood joint and most people won’t even know about it. I was introduced to this place with a local who lived nearby.

When my husband and I first moved to Burbank, we tried this place out about 3 times. The food was OK but the service was always so unfriendly that we decided not to go there anymore. Then the past week, I asked my husband to order us some food from Samy’s. By mistake, he pulled out the wrong takeout menu and ordered from Kotayk Kabob. I don’t know how you mistake Kotayk Kabob’s menu from Samy’s menu, but whatever. Anyway, we thought what the heck, let’s it give another try since it’s been a few years. But we immediately remembered why we stopped going to this place. The people were as unfriendly as ever, though they were sure being nice to a group of Armenians who were there eating amazing-smelling food that I just knew wasn’t on the menu. We ordered the gyro plate and beef lule kabob plate. You’d think this place would taste better than a restaurant in the mall, but nope. Meditterrean Delight in the Burbank Town Center serves WAY better gyro and kabob than this place. I’ve decided to throw out their takeout menu so that my husband won’t ever make the same mistake twice.

Under new management … Not good management, just new. I placed an order for delivery. Was interrupted several times while ordering to find out if that was all(No, I’m ordering more than just Homus…), I had a follow up call to ask what it was that I had ordered as they’d forgotten. I was told it would be delivered within the hour. After an hour 15 I called back to check on the status, and was told within 1 hour. 1 o’clock. When I pointed out that this would be 1 ½ hrs … Well, I’m not sure about this new management, or how long until it’s under Newer management…
