The second half of this Condo is also located at 7021 – 35 N. Greenview. I lived in this condo building for about 2 years. It is broken into several tiers, one side(Greenleaf) having front/courtyard entry, and the other side having street(Greenview) entry. They share a back porch entrance. Units are new(er) renovated walk-ups, 3 floors though the«garden» unit is technically the first floor(so it’s a 4 story building). For the most part, I enjoyed living in this building. You get to know(most) of your neighbors, easier to do especially if you have pets. Of course, there are some who just keep to themselves(can I say bitches on here?) no matter how neighborly you try to be… That being said, there were a few social gatherings in the spacious courtyard(which btw has a couple park benches — so if you ever want to sit outside and read a book, it’s a nice perk). There was also a block(garage) sale in the fall. As far as the area, even though Rogers Park gets the red-headed step-child stigma to Lakeview/Andersonville, the neighborhood, in my opinion, has been revitalizing in the right direction. The condo is just an alley-length away from the Rogers Park Arts District(Glenwood Corridor). While there isn’t a plethora of store fronts like Clark St or Halsted, Morse holds it’s own pretty well. Condo is also a brief walk to the Morse Red Line Station(entrance/exit on Lunt or Morse). I could hear the trains if I left my bedroom window open, but it was never offensive noise. As far as safety, I never felt ‘threatened’ by any means, though undesirable activity happens in all neighborhoods. I used to run into Loyola kids once in a while(but I think most tend to rent right by the Uni) so most of the immediate residents are probably more stable/coupled… compared to the drunkards you typically find in Lakeview. The building has no parking available, unfortunately, However street parking in the area seems relatively easy(compared to other neighborhoods in the city), though winter will probably be tough. There is a medical facility across the street where you can rent outdoor/uncovered parking spaces, and there are some newer neighboring condos that also rent spots out. As far as the units, everything was rehabbed into great shape. Hardwood floors, stainless steel appliances, granite counter tops, crown moldings, jacuzzi tub, etc. Back deck was a nice touch and was resealed once when I was there. I do have two negative things to say however: the walls are SUPER thin, meaning I can tell when my neighbors are having… a good time… the people next to my room, the people above my unit, and even when walking into the front entrance you can hear… things. But maybe I shouldn’t talk =X Also, the floors don’t help either. I could always hear the family upstairs stomping around, but the people below me have also complained… I think it’s fair to blame the developer on this. The only other«complaint» I have here is that since there isn’t a doorman, UPS and FedEx will not leave packages at the front door… So, unless you are home, schedule these deliveries to your work. The regular mailboxes are located inside the lobby entrance, so USPS packages can be left there safely.
