So far been seated and waiting for 10m, and not even coffee but as soon as I addressed the delay with the manager, our waitress Paola was very attentive always checking in with our table; even taking care of our at table! Good job IHOP, restored my confidence if your location and service! BIG THANK YOU!

I was forced to come here for a birthday breakfast but Maria our waitress has the professionalism of someone who waits at a five star steak house. She definitely deserves a promotion to guest relation. Thank you Maria! You are kind and beautiful.

While eating here we ordered 3 vanilla iced coffees and all three of them had a lot of syrup on the bottom of it and even after we stirred one of them and added creamer and the taste was still very bad. We also found little floaty particles in our water before we even drank it. Our waitress was very nice about it and took care of it.

The 2 stars are for the Chocolate chocolate chip pancakes my daughter ordered.
My southwest sandwich did not taste good at all (gross almost) and I’m not picky by any means… it seemed to be prepared okay, looked okay but there was something off about it. I could not pinpoint exactly what it was (it may have been the dressing they use, it was actually loaded with dressing) The fries were okay though.
(BTW, I only had 2 bites of the sandwich)
Service was slow and there were only 2 other guests so I’m not sure what the deal was. I never got asked if I needed a refill or anything else, I had to flag my waiter down for ketchup and more lemonade.
Pricey too, pancakes, strawberry lemonade, coke and a side of fruit was 35 dollars. I would not mind if it had tasted good. I guess I feel jipped.
Based on one prior visit here and what I’ve read so far by other Unilocalers, I believe there is a problem with management or something. I’ve been to other IHOP locations and service and food was excellent.

Great service. Even on a busy Sunday. Everyone was smiling. And always on point with refilling your empty beverages.

I’ve never been super impressed by my experience at any IHOP, but the service at this specific location is terrible! After being seated we waited thirty minutes to try and order and every single worker just walked right by when I asked to be helped. No one even bothered to stop at our table once. Eventually just up and left, this place is honestly such a joke and the food isn’t even worth the price so it was probably for the best anyways. You’ve honestly got to be kidding… who prices a tiny glass of orange juice at almost $ 4.00 when $ 5.00−6.00 will buy you the whole bottle. What a rip off. Never coming back here again.

I have been eating here for years and years and years. This is my home IHOP. I have been here with the hubsters, parents, friends, ect. Out of all those visits I have encountered bad service or a problem only once or twice. The service is usually pretty good. Located on Lincoln and Walker in the city of Cypress in a huge offering plenty of parking.
The thing about IHOP is, either you love it or hate it. There is nothing in between. It is a family friendly type of place serving Breakfast, Lunch and Dinner. It has a familiar taste to it, that warms your heart with their comfort food. Once you have eaten here, you know what your getting.
This is a breakfast spot. They are known for their pancakes. My go to is the build your own omlette with bacon, onions and bell pepper with a side of pancakes. I drench my pancakes in a mixture of all their flavored syrups. Once in a while they make this cheesy bacon omlette that is so delicious and oozing with cheese. I always pay the price afterwards with my lactose intolerant tummy. But you know what? It is always worth it. The best thing is, they leave a whole pot of coffee on your table. A entire pot. Yes please!!!
If breakfast is not you poison they do offer lunch and dinner classics. Salads, burgers, fish, chicken, ect. If Im doing lunch I keep it simple. Burger and fries with an iced cold coke.
Once in a while there is a wait here. Especially during peak hours, holidays, ect. Price wise, it is not as cheap as you expect it to be. It is on the pricey side for breakfast once you start asking for extra bacon, cheese, drinks, ect. Some people may not like that.
I will never turn IHOP down.

I have been going to this little place for years. I ACTUALLY REALLY ENJOY this place. WHY you ask? Because they are FAST and CONSISTANT and the food has ALWAYS been up to par.
I usually come on the weekends and ONLY for bfast. I think I have come for dinner once or twice but I’m a bfast person. No matter HOW MANY peeps are waiting I know the wait will not be too long because they WILL get you IN and OUT!
They are efficient and seem to know what the people want to order and pancakes are pretty much the number one thing here. And if you think about it is bfast so there are it BASICALLY the same food in different combination.
Your bfast is usually a combination of the following:
Eggs
Bacon
Sausage
Ham
Pancakes or Waffles
Hash browns
Toast (wheat or white)
OJ
Coffee (regular or decaf)
Water
The extras are the fruit, some oatmeal, or special dietary way someone orders the food but for the most part its all the same food so its a GOOD thing it DOESN’T take too long. I LOVE THAT!
There is plenty of parking here as well and I have ALWAYS been able to find parking. The ONLY draw back is the STUPID people who thing waiting IN the parking lot near the door is a GOOD idea! MOVE PEOPLE or I WILL hit you! This is part of the lot get yo azz on the sidewalk. GOODNESS! When I know it will be busy I call in my order and waltz in pay and pick it up and leave all while others DIDN’T think to do the same and have to wait! hahahah!
Service is always FRIENDLY and NICE! I think once many moons ago someone was new and was a little crabby but I just told the cashier when she asked how was everything and I never had a problem after that.
The manager here is SUPER DUPER NICE and has NO PROBLEM in pitching in to help his people. I LOVE that! He runs a tight ship but he is VERY EASY to talk to and learns his regulars and will come by to say hi if it is NOT too crazy in there.
If you like good cheap food come on by here. They are FAST and FRIENDLY and you’ll be on your way.

Walked in and there was 2 customers in the entire restaurant.

Restaurant is kept extremely cold inside. Extremely uncomfortable experience.
$ 15 OMELETS? Are you serious? I’d rather go to a mom n pop store and get better food, bigger portions for ¹⁄₃ of the price.

Stopped by today because school has a fund raiser here so not first choice but supporting the school.
I ordered the double blt and it was average. The double part was an extra slice of bread in the middle like a big mac. The bacon was cooked well, not hard or overly greasy, but only 6 thin slices for the double. It could’ve been a single blt in my opinion. At a price of $ 11 this was robbery but since portion of bill goes to school I was OK in this case with price.
The fries were also subpar and bland. Again cooked well but zero taste to them. Probably whatever oil they used was the culprit. I could also see seasoning on them but my eyes deceived me cause tasted not like much. Nothing like a Lawry. Still had to add salt to get flavoring.
Service was so so and place wasn’t too busy. Good in beginning but only approached once during time and waited almost 15 min for server to come by with check. I had no idea where she was during that time. I even stacked the finish plates so pretty obvious we were done.
Parking in area is plentiful as not a very active shopping center.
Seating in the location was fine but if in large group I could see having to split seating as no tables they can combine and all bench seating.

Got the chirizo burrito… extra salty… the chirizo was in giant chunks… not use to that. Not a fan!!!

Been to this diner about 4 times with different servers but never had a bad experience, in fact the service has been awesome. Today was served by Minerva and she was awesome always checking in on me and really friendly.

Always cozy as usual, food taste great and so is the service. Don’t know if it’s just me, and I haven’t been here for a while, but food proportion has shrunk and prices have gone up. But I guess it’s like that everywhere. Pancakes are always good here

I like coming here because our kids really enjoy their mac n cheese and fruit dinners that are offered. I almost always get the breakfast sampler. I can never go wrong.
Since my wife is a vegetarian, she gets a veggie omelet, or if her plate comes with meat, she’ll order it on the side.
The staff are nice, service is usually prompt and the restrooms are always clean. Good place to come for some chow.

My Family and I got here at 11:03am got seated few minutes later. Placed our order got our water and my bf’s coffee 10 minutes later. Bf and I shared a plate, I wasn’t too hungry. It’s 11:42am and I flagged our waiter and I said we placed our order more than half an hour ago. He said I’ll be right back. He comes back with our food. The food wasn’t hot, hot… it was warm so was our food just sitting on the counter or was it just a coincidence that after I flagged him down the food came out??? We’ve never waiting more than 15 minutes to get our food from the IHOP that we usually go to, and they do get busy there. So why did it take so freaking long to get our 2 orders from this location??? We’re never coming back to this location!!!

I always like the service here. The chef always used to make me the western skillet even though it was no longer on their menu. I used to live close and was able to walk here on the weekends and kind of bummed I can’t anymore. I still visit once in a while. Managers here are very friendly, and so is most of the staff. I recommend you try the biscuits with country gravy. It’s great comfort food in the morning…

I have to say, the pancakes here are decent. I love it and my kids love it. We are always here on free pancake day for the make your own scaryface pancakes. I’ve been here a few times and I can tell you the following about this place:
free wifi pretty much doesn’t exist
they have 4 syrup flavors for your pancakes
free kids meal from 4−8pm on Tuesdays with purchase of an adult entrée
the seating here is quite comfortable
yes, they are slow.
It took about 12 minutes after I sat down before a server to acknowledge me.

Drinks are overpriced here, I usually get their almost $ 3 coffee here. You get a whole carafe for yourself. (If you can drink the whole thing, more power to you)
If their service and prices are better, I would totally be here more often.

Had the French toast combo and it was super delicious. There was a wait around 10am but it didn’t take long to get seated. Fast service also.

A) Rodney, it’s the promos that suck me back in! I receive free Rooty Tooty Fresh N’ Fruity coupons for my birthday month & email club anniversary, there are 20% off coupons in the circulars & for all the sexy seniors — Wednesday is Senior Night, with a free entrée with purchase of an entrée & 2 drinks from 3pm — 9pm.
Q) Are you fan of their namesake pancakes?
A) I am! I’ve partaken of their pumpkin pancakes, New York cheesecake pancakes and, if I remember correctly, their red velvet pancakes. They were all sinfully good. I try to stay away from grains now, but for those who like pancakes, then indulge in one of their fluffy stacks.
Q) What did you have during your last visit, Rodney?
A) I had the bacon, avocado cheddar cheese omelet, Rodney.
It came with choice of toast, pancakes, hash browns, fresh fruit, etc. I love the crispity crunch of hash browns, so those were what I selected. The omelet was good, with large strips of bacon wrapped in fluffy egg, liberally sprinkled with cheddar cheese. A whole avocado sliced & placed on top capped the dish. Once my avocado trees start having a good yield of fruit, I think I’ll take an avocado with me whenever I dine out. That way, I can add the creamy, unctuous fattiness of avocado w/​o having to pay extra for it ;p Portions were good and, with a smathering of Cholula hot sauce, was a satisfying meal.
Q) How was the sevice? Any other thoughts?
A) Service was sufficient. It seemed our server was busy handling other orders, but wasn’t complete avoidance on her part. Ample booth seating. The restaurant was clean and parking is plentiful in a private lot shared by Jack in the Box, Subway, Enterprise etc.
Q) Will you be back, Rodney?
A) Those promos are the bait that hooks this big ol’ bass again & again. So, uh yeah, I’ll be back!

It’s kind of sad to see that this IHOP has only 1.5 stars. C’mon people, it’s IHOP! What did you expect?! I’ve been here a few times in the past, whether it’s breakfast, lunch or dinner. It’s pretty busy on the weekends. Service have always been decent, no complaints here.
I usually order the spinach & mushroom omelet. Their buttermilk pancakes are also good. I like the fact that kids eat free on Tuesdays and Thursdays, with an adult entrée. I need to start bringing my kids here more often to take advantage of this offer.
