I liked Mike so much that I think I will use him on my next renovation /upgrade project even though it will not involve a renovation loan(eg 203k). He saves clients money with his insight.

As a first time home buyer, I found a property that needed a lot of work and so wasn’t in a lendable condition by traditional banks. This led me to find Paul Pisaro at Prospect Mortgage,(Excellent) who specializes in renovation loans. We decided to do a 203k as we loved the property and saw great potential in it. I started working with my contractor who did an amazing job(actually Eric Lamascus of the Elite Construction review below). I originally made the mistake of choosing John Lewis as my 203k consultant to start out with. He ended up charging me more than the amount that the HUD guidelines allow for, disappearing with my money, and then threatening me after telling me I had no recourse. No joke. This is a guy who I paid to protect me from unethical contractors(total scumbag). So after John Lewis threatened me with«I’ll be your best friend or worst enemy, and you’d better hope I choose best friend because I’m the only show in town.» I called Paul, frantic that my project might be messed up by this guy. He recommended Mike Young. Mike was an absolute godsend. He drove two counties south to step in and save me. From that point on he got everything squared away to that my contractor could start work and my project was on track. He even took a look at my situation with the previous HUD consultant and was the one to point out that John Lewis charged not conforming HUD fees, which eventually resulted in my getting a full refund from the first guy I understand that this review has a lot of negativity in it towards John Lewis, but the reason I’m including it is that I want whoever’s reading this to understand my full story, and understand that the team you choose to work with has the utmost effect on how your project works out. Mike Young is a true expert that went above and beyond for me. He literally wrote the book on what it is to be a 203k consultant, and I wouldn’t choose anyone else to be on my team. I just called him for a property inspection report on a non-203k project my girlfriend is doing because I value his opinion so highly. I asked him if I could write this testimonial for him. I am a General contractor and have been working in the construction industry for almost 30 years. I only heard about the 203K Home remodel /construction loan in the last 9 months. Mike Young was introduced to me by one of my prospective clients that we were planning a remodel for. When I asked the client how he was paying for the project he said he was doing a 203K loan. I met Mike Young the 203K Consultant that was managing the project. He explained how the process works and we are off and running. It has given us access to a whole new set of clients. The problem with some homes that are for sale is that they are not in acceptable condition for a traditional bank to lend on. So unless you are paying cash, you can’t buy these homes. With the 203KHUD loan you can borrow money to buy the home along with the money needed to remodel it. With this loan our client’s have bought houses that were missing entire Kitchens, bathrooms, or as in the most recent one it needed a new $ 15K septic system.. HUD has some restrictions on what you can do, but they are common sense restrictions, like you have to use a licensed and insured contractor, you have to finish the remodel in a timely manner etc, but they are pretty easy to work with and if you are first time buyer trying to get in to this hot market I cannot recommend this product enough. In 9 months we have done 4 of these projects with Mike and have 2 more pending. It is a win win for the client and the contractor. For the client it allows them to buy a home that they otherwise would not have been able to, and for us it keeps our pipeline full of projects.
