Very good sandwiches! Today was my first visit, food and service were both very good. Will definitely be back!

Love this place. It can get busy so call ahead for pick up. 22 is my favorite but all I have had are good. I go here regularly. Salads could be better but I love teh staff — they are 100% real

Got the cold cut combo. Awesome portions. Did a pick up order. Bread was soggy by the time I got back then the office thought unfortunately. Would try other sandwiches.

Today was my first time trying this sandwich place. I ordered a large #8 turkey, ham, bacon and cheese. This thing was huge, made with good quality ingredients. The only thing is that this place is a little hard to find. So keep an eye out and definitely give it a try.

This review is based on two visits. I found this place by using the Unilocal APP and showed a rating of 4.5 stars. I used navigation to get there because it is located in a business park and was easy to miss based on some of the reviews that I read. I showed up to this smallish place with just a few tables on the inside. Although there are numerous Sandwich Plus’ in the area, this appears to be a «mom and pop» shop. I scanned the overhead menu on my first visit and decided on the footlong Italian Cold Cut sandwich with some chips. It was $ 8.00 which was not a bad deal considering the sandwich that I carried out was so heavy. I got to the break area at work and opened it up and this thing was MASSIVE. I’m not complaining at all about this so I put the other half in the refrigerator and ate the other half. It was filling with the 6″ with the chips. This was not the best sandwich I have had but it was solid, with a good portion size and good value for what I got. On my second visit I stood in a long line to order so I recommend to call ahead as the lady up front was quoting a 20 minute turn-around on the orders. I tried the 6″ Roast Beef Dip with Swiss Cheese with Au Jus and chips. That ran me $ 8.00(cheese was extra). The sandwich was MASSIVE, stuffed with roast beef. I thought the sandwich was OK but it was put on a nice French Roll that held the Au Jus well accent the flavor plus the cheese. Again, solid sandwich, large potion, with a great value. Overall, the service was very good also.

A little hole in the wall sandwich shop nestles in the industrial area of Irvine. It offers simple, tasty sandwiches. Ingredients are fresh, portion is big & price is reasonable(starting around $ 6). The lady/owner is friendly & most customers are repeated as she greeted them by names or know exactly what they want. They are pretty busy around lunch time, the wait for your sandwiches could be 15 – 20 minutes. Call in your order if you are in a hurry. They close at 3:00pm. Costco is not far away, but this place give you a lot more healthy food, nothing fancy, but good quality.

Called to ask if they might happen to have a special with sandwich and salad. I’m writing this review bc I was excited to go in even though they don’t have half sandwich half salad special, but the lady just hung up on me without saying thank you or anything. RUDEMUCH?

This place is amazing. Prices are great, sandwiches are good and they don’t skimp on meat. Highly recommend.

Very generous with portion, but not with owner’s attitude. Me don’t like to write a bad review, knowing that how hard to run businesses, but I was very offended by her attitude, I don’t think I will ever come back. Btw, this place accepts Cash only.

Drove here for lunch, service very slow, they need hire one people in the kitchen, she told me 15 – 20 minutes, but I spend 30 minutes waiting. Completely unacceptable. Run a business much? Walked out.

After reading the rave reviews, I stopped by this place and ordered the veggie sandwich. It was massive, fresh, cheap, and delicious! My favorite part about the sandwich was that it included avocado sans an extra charge, which is nearly unheard of even in a vegetarian sandwich! The only downside would be that it’s cash only and that although there weren’t a lot of people in there, the wait was a little long… However, if it takes a little extra time to make something that good, I’m all for it.

This is a real find! The size of the sandwich for the price and quality is hard to beat. The woman at the register is very nice and helpful. I had the Italian cold cut and my wife had the turkey and avocado, both on French rolls.

Fresh sandwich. $ 5-$ 8 depending on what you order. Please know what you want before you order. Nancy will ask you to call back when you know what you want. Haha. The sandwich is huge. Generous on the meat. Fresh. Great place for lunch. I waited 20 minutes at noon because there was a large order before mine. So calling in is a smart idea. If you like avocado, get one of the avocado sandwich. Otherwise adding avocado is additional $ 1.50. I will be back. Soon.

I came here around 11:30am and realized it was cash only… of course I didn’t have cash on me haha but thankfully there was a Bank of America near by! It’s located in the plaza where different corporations dwell and it camouflages well. I almost missed it on accident! A lot of suits come here on their lunch break and the lady that works the front counter knows them all. It’s pretty cool. I hope I become a usual one day so that she knows my order LOL. Assertive Korean lady with good intentions. I got the avocado and turkey sandwich and it was amazing! They give such a generous portion of fresh avocado. It was great and I got some bacon bits/jalapenos from the condiments bar. All this for 6.25? I say deal! Definitely will come back if I’m near the area!

A tiny sandwich shop that services a local industrial park in Irvine. There are a lot of places out there like this Mom and Pop. But the big things they have going for them is that they make very substantial sandwiches for a low price, often piled high with ingredients. And they have a menu section that specifically calls out several choices for avocado lovers, which they seem to love. My Avo and Turkey sandwich was very generous and had plenty of creamy, perfectly ripe gobs of the stuff. Sure, there aren’t many food choices in the immediate area. But all that yummy green goodness could make a regular out of anybody

I was browsing around Unilocal to find something new, light, and simple for lunch today. I was getting a bit tired of the usual chain places where it gets overcrowded during lunch hours and where you’re only a number to them. Then I stumbled across this place and thought it was worth a try. Located amongst all the office spaces in this business park part of Irvine, this place is easy to miss at first, and I almost drove right past it, but thank goodness for my good old GPS. As I walked in the lady right away greeted me with a smile… it was several minutes before noon, so I was only one of the two people in here so far. The place is a neat little cozy mom and pop type sandwich café… all the basics are there, like the fridge with various drinks, the chips rack, fountain drinks and condiments station, and even a table at the corner with tons of magazines for your reading pleasure. Since I don’t usually like to decide on what to eat while standing at the front of the lines, I took a good look at the menu here beforehand… ok, it was a toss up between the Egg Salad sandwich, Chicken Salad sandwich, or the Avocado with Turkey Breast sandwich. I went with the latter. The lady then asked me what bread I would like that on… you have quite a few choices… and whether I wanted everything on that? I took the sourdough(my favorite) and everything except onions… i.e. mayo, lettuce, tomato, pickle. I then grabbed a bag of chips from the rack nearby and paid. I sat at my table for no more than 5 – 7 minutes when my order was ready… they call out your number and sandwich and you go pick it up from the counter… everything is self service. And all this while, the lady was so friendly… and I even overheard her talking to another regular customer where she had remembered what he ordered the last time! On to the sandwich. It was GOOD! All the ingredients were as fresh as you can get them without being on the farm… I really loved the sourdough bread… it was so fresh, fluffy, and easy to bite into. Needless to say I finished every bit of my delicious sandwich… and had even contemplated ordering the egg salad sandwich after, just to try… but I reminded myself about my waistline and decided to reserve it till next time. I’m really glad I found this place… it’s like a hidden gem with no parking issues… and good friendly service.

This place is pretty awesome. You may even miss it if you’re searching for it. It’s in a business plaza with no eye-catching signage. There are some letters on the door to denote the name of this place but that’s it. Windows look pretty dark and there’s no bright signs anywhere. I’m glad we found this place on Unilocal. It looks like it’s run by Korean couple. The lady is very nice at the register and helps with your choices. The gentleman in the back looks to be diligently working hard at making good sandwiches. It’s a great little hole-in-the-wall. Please note, there are no restrooms here, that’s why they get 4 stars but for everything else, price, portion, taste, they’re legit. I got a triple decker famous which is packed with meat and veggies. I love the variety of breads and filling that you can get. They also have off to the side some peppers and bacon bits that you can add to your sandwich. It’s a big sandwich and very delicious. It’s fun to come here and feel like you’re in the know about something. It looks like they have some regulars stop by who know of the place, I’ll definitely come back and try to become one of them. Good sandwiches, great for lunch. Nice meat and filling choices.

I ordered the turkey avocado sandwich which was very fresh, my favorite ingredient had to be the avocado. It’s a big sandwich for the money, a good deal! My wife also got the turkey avocado and could Only eat half!

A little mom and pop sandwich shop. The couple that run it are super friendly and the wife has an incredible memory. Sometimes I’ll go a month or two without stopping by and she’ll still remember my order. All the sandwiches are really good and they use high quality ingredients. The salads are huge and very fresh. The prices are around $ 6 dollars. Just remember it’s cash only there

Small mom n pop in the corporate plaza towards the end of Techology. Great find if you work around the area or live around the area! I had the #2 italian on squaw. How often do you find a sandwich with more meat than bread?! Really, really good sandwich, prices, and service. Owner is fantastic, and even knows all the regulars by name! On top of that, she’s a big USC(fight on!!) fan which I loved. I’ll be back, and can’t wait to try other sandwiches.
