Really great vibe for a strip mall. It has all the great makings of a Cali breakfast spot. I loved the turkey havarti waffle, boyfriend had the classic and so good!

Holy sugar high. This was our first visit along the Newport Coast. The waffles were served dry, or with noted toppings… But they weren’t served with syrup or butter and they seem to need something. Very tasty and Rich however, it was so rich I had a stomachache for hours. If I came back I would come for a dessert and possibly share one. We got two shots of fudge for fun but between six people we didn’t even finish one of them. It was just more thick chocolate paste and nobody could take anymore. One thing that looked excellent was the side of bacon, on our neighbors table… They said they saw it on another table and that’s why they ordered it. Definitely seems like the restaurant should be up selling the side of bacon! It was thick and looked good. Probably my most favorite thing is something I took to go… They were called waffle bites. they had cinnamon sugar, and glazed, you get 10 pieces in a bag… They definitely hit the spot and are warm. I think if I went back this is what I would get

We went to The Waffle Affair for a late breakfast while we were staying at the Hyatt Regency down the street. Plenty of free parking in the same plaza as the Pavilions. They were featuring an orange marmalade waffle that was AMAZING! The waffle had a subtle, but flavorful taste and the cream cheese frosting was to die for. Totally not overbearing and definitely not too sweet. The blueberry waffle was equally as good. Fresh blueberries and fresh whipped cream! We both had a regular sized cappuccino which hit the spot. All in all, a wonderful place to relax on a lazy morning and enjoy some fresh waffles and coffee!

Waffles are legit and so is their coffee(Lily). I’d highly recommend trying this place especially if you’re a gluten free lover. I wouldn’t recommend the sausage though. Pretty basic and seating is limited.

What a super cute waffle place ordered the waffle with berries eggs on the side as well as BLT on ciabatta The waffles were the perfect size. Not to big so you felt bloated after you ate. The presentation was excellent. The BLT was good. I am going to come back to try the other waffles. A great place for a late night dessert.

Came here with great expectations — first mistake The classic buttermilk waffle($ 10) with maple syrup and whipped butter was great! It had a nice robust, buttery flavor, crunchy on the outside but soft and fluffy on the inside. The liege waffle & mixed berries($ 6.75) was a disappointment. While the blueberries and strawberries were ripe and sweet and full of flavor, the waffle itself was extremely dry on the inside. Because the toppings were also«dry» this resulted in a really bland and thirst-inducing combination of textures. Sides — scrambled eggs $ 2.75, was decent but portion was very small. Two Sausage links $ 2.75, small sized links and tastes like normal supermarket frozen sausage. Not a bad place but menu items are overpriced for the quality as is typical of Newport Beach. Savory waffles are all around $ 10 and dessert waffles $ 7 – 9 and flavors were hit or miss. Doesn’t live up to the hype of 4 stars for me.

Came into the OC to brunch with my Nieces. Randomly selected this spot. Was so happy when I saw it was on the outskirts of the Marina. Location was great… And free parking(can you tell I’m from LA). We ordered — prosciutto/gruyère; coconut liege and Madagascar vanilla liege. I personally have been dying to try a real Belgium waffle. Everything was so good. No syrup needed on sweet waffles. Paired perfectly with my plain latte. Savory waffle bite I took was perfect. We got super lucky because it was empty when we got there even around 11:30am on a Saturday– but it was the day before Easter + OC spring break. Needless to say I will be back. You have to order first and they were nice and so patient with newbies. I could see people getting mad waiting in line and the limited seating course also would make people upset. But come on its free parking people! I would def make the drive down again this summer on a pretty beach day.

Came here on a Wednesday afternoon and the food was aight. It is such a cute place. Décor & ambience is really hip and cool. I would go again just because it is a nice place! The concept of a waffle place like this is also really unique so props for that. The waffles were really nothing special. I thought that for a place that specializes in waffles that it was be amazing waffles but it tasted the same as a waffle anywhere, like IHOP or even the ones I make with my waffle maker at home lol. They weren’t bad, but just nothing special.

3.5 stars rounded up to 4… Went to waffle affair for lunch with a friend. The inside of the shop is cute but small. They have some outdoor seating. Ordered: Ham and cheddar waffle– 5⁄5 House salad– 4⁄5 Chocolate chip liege waffle with vanilla ice cream and caramel syrup– 4⁄5 Cinnamon and sugar waffle bites-3/5 The ham and cheddar waffle was delicious. It had a ton of ham and cheese packed inside the waffle but not so much that you couldn’t taste the waffle itself. The house salad was average, but a good price at $ 7.50 for having turkey, bacon, and blue cheese on it. My least favorite were the waffle bites. They were too doughy, and had no crisp on the outside. They were just ok… not really worth it in my opinion. I would definitely come back here for breakfast, because you can get sides of bacon and eggs as well. But I prefer Bruxie or Iron Press for savory lunch and dinner options.

Cozy little spot for breakfast sweet. Started off the day with a liege Belgium waffle with smooth Nutella dressed with banana slices and a warm coffee. Takes me back to Belgium waffles in Brussels. But the difference here is they serve bacon!

So disappointed! We were so excited to come here this weekend for my friend’s bachelorette party. We arrived on Saturday around 10am. There wasn’t a line and we all placed our orders. We luckily found a table outside to fit the 5 of us and placed our numbers on the table. Some coffee came out first, others enjoyed theirs, however my iced latte tasted BURNT. Then some waffles proceeded to come out — but they were WRONG. One person ended up getting 2 waffles that she didn’t order, while the bachelorette’s waffle order was never made to begin with. I think there is a serious lack of communication in between staff at this restaurant. We are huge waffle fans but some were overly sweet, covered in butter, or burned on the edges. Unfortunately it was a very underwhelming and poor experience and we will not be returning.

The Waffle Affair was a bookmark on my list for over a couple months and I just never had the time or excuse to drive all the way down to Newport Beach to try them out. After a duffy boat ride with some friends, I was looking over my list to see what was local to the area when I saw that we were only a couple minutes away. Therefore, we quickly headed over there to check this place out. The store is located in a shopping mall plaza with other stores and supermarkets in the area and we quickly found parking outside. We walked in and everything looked so white and clean! The smell of fresh made waffles whiffed in the air made everything look more enticing as we scanned the menu for things to order. We ended up ordering fresh waffles with ice cream scoops on top and a sundae. After grabbing our free water and utensils in the front area of the store, we sat at the booth area and waited for our food to be made and served. After we got our food about 15 or so minutes later, we quickly started to eat it and realized that everything was way too sweet. The waffle was nice and crunchy and flavorful, and complimented well with the dusting of powdered sugar, but after a couple of bites, it just became too overwhelming sweet that we couldn’t finish it all. A definite nice to try, but not worth the drive all the way out there to eat again.

I dont know how this place got such a high rating but im not convinced. Actually very disappointed. I ordered a waffich? Not sure how its spelled but its a waffle sandwich. Presentation wasnt at its best. I cant even get a good photo of it. Yes that ugly… Taste wise was just OK. Not the best. Again i dont know whats so good about this place. Canada makes waffles way better then here. Totally a waste of time, mileage & gas. It was awesome weather though to sit outside and eat. Strawberries came out very fresh but the waffle… ugh im utterly disappointed and complained the entire time. Not the best place for waffles and wont be returning. Worst part is i didnt even get a latte art in my latte. What a fail. Not recommended and wont be returning. Thats not even the worst part. The worst part about this place was the service. Walking in I had seen that the employees waited the WHITE customers outside. I ordered a waffle dish and looked for seating outside. Came back in to order coffee and the line took RIDICULOUSLY long… i probably spent about 15 – 20 minutes in line just to order a latte with 6 people in front of me. And what makes me feel like this place couldnt get any worse was. the cashier told me to come back in for my latte since it was busy he couldnt accommodate the fact that i was sitting outside. I made it very clear i ordered earlier and my food was sitting out there while i wasted my time in line for a latte but now i have to come in to pick it up while the WHITE customers got served outside without an issue. Not sure if its because im asian or its because im not WHITE enough but i HIGHLY recommend not to come here. I cant even eat pleasantly on a Sunday. NOTHANKSDONTCOMEHERE. If youre not white u wont be serve properly. Obviously they all need more training here.

Yumm! Waffles! I was craving for waffles one day and I happen to land on this place on Unilocal.Noticed it was in Newport… So far from me): so I bookmarked and saved it for a rainy day. ANDGUESSWHAT, I actually came on a rainy day! Wow. Omg fantastic story right? Hehe So my boyfriend and I got one big waffle and mini waffles to share! Mini waffle was just glazed. Glazed with products from heaven! Omg and was it SO delicious. I don’t know how it could be glazed and still has the crisp that every waffle should have! MMM! then the big waffle was covered with strawberries and Nutella since they were out of bananas for the day(weird. Isn’t their a market near by for bananas!) but either way, the waffle itself is good with the toppings. BTW! They offer eggs and bacon now for sides! OURPRAYERSAREANSWERED! So you def can have a full breakfast. Full as in all the works, not full as in you’ll get full. Think the portions are small for the price! But hey it’s super yummy. Though for breakfast, you shouldn’t overeat anyways. Anywho. Yummy. Price, not so yummy

Very cute and polished place located in Newport Beach. I loved the clean and white décor, with hanging chandeliers. I came here on a sister date, and we shared the prosciutto and berries waffle. The prosciutto waffle was a perfect balance of sweet and salty. The berries waffle was a good dessert without being too sweet. The texture of the waffles was perfect, slightly crispy and moist and almost gooey on the inside. The price is more expensive, especially for such a small waffle. But it is located in Newport Beach, so that’s to be expected.

This place is perfect and it can’t get better! Located in Newport, this place has a nice atmosphere as it is super close to the beach and the interior decoration is so pretty, modern, and classy! I love just sitting here and taking pictures– they have sexy yet comfortable chairs. Parking is in a lot, but it’s so easy to find parking in the plaza. Menu-wise, this place focuses on just waffles as you can tell by its name. Although I will agree that the waffles are a little expensive, it shouldn’t matter unless you are coming everyday(I mean to say, I don’t think people buy brunch every single day so to splurge on a waffle once a week does not hurt). Pigs in a blanket are amazing, turkey and havarti waffle is good(but maybe on the too salty side), and the original Belgian waffle is also one of my favorites. Their freshly squeezed orange juice is a must try and they serve Illy coffee here! Their coffee is perfection– cappuccinos and lattes are the popular ones. I read that a lot of reviews where people complained about the service. I’ve been here 3 times and every time I come, service is excellent. The girls are sweet, patient, and honest about the recommendations. Food comes out quickly(like about a 5 minute wait). And they bring everything to you– condiments, utensils, etc. Judging by what people mentioned before about the service, I must say it has improved. Worth the drive and worth the money! A must brunch place in OC.

Great waffles. Thicker than Bruxie, but not too dense. The prosciutto and gruyère was loaded with prosciutto. Much better than the one at Bruxie. The difference here is that the ingredients are in the waffle batter and not wrapped by a waffle like a sandwich. The hot dog and breakfast sausage bits are like pigs in a blanket. Really liked the spicy mustard and the maple syrup always good. Great fresh oj and service was really friendly. Inside is small but really nice. It’s pretty expensive.

I have been wanting to try the waffles here for a long time. I came for breakfast having the liege Belgium waffle with whipped cream, nutella, blueberries, strawberries and bananas. I had all the works. The waffle would have tasted a lot better without the nutella then it was a small waffle so it felt like I was eating dessert for breakfast. If I were to come here again I would try the buttermilk waffles with a side of eggs, sausage or bacon for breakfast. Maybe a different waffle for dessert with ice cream along with the fruit sounds delicious. This is a small café shop so the seating is limited not sure if it gets crowded here when its near Balboa Island where all the shops and restaurants are close by. It’s hidden away in a small shopping plaza nearby a Rite Aide with a decent size parking lot.

I ordered the white chocolate mocha. And I’ve had illy coffee before at other coffee places, but this was by far the best illy coffee I’ve had! It doesn’t come out hot like starbucks or other coffee places. Instead it comes out at the perfect warm temperature and ready to drink. It’s also milky, creamy, with some foam on top. It was the perfect blend. I also ordered the prosciutto di parma & gruyère cheese for breakfast right before work. It came with mustard on the side. Overall, I thought the flavors were a bit too intense for my taste buds, but people might like it. The mustard added a bold kick to the waffles, but wasn’t my flavor of choice. I think this savory dish was served with banana-nut flavored waffles? I could be wrong. Overall, it’s a good place to get some morning coffee and waffles for breakfast. I shall return for the sweet waffles and hopefully my opinion will be different.

My review will be a piggy back of Angeline K’s. Her review focuses more on the liege waffle, but mine will be the overall taste of it. I was quite ecstatic when I heard that there was a waffle place that opened in Newport Coast. When I am home, I spend much of my free time crafting a perfect ice cream mix and the perfect waffle, trying to find the amazing combinations to bring the taste of the waffle and the ice cream. So the first thing I do I get back to California is to visit this The Waffle Affair. I wasn’t expecting the interior design to look like MJ Café on campus drive. Regardless of ordered my waffles: liege and coconut. Presentation itself was fine. But the waffle itself was actually at this appointment. The way you test the texture and consistency of the waffle is by poking it with a fork. The coconut mix crumbled as I expected, but the liege waffle was a bit off… the waffle was harder than it is suppose to be. Now, you might be thinking: why am I talking about waffle texture. Well, the waffle texture has to deal with the taste of the batter. Much like baking a cookie, it taste different when it is undercooked and when it is overcooked. In this instance, the waffle was overcooked. The experience of the liege was fine but not exceptional. The coconut was a bit burnt, but still crumbled as it was supposed to, meaning it was slightly overcooked. My point is: this place had the potential to be amazing, but some work needs to be done about the waffle making process.
