When I made my reservation the only room they had left was in building C. Building C needs some maintenance work. There was peeling paint in the hall way and around one of the windows. The room was a nice size and had a great view. There was no desk, only two drawers in the dresser, and very little counter space in the bathroom. The shower head was the cheapest one they could find. There were two lounge chairs on the balcony but no table or regular chairs. Breakfast was good. I liked the muffins and donuts. They also had cereal, yogurt, fruit, juice, and coffee. The location is great if you want to do things in Perkins Cove or walk on the Marginal Way. I expected more for the price I was paying.

Adorable little hotel in Perkins Cove that I would absolutely return to and recommend to anyone. Awesome views and you really can walk anywhere. The staff was wonderful and continental breakfast with the view was lovely. I’ll be back. Thank you!

My wife and I stayed her for 2 nights in late July. it was a wonderful and fully relaxing experience. It may not have all the modern luxuries of new hotels, but the location is truly awe inspiring. Only interacted with staff on check in and out and it was pleasant as well. Bathrooms are a bit dated. The grounds are very well kept and simply sitting on the lawn was wonderful. Breakfast is mainly sugar, but there are so many chioces within a walk to have a more complete meal. It was given the full five stars because of the experience as a whole. We didn’t chose this based on size of bathroom or contents of the continental breakfast. Those are merely stated for expectations of future guests. Would I stay there again? Absolutely. Would I recommend this to others? Maybe, as long as it doesn’t interfere with my reservations!

Not a bad place. Certainly close to the town, just over a walking bridge. However the real draw is the view. Paid extra for it. But the porch railing is kind of high and not easy to see through. So while sitting in the porch cannot see the view well. The rooms are certainly clean. But the maid skipped my room between nights. Also the walls are super thin. I could clearly hear neighbors talking. One comment was not having sex on the balcony. I’m not sure I want to do it in the room as neighbors will know. Also the parking lot porch walkway has some uneven bad spots. My wife actually tripped on one. Looks like some bad patch jobs had been made. Finally the cove town is rather small and sidewalks roll up at night. I liked coming here. But come again? Probably not. Been here done that.

Loved the Riverside motel. We recently stayed for 5 nights and with the exception of not super comfy beds everything else was a delight for the price. We loved being right on the cove with the view of the boats and the Perkins Cove restaurants etc. Looking like a toy village. Walking distance to delicious lobster rolls at a choice of several good places and no noisy neighbors. The staff was very pleasant and did a great job tidying our room. Would def. go again. Caveat– do not plan to drive into Ogunquit for dinner. Traffic and parking difficult at best. There is a trolley stop right across the bridge though and the town is in walking distance as well.

My wife and stayed here for two nights for our first anniversary. What a wonderful place to stay! It was not fancy at all, but it was clean, comfortable, and in a perfect location. We stayed in a second floor room with a balcony overlooking Perkins Cove. It was nice to park your car 5 feet from your front door, and everything you want to see in Perkins Cove is a very short walk. The room was a good size for two adults, and the A/C worked well, but we didn’t need it much on the weekend we were there. Our room included a refrigerator, not sure if they all do. The wifi was free, and fast enough, but who needs wifi when you’re on vacation? Go outside and do something!!! We did not partake in the free breakfast, but it looked OK, with coffee, muffins, and donuts. The only downsides were that the balcony is shared, with the individual areas in front of the rooms separated by plastic chains. Not a big deal, unless you were planning on having sex on your balcony, and you’d prefer not to have a crowd watching. Also, the lobster boats in Perkins Cove head out early in the morning, and one of them decided to blast a George Thorogood song at about 5:30am. Kind of annoying, but considering the sunrise we got to see thanks to our early wake up, I think it was worth it.

spent a wonderful weekend at riverside and was truly impressed. great location, friendly staff and unbelievably clean. Don’t miss this spot and I would recommend going BEFORE the high volume season to enjoy the tranquility of marginal way and Ogunquit beach!
