Advenir At Broadwater

The management here are complete idiots and do not deserve even 1 star. There is one bigger black guy who is decent but the head blonde lady literally treats her residents like they are scum. The skinny black guy only has this job probably for free rent because he doesn’t even know how to do his job and is lazy when it comes to giving receipts or handling any extra paperwork you need printed. The other ladies in the building you can tell do whatever the blonde lady says and sucks up to her so they can keep their job because they hand off everything to her. I am disgusted I rent here and wish somehow they could all lose their jobs and have completely new management to take over because that’s what this place needs. The grounds aren’t taken care of at all besides the grass, there is usually garbage all over the outsides of the dumpsters and tipped over with animals eating out of them, nails throughout the whole parking lot from roofers who were working here and all management cares about is keeping the office looking nice but forget anything else. If you have a problem mine as well call the police to handle it because the management here would look at you and treat you like you are an idiot no matter what the issue is.

My boyfriend and I lived here from May 2014-​July 2015. I am writing this review to save other people from this terrible complex. We both are very educated, responsible people who have never had any rental issues in the past until Advenir.
We should have known from the beginning that Advenir would be trouble. After signing a lease, we were promised TWO other apartments until finally settling on a third. That in itself shows how well they are able to manage their property.
Once we moved in, the apartment seemed nice at first glance. We had a «renovated» apartment. God knows what horrors others with non-​renovated apartments had to deal with. The drawers in the kitchen would constantly break because they were held together with a dinky hinge. The cabinets looked as if they would fall apart at any given moment because they sagged. All of the cabinetry was very low quality. We also had a very bad bug problem with roaches and ants. Despite our efforts to keep a spotless home and eradicate them ourselves with traps, they continued to come back. Also had a very bad wasp problem outside our front door and our patio. When it rained heavily, streams of water leakage would soak through the walls. When we had someone come and look at it they didn’t seem to care or even attempt to fix it. Our toilet leaked all over our bathroom one day out of nowhere, surely causing bad water damage to the ceiling below us.
Now, moving out was the most horrible experience I could have imagined. When it came time to decide whether to renew our lease we got an email that provided a link to select new terms. I submitted my request in a timely manner. Low and behold I was told by the staff that the online system has no way of notifying them of the renewal, thus being absolutely pointless, and still having to go through the process in person AND being blamed that it was my fault for trying to use the online system. I understand you cannot sign a lease online, but they should have at least acknowledged my attempt to do so via the link that was provided from an email that they sent. When we realized what a horrible mess this complex was, we decided not to re-​sign after all and go to a month-​to-​month lease until we found a new place. With the whole renewal being an entire disaster, our lease terms were updated in their system incorrectly as if we had signed a new lease when we never did. So our billing was always inaccurate and horribly confusing. I had to contact the office personally for the last couple of months because I wanted to make sure I paid the correct amount due to avoid any problems. Needless to say, I still had several problems regardless of my due diligence.
When it finally came time to move out I personally asked Chris what the final amount due would be. He gave me an amount and I paid it. Here’s the kicker — we provided him a forwarding address AND we had our mailed forwarded by the USPS upon move out. We never received any kind of communication for any balances due until we received a letter from debt collectors. It’s really interesting how I did not receive a letter outlining outstanding balances, yet I received a letter from debt collectors at the same forwarding address I provided in the beginning. I also want to note that we never received our deposit back and then they decided to collect on «damages.» When I attempted to inquire about the charges with Advenir, Kenneth so kindly informed me that they cannot discuss the matter once it has been handed over to the debt collectors. How convenient. So I contacted the 3^rd party and the gentleman explained that we owed X amount in unpaid rent (again, really funny that this happened because I personally asked how much rent I owed before leaving) and X amount in damages. I also asked how it was possible to be sent to debt collectors without even being sent a bill. He explained that Advenir is required by law to send out an invoice, but they are not required to ensure that it was received and that they likely sent it to the address of the old residence. How does it make sense to send a letter to an address when you KNOW the residents have MOVED OUT? Again, we provided a forwarding address and forwarded our mail via the USPS and did not receive any sort of bill from Advenir. Honestly, I was happy to pay the debt collectors and wash my hands of this awful experience.
Please, please, please save yourself and do not move here.

I had to download this app just to warn other people about this place. They’ve taken our money, given us a receipt and then said we never paid. Refused to take responsibility but kept harassing us to get her a new money order and go through all this extra work even though THEY lost it. We even said «all we want is an apology and we will get the money order» she refused. Few months later (yesterday) our friends that also live here are going through the same thing, even though they have receipts as well, from them, the bank, and amscot. It means nothing to them. Like everyone else has been saying, Chris is amazing. Never had an issue with him. The others will argue to no end about everything. Even showing someone the receipt with their own signature on it is not good enough for them. They also said we lapsed on renters insurance and charged us for that even though there was no warning or notice. Then did the same to our friends as well.

I’ve been with them for almost a year now. I chose to live here cause it’s in a great location and a friend of mine said they have nice apartments for people who are just starting out. They said they have a referral bonus which my friend never got so it’s kinda pointless to even sign the referral section on the lease. The apartments are mediocre. The only plus is the washer and dryer in the unit; other than that everything else is just average. Nothing special. Don’t count on the security either cause there isn’t any. They have a nice updated gym but the pool looks like it needs maintenance. They’ve been trying to update it but it still honestly looks like a puddle of flesh eating bacteria. They also have a new pin system for all of the amenities which doesn’t work. It’s also pointless to try to have it setup cause you’ll just be welcomed by the smug faces. There’s only one guy who’s capable of giving good service here and I think his name is Chris. Everyone else just seem like they’re to have you sign a lease and after that, they wouldn’t even care if your apartment burned to the ground. I tried to report something because I had a wasp problem, having 10(I’m not exaggerating) wasp nestsin front of my apartment. They said they’ll have someone look into it but the nests are still there after 2 months of reporting it. Parking is hell too. Honestly, if rather pay more than have the crappy service and terrible parking here.

My friend had lived here previously and we were wanting to live here together as I am relocating to Orlando. We found the apartment we wanted on their website then called to speak with a leasing agent and Chris helped me out a ton. He was awesome. Off to a great start. I began filling out the my application on the website and this is where it goes downhill. The website didn’t allow me to move passed a page so I called and asked for help. One lady was unsure so she referred me back to Chris. He logged in under my name and said he fixed the issue. Next time I logged in, same problem. I called and spoke with a lady, she didn’t know how to fix the issue and told me Chris was busy so she took my information and said he would get back to me. No one contacted me that evening.
I tried again calling and couldn’t get passed their automated system. Sometimes when you call the direct Orlando line you get a person or if no one picks up it goes to an automated system. I also emailed them and didn’t get any responses. Needless to say they were not helpful and the apartment was leased to someone else. Now the only possible ²⁄₂ apartment left is not renovated and renting for the same price as the one that was renovated. Unfortunate.
They just aren’t helpful and I am not willing to give someone my business if they aren’t considerate before you give them your money. They initially tried but failed to follow through.

Location is great, but nearly every single person who works in the office is the absolute worst. Unprofessional, lazy and rude. They could care less about you once you sign your lease. Including move in day. Completely ignore you when you walk into the office and never ever answer the phone. How they found so many horrible employees is beyond me. I loose my cool every time I have to deal with the idiots. It took them 3 weeks to do something about our pest problem and good luck speaking with a manager. They ignore you and never return messages. I’ve been promised to receive a call from management and have heard nothing. There is one nice girl in there and I feel bad that she has to put up with everyone else’s stupidity.
