Renters beware! Make sure u read the renters contract top to bottom! They will nickel and dime you to death! Plus you are responsible for utilities until the place is rented! Also even if you clean when u leave they still charge you a fee out of your deposit which takes forever to get back! Make this your last, desperate option!

We were fed up with the very unprofessional service from Kumba for two years and were searching for a new company to manage our single house in Seminole county. I found Verandah on internet and decided to contact them based on the reviews. The owner Pamela seems to be a logical and intelligent person based on my first few email exchanges with her. Unfortunately, that does not guarantee anything. Our agent suggested a dozen items that needed to be done around the house and we had all of them done. The starting rent was a reasonable price in our area for our house. 30 days into it, the house was not rented. They kept telling us that we should allow small pet and that our no-pet policy was the reason that no QUALIFIED(whatever this means to them) tenants want to rent our house because 50% of the ‘highly qualified’ potential tenants have pets. Well, we waited almost 80 days after entering contract to cancel the service with them. Verandah bragged about their 90 Day No Penalty guarantee and even includeded it in their starter package — if you cancel ON the 90th day, there will be no penalty. Since we cancelled 10 days before that, we paid $ 100 marketing fee plus $ 250 penalty(after they indeed waived another $ 250 for us due to ‘mismatch’). But if you read carefully the contract with any other rental services in FLorida, almost all of them have the clause that if they cannot find tenants in 90 days, you can terminate the contract without penalty! The 90-day no penalty is really not that special for them to brag about. When we broke the contract with them, the rental price was already dropped by $ 100 per month but still no tenants. Their recommendation seem to only be price dropping and allowing pets. The fact that we were willing to pay $ 350 to end it instead of waiting another 10 days should give you an idea how disappointed we were with their service. Of course, I believe they will respond to this review with the usual sentence — ‘mismatch philosophy in renting’ but as an owner of the house who was losing about $ 2000 per month for a vacant house, I will say that cannot be the only reason why a house in rentable condition in Orlando area with one of the best school districts can stay on market for 80 days. We switched to Remax after breaking lease with Verandah. In merely two weeks, they found us many tenants with NO pets(according to them, their office was swamped by phone calls inquiring about our house) and the third week, we already have tenants who work for a high-tech company on Orlando with no pets. Why the same house can get so different responses from the same pool of tenants? The answer is obvious. My conclusion is, if your house is more than 30 min. away from downtown Orlando, or if you prefer to have no pets in your house, avoid Verandah.

I had Verandah as my property manager for 2 ½ years and can not say enough good about their services and personnel. Someone is always available, concerns are readily addressed and they made my life as a tenant so easy. If I was an owner I would choose them without question, they are organized and professional and their attention to detail is unmatched by any other company I have ever dealt with!

I worked for a REO property management company for a few years and utilized the Verandah team to manage ~20 houses in the Orlando area. Above all other managers that we used in the Orlando area, Pamela’s team definitely rose to the top! We ended up moving a lot of properties that had been mismanaged by other companies over to her team as well and were always happy with the results. I highly recommend her and the Verandah team in general. All are eager to please and will get you top rents for your homes while keeping repair and rehab costs to a minimum. Call them! You definitely won’t regret it!
