To All Prospective Renters:
Grid is a very poor management company. Landlords should love them. Their contracts are one sided and they are in a hot market in Portland. You take a house that has been cleaned and a fresh coat of paint and then when you leave they expect it to look better then when you occupied it! We had a lawn full of weeds and briars; when we left 15 months later we had a lawn full of weeds and briars. Granted they were taller but $ 300 to mow and cut them back? That is ridiculously high! I offered to split the charge and they start quoting the lease. Like that mattered when my bathroom was messed up or the tiles were falling down! The mold growing behind the tiles may have helped water damage! Just know the «ball is in their court» and they will get theirs!

Grid is one of the worst companies I have had the misfortune to work with. They are not honest. They are greedy. They do not reply to calls or emails in a timely manor. They belittle you. I could go on…
It’s worth spending more elsewhere. You’ll be happy you did.

We recently relocated to Portland from California and we were excited to secure a rental house here in such a competitive housing market. We saw a listing on the Grid Property Management site and submitted all the required paperwork immediately. We heard back from them right away and they let us know that they were processing our application and would call us back once it was complete which they did. Every step of the way they were extremely prompt and professional. They let my sister in law view the property for us as we were still out of state when we submitted our application. They even let us stop by again after we got to town before the house was move in ready so that we could see how we wanted all of our furniture to fit. They have always been very quick to respond to any phone call or email we have sent them. I’m very excited to move into our house and feel confident that Grid Property Management will take care of any needs we may have!

Grid has been managing my property for about 2 years while I have been out of state for graduate school. They have quickly found responsible and reliant tenants to rent the house. I have had no worries about the home and it has been wonderful not to have that burden in the back of my mind.
I would highly recommend Grid to anyone looking to either find a rental property or a management company.

Our property manager Vanessa was easy to work with and responsive. We only requested a few repairs throughout our stay, but they were handled quickly and painlessly.

GPM has been great to work with. The application and lease process was quick and they did an excellent job responding to any questions or concerns I had. Since moving in I’ve had one maintenance issue and they resolved that within a few days.

Excellent Management Company. The rates are competitive, but they excel in service and organization. They make it easy to step back and trust them to do the work for you, which is why you hired them. At the same time, their online programs make it easy to monitor status and obtain up to date information such as monthly income, expenses or end of year tax information. I would HIGHLY recommend.

Grid property management is awful. I was excited to see a property into old neighborhood listed for rent on Craigslist. The owners of the home were a couple I had lived next to for years. The amount of rent Grid was asking for was outrageous– even the homeowners were floored. Nonetheless I was eager to get back in the area so I moved in. The appliances were a joke– old and smelly. The expectations of landscape maintenance on the tenants was outrageous! We lived in the home for over two years and were charged for things that are considered normal wear and tear after one year. I was without a third burner on the stove for about a year and a half because they never responded to maintenance requests. Beware.

I rented from Grid for about 7 ½ years. Call me naïve, but I have always thought that if you were a good tenant who paid their rent on time, caused minimum wear and tear to a property and kept the property well maintained and weeded, then as an owner you would want to keep that tenant. Apparently Grid has no such interest. Their only motive is profit and milking as much rent as the market will support. Again, I may be naïve, but taking advantage of the 2% vacancy rate by jacking up my rent from $ 795 in 2006 to $ 1030 in 2013 for no other reason other than profit is just repugnant. I vowed that if they asked over $ 1000 I would buy a house before paying them another cent. And that’s what I did. I was fortunate to be able to. Out of curiosity I checked their ad to see how much they were going to charge once I vacated. An exorbitant $ 1200. Plus a $ 1500 deposit. Mine was $ 1000. How do you even justify that?. That is almost as much as my mortgage for a house that is bigger and in better condition than this property in every possible way. Regarding more tangible issues, when I first moved in I signed off on a checklist that had move in and move out columns. I kept the paperwork figuring it would be the same checklist I would have to sign off on when I moved out. Wrong. A completely different checklist was emailed to me which had more extensive requirements if I had any hope of getting «most» of my deposit back. That was literally what the letter enclosed with the checklist said. They didn’t even pretend that there was any chance I would get the whole deposit back. Nice. Included in this extensive, revamped checklist were the instructions that the carpets had to be cleaned by a professional and you had to mail them the receipt. You couldn’t use your own machine and you couldn’t use one of the ones available at Fred’s etc… If you have gotten quotes from professional cleaners, then you know it can cost at a minimum over $ 100 for the smallest space. Fine. I spent a great deal of time and energy cleaning the house as meticulously detailed on the list, getting the carpets cleaned and leaving the yard as directed. Per their instructions the lawn was to be mowed and edged, shrubs trimmed back from the house, all debris removed, nothing unreasonable. Except that when I moved in the lawn was a good 4″ high and when I requested that it be cut they sent someone out who did the job without a grass catcher and left all the clippings strewn around the yard. What upsets me is that they expected their property to be left in better condition than I received it or else they would keep the deposit. What utter BS. So, after busting my butt cleaning to their specs and completing the move out, I patiently waited for my refund confident that they would try to screw me out of as much of my deposit as they could. They held off sending out the check until the 11^th hour. By law they had to get the check out within 30 days. I believe they mailed it out on the 29^th day. I have to admit, it was not as bad as I expected. Nonetheless, they just could not help themselves. No matter what I did, it wasn’t going to be enough. Interestingly enough the letter that itemized the deductions praised the condition I had left the house in. Gee, thanks. However, they went on to jack me for almost $ 200 for what I will call bogus charges. 1. $ 20 for a battery for the smoke alarm. An alarm which was not chirping. In fact I had had had the maintenance guy out to replace a battery not too long ago. So, if I had a smoke detector with a weak battery I would have called him out again. And $ 20. Yeah, no comment. 2. $ 120 (or close, I don’t have the paperwork in front of me) to snake the slow drain in the bathroom. Again, wow, I had just had the maintenance guy out. If I had a slow drain, I would have had him snake it. And he would’ve done it for free because I was a tenant. There was no slow drain. 3. $ 50 (again, approximate) to fix the latch on the screen door. No shit? It didn’t work? That’s amazing because I often left the front door open with the screen door locked so that no one could just walk in and I NEVER HAD A PROBLEM WITH IT WORKING PROPERLY. Who knew? Then there was some miscellaneous charge for the maintenance guy. What is interesting is that these were charges I couldn’t dispute. I had moved out. I couldn’t go back and ask them to show me what they were talking about. In fact they don’t permit accompanied move out walk throughs. Hmmmm. Curious. And the total amount was just over what it would cost me to take them to small claims court. Without being able to prove that the charges were fabricated I just stood to lose another $ 150. So, basically, they earned themselves a couple of hundred bucks for doing absolutely nothing. In my humble opinion. Don’t rent from these people if you can help it. They don’t deserve your hard earned money.

I called this morning to inquire about a property that they have listed on Craigslist and their website. The woman to I spoke to was unprofessional, not helpful, and incredibly judgmental without even meeting me! I don’t know what she used to judge me (maybe my voice? my speech? I have worked in customer service most of my life and have always been told my phone voice is professional), because she asked me no questions, I was the one doing all of the talking. I asked her about setting up a viewing and she just kept saying «Have you looked at the criteria to make sure you’ll fit?» She never asked me my career (dental hygienist) or my boyfriends (rock climbing instructor) but kept mentioning how we should check the criteria to see if it would work. I was completely unimpressed by her lack of professionalism and IF she calls me back, I will ignore.

Beware Renters! These people are unprofessional and do not keep the properties in good condition.

I’ve been nothing but impressed with the service at Grid. After relocating out of town and having a difficult time selling my condo, I decided to rent it out instead. I knew that property management would be almost impossible from afar, so I turned to Grid to manage my condo. They have been highly responsive, they found great tenants for my property and they are always around when I’ve needed help, even if it is a last-​minute emergency. I can’t tell you how valuable they have been and how much time has been saved. They took an extremely stressful job right off my plate and have saved my sanity. Steve and the team listen to my needs and desires, and have been nothing but flexible and accommodating when I’ve required assistance. Professional, responsive, local and a pleasure to do business with.

DO NOT RENT FROM THESE SCAMMERS! I moved into a house of theirs for 3 months and did a lot of improvements that they neglected to do. When we moved out they RAPED US on our deposit and charged us for things like light bulbs and for repairs on things that were broken when we moved in. They are unresponsive to maintenance requests and are the worst property management agency I’ve ever had the displeasure of dealing with.
