The location was lovely! A little house with 2(maybe 3) studio units in front. Parking was fairly easy, no need to reserve parking. $ 40 extra for breakfast?! What are they making? Instead, we took advantage of the awesome kitchenette in our room. A stove and oven, tea and a tea kettle, and a sink to wash our dishes. Perfect for my daughter and I! When we ran out of tea, and needed a warmer blanket, the owners supplied them with a smile.(Or at least I assume, since I never actually met anyone. Everything was handled through email and text.) The bathroom was nice. Clean. The heater heated up the little room perfectly. And the price can not be beat for Portland, or most places. We will definitely be staying here again when we return to Portland.

The room was priced right and I felt no intrusiveness. In fact, there was no in-person contact at all, beyond a knock on the door on the first night with a request to photograph my ID. Everything handled by text and email. Nice. Very clean throughout and a good bed. Solid wifi. Easy on-street parking; no need for the $ 7.50 «reserved» offer. Far less noise from Burnside Street than I’d feared. Could not believe that breakfast was priced at $ 39. What on earth could it be? Explanation provided in the literature that the meal is sometimes«required for business travelers» and that it would be hand-delivered to the door. Something like that. In other words, «$ 39 for breakfast?! Whatever, charge it to the company.» No thanks. Surprised to see little espresso packages priced at $ 1.50 beside a fancy shmantzy machine I didn’t feel like teaching myself to operate. Ambling down the road a few blocks for some deli takeout from the QFC and a latte from the in-store Starbucks worked fine. Pretty chocolate walls, nice dishes, lighting, furnishings, and layout. Really did have an Italianate feel but if the cost of the«amenities» could be embedded in the price, so that it was not necessary to post a note saying the instant coffee packet was free, it would ease the impression of nickel-and-diming for the little stuff while attaching sky-high penalties to ordering breakfast at a B&B.
