Tindell & Co

Thankfully I don’t live in a residence that is «managed» by this company, but to say they are unprofessional, incompetent, unresponsive, lazy … I could go on forever. Wish I didn’t live in an adjacent property «managed» by this company. Wish Unilocal had a minus star option, it would be more accurate.

TINDELL IS HORRIBLE. If you are a renter I highly advise to avoid this company at all costs. They are so unprofessional and will nickel and dime you for everything, even things that are out of your control/​not your responsibility. They operate in a barely legal framework whereby they use fine print with fraudulently vague expressions to suck you dry of your funds. I have friends who have also rented from Tindell and have also had the same nightmarish experiences. These folks at Tindell do not do their job at all and instead the tenant must take on all of the responsibilities (paying for maintenance issues, paying for end of the lease cleaning, and so on and so forth) that are not at all things that they should take care of. When I moved into my house, we had to clear about 7 trash bags worth of stuff from previous tenants and Tindell wouldn’t even pay for the garbage service to remove it! Those who work for Tindell are horrible at communicating, they are defensive and rude, and all in all the worst company I have ever dealt with. The fact that these people are still in business and not in trouble with the law is beyond me!

If you can notice the overall recent theme with Tindell is that if you are a renter DO NOT APPLY!
They are very inflexible and it started from the 1^st day we moved in (which should have been a warning sign.) Until we got our security deposit back (which is why I am finally able to warn others!)
Jessica initially started out accommodating when others at Tindell were giving us misinformation. But as time progressed this was not the norm. Tindell really botched our move out and did not return our security deposit in total despite leaving the unit as we had originally found it (their letter includes the following «Full interior cleaning to also include cleaning vents, base boards, flat surfaces, floors, appliances, for frames, doors and dust removal $ 325.» I have ALWAYS left my rental units clean and received security deposits. Cleaning which is usually less than $ 100.)
Tindell (Jessica & LaTasha) refused to take ownership of their own company error regards to A 30 day Notice to Vacate. After they «attempted» to resolve the solution we still ended up paying for the extra days we were not in the unit despite leaving a full 7 days prior to our original lease termination date!
I honestly could go on, but long story short do more research and AVOID TINDELL. You will be happy you did.

As a renter I found my experience with Tindell and Co. to be very disappointing. I was very excited about the unit that I was renting, but found that the property management company was difficult to work with.
The staff were often both unprofessional and inflexible. Noise issues were not addressed in a timely or sufficient manner, and constant construction at the rental unit resulted in unsafe (not to mention loud and unsightly) living conditions. After my lease was up I received very little of my deposit back, despite leaving the apartment in excellent condition (I have also received my full deposit back from every other rental I’ve ever lived in).
I absolutely do not recommend renting from Tindell and Co.

If Latasha is the point of contact for the place you are considering renting, don’t. She is not helpful, is not thorough, and does the bare minimum. Most enraging, she makes mistakes and doesn’t ever own up to them and assumes that any mistake on the renters side is intentional. I like where I live, I do not like who I rent from.

These guys did the bare minimum to keep me happy when I rented a house from them to their credit. However, they accidentally screwed up the paperwork and listed me as the owner of the house!
Guess what happened when I applied for a loan to buy a house. It said I owned a house that I rented and left 2 years before. They took months to fix the problem and never owned up to it, they blamed in on a 3^rd party company.
They have crappy customer service and just try to get people off the phone. Please stay away from them. They are horrible

Jessica and her team have gone above and beyond for our family. We now live across country and they were able to come in and fix a desperate situation. We self managed our property in Portland for two years. The property was abandoned, completely destroyed and left with over 5,000lbs of trash. Jessica filed eviction papers, organized clean up and remodeling all while we are 2,000 miles away. The property has been on the market for sale for the past year and half and she has been able to find two good tenants while on the market. For what has been very little commission, she has been there for us. Always quick to respond and completely on top of everything. They have had several repairs fixed for the tenants right away. Each repair seemed needed and very cost effective. We are glad that they work to make the tenants happy and are mindful of us as well.
Our self-​managing our property has ended up costing us over $ 15,000 in repairs and lost rent. I wish we had found them sooner. I would recommend this company to anyone.

I found Jessica after my two failed attempts at being a landlord. She took my rental and has kept it occupied with responsible renters for the last five years. She then took my next home and has kept it profitable for the last 3.5 years. I have found her to be so much of an asset that I recently purchased a fourplex with the comfort of knowing she would be there for me. I think of Jessica as more of a business partner than a property manager because she treats my properties as though they were her own.

I relocated to San Francisco from Portland for work in 2009 and needed someone to manage my much loved home that we were turning into a long term rental property. Luckily we found Jessica & Tindell & Co LLC to manage our property. They are the nicest most knowledgeable people I have ever worked with. I feel that they not only help us the property owners but also the tenants that they rent the properties to. One example is when the heater went out at the home Jessica immediately contacted me to arrange a replacement and personally provided space headers to the tenants since they were without heat. Jessica and her company are extremely responsive and you can feel confident that you will be taken care of regardless of if you are a property owner or a tenant.

My husband I have been renting from Tindell and Company for about a year now. There have been pros and cons. Starting out with the postive stuff Latasha was very personable, real and thorough during our move-​in process. I have truly never seen a company take so many BEFORE pictures of a property. We very much appreciated this because we do not want to pay for damages or flaws on a property that is already damaged. Latasha and A-​John have been very kind, real, and easy to communicate with via phone and email alike. Also, our maintence requests have always been dealt with timely. The only Con in my review would be there lack of customer service for special circumstances. I, myself have been in customer service for over 15 years and once in a while it is important to LISTEN to a renter and understand a circumstance not just from a «business» perspective, but also from a human/​realistic perspective as well. When it comes to fees or bills for fixing a garbage disposal (one of our daughters little earrings unknowing fell in sink while she was washing dishes) the company was unwilling to take care of this charge for us as a general customer service courtesy. (Luckily the homeowner did.) Also, this month there was an issue and I recieved an email stating that because our $ 1295.00 rent was not in the account when I paid it on 8÷30÷2013 that I would be accruing an overdraft fee from my bank, as well as additional fees from Tindell and Company. I called my bank and spoke with Karen who told me that the funds are and have been available, so she isn’t sure what happened. Karen with my bank also confirmed that there was not any overdraft fee of any kind assessed. I explained to Latasha that I am certain the funds were available and that I would be MORE THAN HAPPY to come into the office today (on the 5^th of the month) and pay her in person via cashiers check. I explained to her that my husband lost his job of 18 years and that we are really struggling financially, and I wasn’t sure if she had any control over the $ 64.75 fee that was assessed due to this issue. She didn’t offer at ALL to help with one time fee considering our situation. We have been very timely every other month paying our rent, and one month it was even drawn out twice-​but we just went with the flow realizing that it was an accident. On a black and white level yes this management company does a good job managing their properties… but on a customer service/​grace level they are no mercy with any kind of fees assessed whether it was our fault or not. If they want to keep customers, I feel that they need to not only be business oriented… but try to have a little COMPASSION if an odd situation happens to occur. I will add more to this review when we move out of the property at the end of our lease. I am looking forward to see how the moveout inspection goes, charges, etc. Also, I think it is unfortunate that I have referred home owners to use Tindell and Company (two of them are) yet I get no type of discount or credit for offering them business aka $$$$. How about reversing my $ 64.75 fee!!! This company is FAIR in my opinion. I appreciate the thorough move-​in inspection. and will look forward to the hopeful positive move-​out inspection… but sheesh HAVE A HEART and lay off your fees if a ONE TIME mistake occurs on your end or mine. p. s. In reading all of these reviews… it looks like the property owners are HAPPY and being treated well. The renters on the other hand don’t seem as satisfied.

We are currently renting our house with Tindell and Co (2013) while living abroad for a few years and the level of service we have received from them thus far has been outstanding. They take a very balanced view when approaching both owners and renters making sure both sides are treated fairly. They are highly thorough in their approach and the statements are easily obtained and understood.
We feel very secure knowing they are taking care of our home and continue to look forward to working with them in the future.

I have worked with Jessica since she was just beginning her business. Tindell & Co has managed my property in Portland since 2011 and the service, and response time has always been outstanding. I live in New York City and feel totally at ease with Tindell and Co managing my home. The team is always mindful of the tenants and their rights while balancing my needs as a home owner. The Tindell & Co folks have expertly handled the logistics, periodic tenant and neighbor matters, administration, marketing and all other day-​to-​day operations for my properties. And they’ve done so in such a professional way that no news really is good news … a long-​distance landlord’s ideal scenario! Also, their thorough awareness of and adherence to local and state laws and regulations for tenant/​landlord matters as well as general building code knowledge is extremely important to me.

I got to both rent from Jessica Tindell and I also bought a house with her help. I rented a little basement apartment and it was clean, mold free (with dehumidifier), and newly remodeled. Every time an issue came up with the rental, Jessica responded quickly and sent help immediately. She is professional, direct, and communicative. Eventually, I decided rent was too much in Portland when compared to buying and Jessica did not necessarily push her realty services at me but did remind me that she did that as well. I was a little hesitant because I was getting advisory help from the Portland Housing Center and they give you approved lists for everything, including realtors. I called the realtors on that list but they seemed so busy – which makes sense, because they are on these lists. I went with Jessica because I had good experiences with her as my property manager. She was awesome. She made time, knew North Portland like the back of her hand, listened to me, made me think, and eventually helped me buy an amazing house at a great price. Jessica is the type of person to point out flaws and eventualities with a home; she doesn’t waste your time. She is in constant communication with you, takes you to newly listed houses — even before their open house, and send emails with listings frequently. Tindell and company is her business! It is not a corporation, it’s a real mom and pop. Anytime I hear someone talk about buying a home I always interject and mention Tindell and Co.

Renting from a property management company is tricky business. Essentially, the question is really does an increase in rent equate to better service and results. In this case, I didn’t experience better customer service or a value-​add for the increase in rent and other fees (that the owner has to pay the agency).

Additionally, I was charged an exorbitant fee after losing my job and needing to move out before the lease end as well as an grossly overpriced cleaning fee, especially for the size of the apartment and that I lived there seven months. I would definitely rethink using this company as an owner or a renter.
I’m all for fair and for people getting their share, but unfortunately I think they got more than their share and didn’t walk away feeling I got a fair and balanced deal with them.
