Cedar Broad Apartments

Poorly built, poor management, poor location and poor apartments. Living at cedar broad for a year was absolutely miserable. I wouldn’t recommend this place even to my enemies! The place was built so cheap you can hear everything, and I mean everything your neighbor is doing. All of my friends that lived there last year as well had all of the same problems as I did. Poor management, slow repairs, constant problems with online bill paying, bad attitudes with workers. Not to mention it’s located next to a McDonald’s which is constantly loud, full of crime and creates a very unsafe environment to live in. They charge you a whopping $ 100/​month for indoor parking, huge ripoff. They continue to raise the price and offer nothing in return. I could not wait to get out of there. Internet is slow, kitchens aren’t as nice as you think, and bedrooms are tiny. Look somewhere else to live!

I have lived in Cedar Broad since it first opened (lived here for 4 years!) so I have a lot of experience with the building and management. I debated whether or not to give this place a 2 or a 3, because in all honesty this is 2.5 star place but I guess I’m feeling generous today.
The Good:
1. The apartment is very nice from the SS appliances, in unit W/​D, bamboo flooring and granite counter tops. Work out facility is large.
2. Rent can be set-​up to be automatically paid online.
3. Maintenance requests are addressed in a very timely manner.
4. Location. I was a student at the MCV campus and it’s very convenient to go to class and the hospital. Also a decent array of food within walking distance.
The Bad:
1. The walls are so incredibly thin! I can hear my neighbors conversations, often times very clearly and have to sleep with ear plugs in sometimes like another review mentioned.
2. Management. They’ve changed management companies 3 times in 4 years. They advertise a continental breakfast that is never there. Cleaning wipes (and now cheap Windex spray + paper towels) for the gym take sometimes weeks to be replaced.
3. Trash service. I’m paying $ 20 a month for someone to limit my garbage to one bag each time? They’ll just leave things they don’t want to take too. I wish I could just not pay the $ 20 and take my own garbage out. I have to do that most of the time anyway because the schedule is only Wed-​Sun.
3. Parking. Garage parking is expensive ($ 100/​mo) and the spaces are ridiculously narrow.
3. The move-​out process is great in that you don’t have to professionally clean anything prior to move-​out. The ridiculous thing is this rule that you have to turn in all your keys and garage opener on the EXACT DATE your lease ends. My roommate and I moved out about a week early and they refused to take our keys citing in short «legal reasons». I have never heard anything like this ever. We were moving out EARLY. I can understand being later than lease end date but earlier? It makes absolutely no sense and is very inconvenient.
So why didn’t I move? It was just too much trouble with the intense school schedule we had. It wasn’t terrible but there are many more apartment options now than there were 4 years ago. Do yourself a favor and do the research.

These apartments seem nice, but the walls are so thin that it’s not even worth it. I have to wear ear plugs to bed every night because my neighbors are so loud. They recently changed management companies and it seems like the people in the leasing office are always clueless. The icing on the cake is that the just sent out notices stating that in order to stay I will have to pay $ 120 more per month on top of my already overpriced rent. I am very excited to be moving out of this building.

I haven’t written a Unilocal review in a very long time, but my recent interactions with Cedar Broad have motivated my desire to share my experiences with you all.
I lived in Cedar Broad Apartments for over two years during my time in Richmond. They are lovely apartments in a lively and bustling neighborhood. Units come with an in unit washer and dryer, fairly limited storage space, and moderately nice appliances. My issue with Cedar Broad is not the apartments. I never had an issue with the apartment. I enjoyed my time at Cedar Broad and I moved out without incident. My issue with Cedar Broad that has come up only recently is the management company, Pegasus Management.
I am in the process of renting a new place across the country and Pegasus Management has so far failed to provide me with a tenant ledger despite several calls and requests nor have they responded to the new apartment complex’s numerous requests for a tenant verification. E-​mailing a simple attachment is not a complex job so it leads to me to believe that either Pegasus has the worst systems in place that will never work or the employees their simply do not care about helping you out. Either way they have put me in a bad spot and show no indication of a desire to make it better.
Be wary of choosing to live here. It maybe a convenient option for you VCU/​MCV folks but it will become a huge pain afterwards when you are trying to find your next place.

I just moved into Cedar Broad two days ago and I already want to leave. I payed $ 100 to park my car in their garage for the month and they had it towed the next day. They then refused to reimburse me for the towing fee of $ 125 even though they should not have towed my car in the first place. They also advertise that their apartments come with free cable and internet. What they do not tell you is that the cable is less than 50 channels (and blurry most of the time) and the internet is terrible unless you pay extra money every month to upgrade it. I would expect that if I am paying over $ 800 a month for an apartment which is less than 550 square feet, that I would at least get decent cable and internet. Water and electricity are not included so that is another expense in addition to the $ 100 for parking every month. They said there would be a continental breakfast which I have never seen. The elevators are really slow, hot, and rickety. The carpet in the hall outside of my apartment is really stained. They only reasons I gave them two stars is because the actual apartment is nice and the location is good. I really regret signing a lease here.

Cedar Broad is a well located, competitively priced apartment building in downtown Richmond. The neighborhood is up and coming, with Church Hill around the corner and a short walk from the farmers market. Like any city you watch your back when it’s late at night but the location is close to decent things to do in downtown Richmond. It is especially convenient for MCV/​VCU residents and students, and most of your neighbors in the building are from MCV.
There’s a basic gym and free coffee at Cedar Broad like most comparable apartments and renovated lofts in Richmond and the property is adequately maintained. Apartments are sleek and importantly for me, energy efficient. The management is courteous and professional. They have a great policy with collecting mail/​packages, and usually get back to service requests in a pretty timely fashion.
The rooftop has a great view, along with a pleasant common area (the leasing office becomes a residents area after hours). The neighbors are overall friendly and will often congregate in these areas. You may even see an improvement in your social life at this building, if you know what I mean. So if it’s your first time moving to Richmond and you move to Cedar Broad you may want to hold off on your
membership. Not to mention the rooftop can make for an inexpensive date night.
The only cons I can think of are inadequate storage space in the apartments, some noise like all other comparable buildings and an open parking lot adjacent to McDonald’s. McDonald’s adds to traffic congestion and several cars going west on Broad street use the Cedar-​Broad parking lot as a conduit to get to 18^th street without having to spend time at the light on 18^th/​Broad. This building needs a permit only gate to get to the parking lot. Moving can be challenging because there is no designated moving area where the card-​reader entrances stay open for the entire duration of the move. Movers get around by keeping these doors open with pieces of furniture (can’t blame them).
If you work downtown, need a convenient place close to work and are not freaked out by diversity in an otherwise segregated city, this building may be a good option to live in.
