The Lansing is a great collection of unique loft living spaces. In general, the residents are very friendly and happy to assist their neighbors whenever a need arises. The most significant aspect of this building is location, location location. I work downtown in the Financial district and no longer have to deal with traffic and the Bay Bridge commute. I just walk to work and can even grab a quick coffee and scone along the way. Restaurants, theatres, movie houses and the Embarcadero are all just a few blocks away. The HOA board here is tough, but understandably so. They work hard to ensure that the quality of the building and the experience of living here remains excellent. I see high rises going up all around the neighborhood and think of those poor renters who have to take a 5 minute elevator ride just to get down to their lobbies. And sadly, every time we hear their emergency alarms go off, you hear the instructions to not use the elevators(but to walk those 20 or 30 stories worth of steps to exit the building). Fortunately we do not have that problem in this unique boutique 4 story building. I rank our experience here as Quite Good. Lucky to live here.

The previous review for this building was from a renter. The HOA is designed to make sure the homeowners maintain the quality of living that the building maintains, so I am not surprised when a renter has an issue with the HOA. Overall, the building is in great shape. The HOA uses a part time property management company that is onsite 4 hours a day. With only 70 units in the building, this is just fine. They do have quite a few processes they use which can feel like they are prohibiting you from doing what you want(move ins, redesigns, etc:) but if you simply talk with them, everything is easily resolved. There are 1 full time onsite building manager, Remy, and he is great. Very helpful and always available on call. He has been with the building from the beginning, so he knows it better than anyone. There are 2 – 3 cleaning people onsite, 7 days a week. They keep the building common areas, trash and recycling areas very clean. The neighborhood is up and coming with at least 5 new condos going up right now. This will provide more restaurants, bars, grocery stores, etc. It will be 3 blocks away from the new Transbay center, so it’s perfect for those who commute in/out of the financial district. We looked long and hard at the different properties in South Beach/Rincon Hill and this was the perfect balance of building support without going over the top with valets/doormen, etc; I highly recommend it as an investment or full time living.

This is a poorly managed HOA and building. The HOA manager and assistant are surly, verging on extremely unpleasant. Would caution prospective owners to carefully consider your investment before signing the dotted line, thankfully we just rented and were out in a year! Also — skyscraper being built across the street will block the bay views, probably the only saving grace of living in SoMa.
