Vivian’s was a nice place to eat at. Unfortunately there’s no parking lot so I had to park in the shopping mall across the street and run across the street without getting hit by a car. The food takes quite a while to get to the table after ordering but the food was really good.

Went for breakfast today for the fourth time total here. Love it. The outdoor patio is shaded with beautiful plants. The staff is friendly and lovely. While it’s not fast food, it didn’t take too long on a easy busy Father’s Day breakfast. I love their conscious menu– like gluten free pancakes. It feels very mom and pop.

Very nice and pleasant café, perfect fit for breakfast or launch. Good selection of rice, eggs, beacon, pancakes. Best chicken soup we’ve every tried in the US! Not cheap, but worth every penny. Very nice stuff. Two restrooms. Kids/family friendly. The only downturn is not nice neighborhood.

Got cup of fruit, biscuit and gravely and side of Avo. Avocado was fresh and biscuits and gravy were amazing! Coffee wasn’t great and the place is pretty small so a loud group of people next to us were making it hard to hold a conversation. Awesome outdoor patio area!

Hostess was rude and looks stressed out. If she could have yelled at me she would have. I asked for outside seating if available. And she goes I need to put you in the list. So do you want inside, outside or first avaliable? She sounded so annoyed. And this was in less than a minute of interaction. Food wasn’t anything special and lacks customer service. I am going back to my favorite spot which is Aroma. Why did I try a new breakfast restaurant? The bus boys though were nice.

This place is so cute! Pretty small especially on the inside. We arrived at 9:45ish and didn’t have to wait. We sat on the covered patio and it was a nice relaxing atmosphere. Service was 10⁄10. Our drinks were refilled before they were empty and they were all very friendly. The food of course was good, but nothing to go crazy over. Overall, I would definitely come here again for a good breakfast.

Delicious breakfast! The waffles are light and airy, the eggs are fluffy, the sausage is yummy, and as a girl raised in the south… THEYHAVEGRITS! Whoever is making them, makes them right! If you are from the south east, get The Southern plate. Sausage, eggs, grits, and raisin toast. YUM!

I was looking for somewhere to eat breakfast close to the Sheraton hotel I was staying at. Vivian’s had a pretty good rating so I decided to give this a try. The restaurant is small and has a very casual and cozy vibe to it. You can sit inside but I’d recommend sitting in the back patio. It’s very green and airy back there. People are working on their laptops or just stopping by for a quick bite. I love that they use new technology to ring customers out. Everything was ordered on an iPad of some sort that the server was carrying around. It made it for a quick and effortless purchase. Staff was friendly and the food wasn’t anything special but definitely hit the spot. I ordered the Waffle Combo with eggs and bacon. The waffle had a nice crunch on the outside with strawberries on top. Very pleasant combination. I’d recommend coming here if you’re looking for straight forward food.

After hiking Fryman Canyon, my sister and I decided to grab breakfast here. It was another first for us. There is no parking at Vivian’s. I saw other Unilocal reviews mention parking at the Rite Aid/Ralph shopping center located across the street, but the posted signs about customer parking only for a maximum of 2 hours scared me off. Luckily since it was only 9am by the time we got to Vivian’s, there was plenty of free street parking along Ventura. The space is tiny. The hostess/server informed us to seat ourselves so we took 1 of 3 available tables inside the front main room(from what I could tell there is also outdoor seating, just unsure how big the outdoor space is). Since I’m on Whole30, my menu options were limited to their omelettes and scrambles. I ordered the«Crew’s Scramble» consisting of scrambled eggs, ground, turkey, avocado, onion, bellpepper, and potatoes(I told the server to disregard the cheese and english muffin since I was on Whole30). My sister ordered the«Breakfast Burrito» consisting of scrambled eggs, sausage, cheese, with a side of potatoes. The service was efficient. The food was ok. There are certainly a lot of breakfast/brunch places to choose from up and down Ventura, I just don’t think I’d seek out coming back to Vivian’s unless it was someone else’s choice.

So I was craving some breakfast and came across Vivians and saw it has some rave reviews. Shockingly it’s right across the street from my favorite Chinese Food place and I have never ever noticed it. I was highly disappointed :(For one they have no private parking lot and it’s street parking only. I was there at 2 in the afternoon and still had a tough time finding a parking spot. It has some patio seating on the side and in the back and some inside seating. So we don’t even get greeted by the highly rude person in the front that tells us to have a seat where we want. We waited almost 5 minutes for menus and then another 5 minutes for our Ice Tea and a Lemonade. We had seen some good looking stuff on Unilocal and decided to order a Steak and Eggs and an order of the The Crews Scramble. We were there at 2P and we were the only people sitting inside and another 3 people sitting in the patio. I kid you not our food took a good 25 min to come out after we ordered and there was like no one else there. And then after all this wait our food didn’t even come out good. The Steak was mostly fat and not cooked well done as we had asked. My Crews Scramble was dry, tasteless, bland and just not what I expected. We even ordered Banana Pancakes and honesty those were so-so. With the overall rudeness and the fact that I was still hungry after a $ 40 bill I wouldn’t come back. It’s like this little hole in the wall place that you think is going to be so bomb. But no definitely not the case here.

I took my girlfriend out for breakfast here and we were both disappointed. We looked at the stars and some of the reviews on Unilocal.We decided to go for it. First off the place is tiny which its not that big of a deal. They do have a seating area outside which is a plus. The hostess was kinda rude and had an attitude when I walked in. My girlfriend walked in like 10 after me and she picked up the same vibe without me even saying anything. We all have bad days but don’t bring it to work. We ordered the steak and eggs, a breakfast scramble and banana pancakes for us to share. The pancakes were awesome. My steak wasn’t good. I spent more time cutting fat away from it then cutting it to eat it. Plus it was taste less. The house potatoes that come with it was good. My girlfriends scramble was very dry and bland. I don’t think she had even eaten half of it. Long story short. I do t think I would be back

I’ve been coming to Vivian’s for years with friends and have always left happy. Parking is a bit tricky, and sometimes when street parking isn’t available you have to be resourceful. Once inside, you are lead through either the kitchen or outside, tucked away in the back, which is blossomy and beautiful. Dogs are more than welcome on the patio, so if you are a dog-lover come here for a nice breakfast with them. Coffe and other beverages are quickly brought with friendly smiles and food comes quickly. Some Favorites Include: K-Bell Sandwich Make Your Own Scaramble Eggs Benedict Homefries 2+2+2 Eggs-Bacon-Pancake Combo Steak & Eggs BLT W/Cheese Chicken-fried Steak Biscuits & Gravy Free Coffee Refills This café can get quite crowded with people and pets, so when it comes to sound, there’s a mixture of loud and quiet. Yummy new spot! Came here with the boyfriend for breakfast today and was pleasantly surprised AND confused. Confused because apparently this place had been there for 30 years, I’ve driven by it at least 10,000 times, and never knew until today that it was there! Whaaaaaat! I’m off my foodie game! Delicious breakfast they had.. hmmm. Yes, i talk like Yoda when my tummy is happy. The food here is delish! Banana pancakes, mushroom omelette, grits… THEYHAVEGRITS! HALLELUJAH! HALLELUJAH! HUAAAAAHHH! It’s one of the only places that I know of to have them! I love that! They would hit 5 stars if they had lattes and cappuccino style drinks. they only have plain coffee and tea(and orange juice, milk, and other morning style juices). Over all, great spot for breakfast fo sho!

Sad… just sad. Only reason I know about this place is because I’ve seen it on TV. After checking it out on Unilocal I knew I wanted to try it out. We came here for brunch around 11:30am on Saturday morning. The place was pretty packed, waited about 15 minutes for our table. The inside is incredibly small, with about 10 tables and all of them are practically stacked on top of one another, felt a bit claustrophobic. Seemed like the people next to us could hear our entire conversation. I ordered their Eggs Benedict with a side of potatoes. I took about 5 bites, which tasted so great and then BAM! found a hair mixed into my potatoes. It was incredibly gross so I sent it back. Our waitress was nice and offered to bring me another plate, but after finding a hair I had lost my appetite I just asked her to please remove it from our bill, which she did. Most places I wouldn’t even THINK of going back if I found a hair in my food, but honestly the Eggs Benedict tasted so great that I am willing to give them another chance.

I went here after hiking Runyon Canyon so I was starving! I was excited because there was no wait and we were able to be seated right away. We sat outside. The restaurant is so cute and have a home town feel that wouldn’t make you think it was in LA. I decided to order the pineapple pancakes with turkey sausage and eggs. The pancakes came with two stacks and I ate the whole thing! It really hit the spot after hiking all morning and really filled me up. The prices are really reasonable as well and the service was good. If I were in the area again I would come back. The only downside is it’s near impossible to find a place to park. We had to park across the street in a shopping center which you are technically not even allowed to do but luckily we didn’t get caught or else we would’ve been towed.

The service here was very good. We seated ourselves because we walked in from the back alley. The outside patio seating is nice. Lots of plants and trees surround you as you enjoy your meal. The huge avocado tree shooting through the patio cover is cool. Coffee and water refills kept coming. One bus boy noticed us looking around for ketchup and just brought it over to us. I can see the place gets busy especially on the weekends. The menu has plenty to choose from. I went with breakfast. It was just average. The ends on my French toast were tough. No one had any complaints about the food. A nice experience with the outside seating away from the big city… Or so it seemed. When I’m in the area again I hope to improve my rating with a more memorable dish.
