Ok, where to start? We have been living here for about 2 years, we have seen a lot of changes, not in a good way! And we are moving out this year for sure. The new property manager is unskilled, doesn’t know what a management is all about, unhelpfull, unprofessional. Dusty, the previous one was better and the only good candidate for the new manager position was Laura! An amazing person! But they’ve got hired a lame one. We think with a new manager they have started accepting pretty much everyone, especially ghetto people. Example: I was working out in the gym listening to a music channel and a ghetto guy, never seen him before, came in speaking on his phone (speaker) loud, very loud. I politely asked him to continue his talk outside and… right away he shouted at me, yes shouted that this is a public spot, he can do whatever he wants! I agree, but someone can use just a simple common sense! Then he asked me right away to use the machine I was working out on!!! I left, never used the gym again.
This place is becoming to be a very dirty apartments. Parking lot is a ghetto fighting field!
And look at trash containers! Yuck! Bad smell, trash liquid…
Now pets… I like pets, I have a dog… But now they allow pit bulls and other dangerous breeds. Forget about seeing them on leash… And what about ghetto people never pick up poop after them? You see more older cars with oil leaking problems! So you see these ugly oil spots everywhere!
Forget about proper lighting at night! Sometimes my wife is scared to get to the apartment alone from the parking lot!
Oh! Did I mention a ghetto parties in the evenings? A lot of strangers in the pool almost every weekend so we just can’t use it! And they don’t have an access to the restrooms, so where do you think they are peeing? We never use that awesome pool anymore unfortunately! I was there once with my family and asked politely one of these guests not to smoke next to my kids and you know what I’ve got from her?
«F**k off sir, buy your own house where you can ask people not to smoke…»

Yes, you see a lot of cigarette butts all around the pool and the whole apartments’ territory.
Did I mention WALMART behind the corner? Crazy Honda drivers with huge mufflers? Yes it is super loud here, day or night! Road noise is just a nightmare! N Lamar is busy here cause of the WALMART. People speeding all the time! A lot of accidents by the entrance. I think I’ve got 50% deaf living here.
If you have kids and well educated, stay away from Ten Oak Apartments.

The management company, Price Realty Corp, is an absolute joke. We have lived here since July 2015 and the office staffed has completely turned over since then (same management, different staff). The «five star review» from Dusty was the old manager who didn’t even live on site. If you want a maintenance request taken care of you might as well fix it yourself. By the time they FINALLY come around to take care of it you will forget what you even submitted. Nobody seems to care that there are leash laws in Austin and just let their dogs roam free, while they continue to not pick up their dogs poop so watch your step around here. Ten Oaks offers a great variety of families with children and drug dealers with 5 pit bulls crammed into a one bedroom. I would give my actual apartment 5 stars; the layout is amazing, the finishes are pretty nice, price is decent for the location. But unless you don’t mind shitty management or neighbors, spend your money else where.

I was looking for an apartment for a friend of mine that was moving to Austin and it needed to be within close proximity to Ten Oaks which was close to her new job. When I walked in I was greeted by Kelley who took the time to show me around the facility. I was impressed with the overall property and especially the amenities inside the office. The dog park is fantastic. I am happy to say that my friend was approved for move in later this month. Thank you Kelley.

This place kicks a**!!! The new Manager., Dusty, is a mover and a shaker! We have a dog park that is bigger than any apartment in Austin! The finish outs at this place are phenominal, unlike the majority of places in Austin. It is one of the classiest places I’ve ever lived at and I think I’ll stay a while.

I drove from SC to visit my son who lives in Ten Oaks Apartment on N. Lamar Boulevard in Austin, Texas. I was very impressed by the apartment and the property, including the dog park, the pool area, the clubhouse, and the staff, but I was very disappointed and very concerned about the entrance into the apartments. It’s a four lane busy road with no medium nor traffic light, and people coming out from Walmart and the other businesses across the road are making a right or left, so it is extremely difficult and unsafe making a turn into or out of the development, and there have been many accidents because of it, several a week! When are they going to get a traffic light before my son gets into an accident, no fault of his own. They can’t wait any longer. What’s the hold up???

Before this property was sold the management was great. They strictly enforced the lease rules and kept the property in line by making sure that the issues were quickly addressed. However, the new management is terrible! They don’t address any concerns that you may have. Don’t for a second call the front office because no one ever knows the answers to any question you might have. Andrea will take a message and promise to deliver it or get right on the issue… she never does. You can call back and when you bring up the issue it’s like a foreign language because she has not delivered your message. The only way to get an issue even ¼ resolved is to go down to the front office and get stern and rude with them.
Parking is a nightmare here. There are inoperable cars with expired inspection and registration stickers parked in front row parking spaces. These cars never move and have been sitting in the complex broken down for almost a year! This has been brought to managements attention numerous of times and they have yet to do anything about it!!! It’s frustrating that you have to park 3 buildings away from your home because of residents occupying their broke down cars in front parks, residents allowing their visitors to park their cars weeks at a time while they’re out of town, visitors littering their beer bottles and late night munchie food garbage in the parking lot. Don’t even dare having a nice vehicle because it will be dinged up from people parking extremely close or literally over the lines to where you wonder how did they even manage getting out the car! My car was new when I moved here and now I don’t even wash it cause I’m embarrassed of how dinged up it is! I have had my side view mirror folded in on plenty of occasions by someone who forced squeezed their car into a space that clearly says «small car»! This place really should have strict towing enforced! Sure you can buy a covered park but if the parking rules were enforced and there was «visitor» parking section for stupid people with no respect… us residents who pay a pretty penny to live here wouldn’t have to do that!
The doors are pretty heavy so they literally slam when you close them. People have no courtesy, they just let the door slam. Imagine opening your front door as wide as it’ll go and then force pushing it closed… yea that sound. The walls are thin so you hear people arguing and fighting. Oh even showering. Every morning I hear the pipes from upstairs dripping. Sounds like a basketball dribbling constantly until it finally stops rolling. Annoying!
The staircase lights work when they want. Pretty scary when you’re walking to your door at night and there’s no lights shining, especially living in the back.
There’s no pet rules enforced. Just remember to look down whole you’re walking or you’ll step into a patty of poop. This issue has also been brought to management attention and still no enforced rules. Dogs bark constantly. They see a fly, woof woof woof. Hear a car door shut, woof woof woof… like they’re being attacked or something! People from other buildings bring their nasty pets to the back buildings and let them poop freely and do not clean it up. As if anyone wants to inhale big dog poops??? These dogs aren’t cute little poodles or anything. They’re big disgusting field dogs with human size feces!
The pool area is just for looks cause you’ll NEVER get to enjoy it because people are always overcrowding it. No disrespect but if you’re wanting to entertain that much you shouldn’t be living in an apartment. You need a house with a backyard and a grill. This place was a nice community for career oriented young couples, now it’s full of old people with terrible manners and foreigners with terrible home training.
The only thing good about this place is the older maintenance guy who is polite and takes pride in his work and the nice modern finishes in the apartment. The price use to be fair but now I believe it’s overpriced for the bs you have to deal with. The new management is ridiculous! If the old management was still running this place they would have removed all the tenants that violate the rules. I’ve witnessed this before. They cared about the tenants, their happiness and the complex reputation rather than the money!!!

Live here if you want to have a wreck with the folks trying to leave Walmart and the businesses around it. There’s no middle lane or a traffic light! I live in the apt next door and have seen 3 accidents on the same spot in the last 6 months! This review is exclusively for the stupid and unsafe entry planning Ten Oaks had.

Yeah looks great right. Until the bums are picking out of the garbage, there are massive ghetto parties at the pool and people are getting vehicles stolen. Totally unsafe and management does nothing to help the tenants. 1500 $ a month to be harassed and robbed. Sounds great.

I’ve been here a couple of months and couldn’t be happier. I live in one of the apartments in the back of the complex on the 3^rd (highest) story. It is so quiet, pleasant and peaceful here, that I’m so glad to call it my home. I work from home, so feeling good about where I live is very important to me.
I’ve heard the apartments by the pool are a little noisier (as you can imagine), so if quiet is your thing, keep that in mind.
I’ve only had one issue since I came and it was resolved immediately. On a Sunday around 1 p.m., I was turning up the air conditioning and the panel fell off the wall. I called them and the person said someone would be called. I told them I would be leaving since I was getting really hot. My sister and I went across the street for lunch. Less than 45 minutes later, we came back and it was nice and cool inside. I was pretty surprised someone had been able to come that quickly and fix it.
You can pay for a covered parking spot, which I do. Because this is Texas, you never know when hail will come in, so I want my car protected.
I forgot to talk about safety. It’s a gated community, but as I’m sure you know it’s easy to follow someone through the gates. That being said, I feel very safe here. There’s just an amazing vibe about the place. People are out and about walking their dogs or talking on their patios.
Things I also love:
Washer/​dryer in my unit
Restaurants across the street (good Vietnamese, Indian, Southern and frozen yogurt)
Easy access to I-​35
One piece of advice: Before you move in, note where the outside porch light is (for me, this is outside the master bedroom). That light cannot be turned off and is very bright. I had to install a curtain rod and curtains because of the light. Not a huge deal, but be prepared.

Just moving in today to Ten Oaks. Price point is very competitive for North Austin (when you consider what happened to rates when Apple opened up off Parmer). The complex is like new, and my unit I just moved into still has the ‘new car smell’ even tho one tenant lived in here before me. The units look more like loft style units where they are narrow/​deep. It’s a style preference so folks who prefer the more sprawling square style won’t like. Kitchens are all granite and dark wood with great fixtures. Brand new washer and dryer comes with. I’m on the third floor so the vaulted ceilings are almost worth the stair climb lol. Behind the complex is undeveloped area so it’s very quiet the way they laid the complex out. Despite being off N Lamar across from Walmart. You wouldn’t know it being in my unit. Paperwork and app were all easy and standard. Only thing I found different was they don’t require renter’s insurance (tho I recommend getting it anyway). Very small complex compared to those on the opposite side of 35. I mean very cozy. Been in my unit for hours and haven’t heard a peep from anyone. Which is great!
If you go for a tour, ask for the leasing agent Casey. She’s awesome. Ball of energy. Also very knowledgable. Told her what I wanted was afternoon sun, so she immediately knew which buildings faced West and SW. Other ppl I’ve worked with before just show you available stock. I liked that they tried to customize just for me. And I handled all the particularities through email which saved me time. All in all an excellent and well earned five stars.

The buildings in the back are closer to trees, maybe 3 – 4 total buildings?
The other buildings are facing Lamar and various other buildings. So, really, not the greatest sights I’ve ever seen :)
Their pool area is fantastic, it can get crowded on the weekends, but everyone there is really nice. I never had any issues with other residents.
The management was GREAT for the first 5 – 6 months. Then, Ten Oaks was sold to another company. The new management is snooty and not reliable for accurate information. This was troublesome. I hate feeling patronized for calling management. Minus a star for that transition… because those girls sucked the life out of management as a whole. Their manager failed to reach me back on multiple occasions when requested. The previous owners always called me back on the same day or early the next day.
The apartments themselves — great kitchen, I loved that kitchen!
The bedrooms are a little bit small but still roomy and everything is brand new.
My bathroom was so great, giant tub, tile floor and huge countertop!
With existing management, leaks were repaired quickly.
The water pressure is a bit low here.
The electric stove and fridge were new, but cheap quality, kind of rickety. considering the price I would expect a bit better. Just a speculation, no complaints here, the stuff worked as well as it could … :)
Some bedrooms are also adjacent to the patio area, which is just a concrete box inside of the two huge heavy doors. There is a light ALWAYS on for fire safety reasons — so get some blackout curtains if you’re a light sleeper. I’m really not sure why they couldn’t have placed it to the side of the window, not directly in the middle… Minus another star for that due to impracticality.
Location is great, right near Walmart and HEB, but then again, you’re right near Walmart and Golden Corral… not the most eloquent of locations…
At least walnut creek is closeby. that place is very nice.
I would reccommend this location if you want a new, posh apartment and make enough money for rent. Skirting by in this complex will feel very awkward.
