Super tiny place. Don’t let the line outside fool you. They work very quick to take your order and make it just as fast. We ordered a Fancy and a Breakfast grilled crack. Both were excellent. The fancy was my favorite. It’s not the average mayo you’d expect. Definitely has a kick to it. The cold brew coffee was amazing too!

Best breakfast sandwiches in Boston. The Fancy and Torta are a must-try. Was also pleasantly surprised by the well executed tuna sandwich. I’m not a mayo lover, but don’t skip the house made spicy cayenne mayo here Pro tip: space is tiny, long lines and they run out fast. Call in your order ahead of time and take it to go eat in the park!

The Fancy Mike and Patty’s. Went all the way from Bedford to have lunch at this place. Several recommendations including Unilocal being very positive I deemed it neccesary to go here. And it was worth it. Located in a very small space, but in a nice neighbourhood to visit, this place serves an amazing breakfast/lunch. The people were very friendly — and I managed to get a seat, which is quite a feet. There were no lines when I entered, but soon after my order it started filling up. The fancy is amazing, especially with the sauce. Also ordered a fresh juice to top it off. Would definitely go back if I had the chance. Going to miss this back in Europe.

I haven’t met Mike or Patty, but if I did, I would give them a hug. Well, probably not, because I’m pretty shy, but I would definitely give them the Boston appreciative chin raise. Because these people, or at least the people they employ, know how to make a goddamn sandwich. When you walk to it, you’re liable to walk past it because unlike everything else in the South End(it’s the South End, Bay Village isn’t a thing), it doesn’t flaunt itself with giant red lanterns and posh landscaping. It’s teeny tiny, actually, with so little space that basically every lunch becomes communal. And it does, the people working there and the people coming there both seem to be pretty happy about whatever they’re doing and it ends up being just a friendly neighborhood feel. But you’re in Boston, so you’re obviously not going out to make friends, you’re here for a sandwich. M&P’s has a menu that’s always changing, opting for seasonally-appropriate things, since most of its food is locally sourced. There was one time it had basically an entire Thanksgiving dinner on a roll(Turkey, cheese, cranberry sauce, squash), which was so good I’d ditch my family on actual Thanksgiving for it. But their staple is the Fancy, which is a breakfast sandwich served right. That is, for lunch. The eggs, bread and bacon are so fresh they taste like a farm in your mouth. The yolk is runny and tasty and makes you want to be anything but fancy and lick the wrapper clean. If you get a chance, do it. If you see Mike or Patty, show them your chin.

Holy egg and cheese delight! Worth the walk, wait was @ 20 minutes but an obvious local favorite. Chilled out at the park while we consumed the delish sandwiches with fresh OJ.

The sandwich with the crispy mortadella? It was amazing. The Goldmine and Breakfast crack were just as good the second time as well. This place is a gem.

Tried the Fancy, Goldmine, Classic, and Crack, so I definitely gave Mike and Pattys a fair shot. This 2 star review is less about the quality of the food and more about the opportunity cost. It was a good egg sandwich for sure, but the sandwiches aren’t big and they definitely aren’t cheap. Mike and Pattys gives off the vibe of a place that was cheap and amazing, then got popular and expensive, ruining what made it so good in the first place. A good sandwich but I could never in good conscience recommend it to a friend considering what else I could get for the price

Seven of us came on a Sunday morning and waited outside about 20 minutes before getting our sandwiches. They were super delicious — I would definitely come here again. However, I would say for the price, the portion size is on the smaller size(I ordered the Goldmine), although I did notice the Torta looked more filling. A great hidden gem!

We were near Boston Gardens and getting hungry so consulted Unilocal and were not disappointed. Sandwiches were good, I had the breakfast torte but wish I would have added bacon, might have bumped it to 5 stars. Friendly service and cool neighborhood park nearby to eat in the shade(no room to eat at the location if there are more than a couple customers there) means we’ll likely be back at some point.

Best Breakfast Sandwich I’ve Ever Had The staff is awesome — super friendly and will steer you in the right direction. You really cannot go wrong here. They suggested I get The Fancy: two fried eggs, cheddar cheese, bacon, avocado, red onions and house-mayo on multigrain. The combination of flavors was mind-blowing. Super satisfying. Sounded like they were handling a ton of catering orders for lunch — would definitely come back for a lunch visit.

Very tiny tiny place. Expect to stand outside but if you’re lucky you can have a seat out of the 4 high chairs. Bush wick Bill– the salmon was good. It I expected the crossaint to be a bit bigger. Veggie grilled cheese– OMG so much flavor. I’m not a vegetarian but I would totally get this if I was to come back next! So so good! It was like soup in a sandwich form The fancy– so messy if you don’t mind but good

This is going to sound ridiculous, but I don’t remember what I got when I came here. One might say that means it was not memorable, but I didn’t take a picture of it to remind me, and as I look at their menu there’s like 4 things on there that I remember debating about ordering. Did I get the migas? The breakfast torta? I know I held the avocado or guac, but dear lord I can’t remember which of the awesome items on this menu I ordered. Darn it, I guess that means this review will get a big fat 0 useful votes. Look, it doesn’t matter what I ordered, this was one of the best, if not the best, breakfast sandwich I have had since moving from New York, and I might even put this up against any breakfast sandwich I have ever gotten from a NY deli. It was that good. I don’t know how they do it — why are their sandwiches better than anywhere else? I don’t know. This is a cramped, hole in the wall place that I might have walked past a thousand times if not for the line of people waiting to get in. My lovely lady found it, like she did every place we went to in Boston, and we came here on our way to Boston Common for a historical tour. It was early, thankfully, so there weren’t too many people in front of us, but lots more showed up after. You walk in, and you wouldn’t expect much, unless you’ve looked at these reviews. But what you get is breathtakingly delicious. I don’t know why you would go anywhere else in Boston for breakfast — you’re likely wasting your time… no, no, I am getting ahead of myself. Beehive was also phenomenal, but that was a different kind of place — sit down, relaxing jazz brunch. This is more of an «on-the-go» place, as evidenced by maybe the 4 stools they have at a little breakfast counter along the wall. You come here, you get your sandwich, you intend to get it home or perhaps to a park for a picnic, but you finish it before you ever get there. This place deserves all of the praise it gets and more. Fantastic.

This is probably my favorite breakfast sandwich place of all time. Unfortunately I live all the way and south Florida. Any way come here if you are looking for a great but casual little breakfast joint. This is type of place you take visiting friends to show them what Boston’s all about. There’s nothing fancy about this place. The store can easily fit 2 patrons, everyone else lines up outside, the line will be long regardless of the day, the menu only has a handful of sandwiches BUT everything will be amazing. I found this place while visiting the area and couldn’t get enough of it. Even back home every breakfast sandwich I try, I compare it and of course everything looses the battle without a fight. So if you find yourself anywhere near by run as fast you can, line up and wait for the best breakfast sandwich of your life. You’re welcome!

I just want to write that I had the best breakfast sandwich I have ever eaten here. So if you’re reading this and are blessed to live in Boston, you better be on your way to Mike&Patty’s for some breakfast.

A gem in a cute residential neighborhood, this place knows how to make an egg sandwich. My husband had the fancy and I had the breakfast torta. Both were flavorful, fresh, and delicious. There are only four seats and a small kitchen, so plan on finding a nice bench to sit on. I can’t imagine going to this place on a weekend, but if you’re willing to wait in line, you’ll be glad you did.

Tiniest restaurant I’ve ever set foot in but DAMN they make a mean breakfast sandwich. Don’t be thrown off my the lines that stretch outside; you shouldn’t wait more than 10 minutes(max) to get your food. However, plan to take your food to-go because there are only 4 stools inside. My boyfriend and I got the Goldmine and the Banana OG sandwiches with two cups of coffee. The Banana OG was exactly as I expected it to be(amazing), while the Goldmine was a completely new and fabulous experience. I don’t eat ricotta cheese that often, but it turned out to be a wonderful addition to the sandwich! The wild clover honey wasn’t as noticeable as I expected, but it certainly didn’t hurt the flavour. Overall, I was really happy with what I ordered. They’re certainly not the cheapest breakfast sandwiches that I’ve had, but they are some of the best in Boston. Side note: I noticed that Mike & Patty’s used to have a lunch menu, but wasn’t able to find any trace of it inside. Did they discontinue it, or did I just go there too early in the morning?

I found this place due to the powers of Unilocal after looking for somewhere near to our hotel to pick up some breakfast. As per the advice on other reviews, I called ahead and ordered our sandwiches. The women on the phone couldn’t hear or understand me, so I had initial teething problems, but when I arrived to collect, the correct sandwiches were waiting! When I arrived, there was only a couple of people in line, but it was a Friday morning, maybe the weekend is different. There is only seating for about 3 people and it is a bit of a squeeze just to get into the place to order or collect. I really enjoyed my sandwich, I had ‘The Fancy’. The sandwich was cut into 2 halves, the first half was delicious and had plenty of filling, the smaller half didn’t have any avocado on it, so that was disappointing, but it was still enjoyable. My fellow diners ordered ‘The Classic’ and ‘The Breakfast Grilled Crack. Both enjoyed their sandwiches, I thought the Classic was quite small in comparison to the other flavors. As the weather was dry, we ate our sandwiches in a nearby park and it filled us up sufficiently for our day or sightseeing!

What a GEM! If Mike & Patty’s were closer to where I lived, I would be eating here every single day! If it’s your first visit, get there early, or you might have to wait in line or do take out since the place is really small. Definitely get the Fancy — it’s a delicious, quality sandwich that will keep you coming back for more! And surprisingly, it’s not messy at all!

I had the fancy and it was oh so classy! Melted gooey cheese with avocado and egg spilling over… oh yes the flavors :) The place is TINY. I couldn’t breathe when ordering and if there is a line you can kind of feel the pressure if you’re a first timer. The pressure is a combination of any impatient customers behind you annnnd the fact the menu is small you want to have one of each, but know you shouldn’t even though you want to. Yes, this is what happened to me… The guys behind the counter helped me out and pointed me to the fancy which I believe is their most popular sandwich. It was very good. It’s definitely something I would crave :)

Woah, sandwich. We wanted breakfast. We also wanted sandwiches. We found Mike & Patty’s. And we were happy. This is a tiny spot. And I mean, no more than about five people can stand in here at any time. There’s a sandwich board on the wall and you order off of it. They also have a little counter filled with drinks on the floor. We got the PBGC, or bacon, cheddar cheese, pimento cheese, poblanos and Tia Chieu sa-té on Nashoba Brook Bakery’s sourdough and the classic, or fried egg and american cheese on a Stone & Skillet english muffin. And both were hot and damn tasty. A little too expensive for a small sandwich(about $ 8 a sandwich with no sides), but overall, great. So good.
