The Crossings Apartments

Kind and courteous staff!!! A beautiful location secluded away from the highway, surrounded by full grown trees with a beautful pond and walking trail! A prompt 24hr maintenence team! It is a homey and relaxing environment with a real sense of community!!!

Stay away from this apartment complex and its IRRESPONSIBLE MANAGEMENT. The Crossings Apartments have turned into bad neighbors to the private home owners bordering its west property line. Approximately one year ago, a tree on the Crossing property fell and took out a 28 foot section of the 6-​foot wrought iron fence that borders my yard.
The Crossings apartment manager is refusing to replace the missing fence. I have to wonder if the Crossings is in financial trouble and cannot afford to maintain its property.
I was told by a Colchester Court Homes Association president who lived in one of the three other private properties bordering the Crossings when it was built that the Crossings was required to erect and maintain this fence as a condition of having the land rezoned to allow apartments.
The Crossings has also not cleaned up the mess left by it’s fallen tree. The Crossings has not seeded or re-​sodded the large section of bare ground left by the fallen tree and its cleanup. Eroding soil is running down the hill into my yard.
The Crossings is also not maintaining its fences — black paint is falling off the remaining fence and showing the red primer paint underneath.
The failure of the Crossings to maintain its property will likely effect the value of my property and my ability to sell it.
It is so sad that the City of Lenexa has to become involved and that a legal action may be required to get this eyesore fixed.

There are several things I rather enjoy about my apartment and living at The Crossings. Yes, this is the suburbs and I may not be here for the long term, but I would definitely recommend this complex if you are looking to rent in the area.
–You can pay rent online
–You can make maintenance requests online (and promptly taken care of)
–They will watch your cat (s) if you are out of town (and take care of your plants)
–No pet rent
–Vaulted ceilings on the third floor
–Private patio
–Ample storage throughout apartment
–Washer/​dryer provided
–Alarm system in each apartment (complex is also located behind the Lenexa police department, my dad enjoys this piece of mind for his daughter…)
–Pond/​lake/​duck swimming pool makes for a decent view (see third floor reference, not close enough to have bugs bother me as a result)
–Office staff has been friendly during move in, each time I have called, and every time I go in to pick up a package
–Convenient location at 87^th and 35 makes it easy to get to downtown, SMP, and south JoCo
–When you apply to lease an apartment here the rent varies based off the day of move in/​length of lease/unit…what I did was make a quick excel spreadsheet over the flexible time frame that I had to move and was able to save myself about $ 100 on my lease. I highly recommend playing around with the tool, the office staff said it is set up with equation so they suggested I do the same. I consider my rent to be very reasonable for the apartment and area
–Not located directly on a major street so it is easy to get in and out of each section of the complex
–Large windows (in my unit) — I consider this both a plus and negative. Being on the third floor it has been hard to keep my apartment super cool during the heat and a lot of light comes in through the windows, but, my cat likes to sunbath, so there’s that
–Multiple areas/​paths to walk dogs as well as ‘pick-​up’ stations
Cons:
–Lighting isn’t the best in the parking lot, I just take my trash out during the early evening
–Parking by the one mail box is limited and people like to stop their cars in front of parked cars to run in and get their mail all the time
–Aforementioned pond isn’t maintained very well (according to the apartment complex this is maintained by the city, but I cannot confirm either way)
–One small pool for a larger apartment complex, while I have not been, I notice a lot of kids there, so I probably will not visit
–Garages are only available for select apartments
