Where to start?
The majority of units are studios under 300 square feet with paper thin walls. The door gets jammed open so anyone can get in. Former residents have included junkies, prostitutes, and pimps. MGMT failed to evict a psychiatric tenant who consistently let squatters (homeless, street people, prostitutes, runaways) stay then infested the building with bedbugs, which MGMT then failed to eradicate or deal with until they finally got complaints filed by both Seattle Housing Authority and King County Development. Drug dealing from units has frequently been a problem, from pot to street drugs to pharmaceuticals. MGMT failed to repair fire system until fire alarm failed and triggered multiple false alarms. A few tenants have let their tubs overflow and ruin other tenants units. A few have let burners on and started fires in their units, which miraculously did not spread. That’s a positive.
Neighbors include a strip club with an entrance within 20 feet from the front doorway. Patrons smoke, vomit and urinate in front of and on other sides of the building. MGMT used to keep rents low under a low-​housing agreement with the IRS, then proceeded to become an ‘affordable rents’ agency and drove up rents to the absolute maxiumum allowed by HUD and WA ST Finance Commission, all while they collect six figure salaries, and keep office hours from 9:30 — 3:30 with two hour lunches from 11AM-​1PM (you can’t call during this time).
Steady traffic noise on all sides of building, along with drunken patrons from strip club at nights yelling from 1−3AM. Prostitution has been observed in parked cars along building and adjoining parking lots, although police don’t seem to care even though the precinct is a block away. Amazon is now building in the area, and offered zero compensation for relentless street and construction work. MGMT of course, offered zero advanced notice or attempts to negotiate any compensation from developers. Smoke alarms not checked for two years. Turnover of five managers in ten years, one of whom was an absentee drunk, others used as foils by senior MGMT so they can shrug responsibility onto others. Quiet hours are a joke. Tenants do what they want, and MGMT actually wrote non-​harassment clauses into the lease, so that the manager cannot be bothered at night with complaints. MGMT instructed tenants to call the police as remedy, and the police don’t show up to the building any longer for anything short of a real crime. Multiple tenants have had squatters off-​lease and MGMT did nothing about it for years despite reams of filed complaints, which are rumored to just be shredded. MGMT will also never respond in writing to a complaint for fear of being held culpable. They even stopped returning calls on complaints, and wrote threats of eviction based on harassing upper MGMT into leases which tenants were forced to sign or vacate. They did all this while spending thousands on long lunches, bling and hair weaves.
Good location, though, now in the center of SLU, within two blocks of Whole Foods.
Parking? Forget owning a car in this building unless you want to fork over $ 200+ month for a lot, or have a disabled pass, which is ironic, since the building doesn’t have an elevator.
In short, living there was a gas, but you’re probably just wasting your time, and the rents aren’t even lower than the older buildings in the area.
