The Palms Appt.
I have to leave a review here because this place is not deserving of the poor ratings. I have lived at The Palms apartments for about 3 months now I my experience has been great! The two beautiful women who work the front office are amazing when it comes to dealing with any of my concerns. Oftentimes some landlords will just listen to your concerns without offering any solutions, these women are solution-​orientated type people. And both of them will not tolerate any disobedience from any tenant.
When I moved in it felt like my studio was brand new due to the smell of the fresh paint on the walls. The fridge, stove, microwave, and other appliances also were in brand-​new-​like-​condition. I have lived here for the whole summer and not once has the place ever been hot inside, which is surprising because of the server heat that goes on outside.
I could go on about the good but I want to address some of the negative issues from prior reviews:
I have never seen trash just lying around (not once); grass is not dead everywhere; SOME sprinklers are dysfunctional but that is only bad ethically and does not affect the quality of living; I have never had a single spider in my house (and trust me i am constantly checking); weed is pretty much legal in California; I have never had issues sleeping because of noise; the parking lot is 60% full at night and 20% full during the day, people go to work during the day; management is sometimes hard to reach but I have never had a major issue; and the central valley is known for its major drug usage, so its understandable to me if we get a few bad apples here and there (even though I have never seen any).
Long story short, if you are nice to management they will take care of you like you were a guest at a 5 star resort.

It’s a trash pin, trash everywhere because maintenance and the manager don’t want to do anything but sit around. Laundry rooms are filthy when they do actually work. Grass is dead EVERYWHERE and when the sprinklers are on, they shoot straight in the air, being super loud and getting doors wet. Annoying as heck. I cant have my windows open AT ALL, because the younger people sit and smoke on the stairs and don’t even try to hide it when you walk by, Really wish they would pay their water bill on time, instead of letting 100 people go without water multiple times a year. The actual palms are dying. all you notice when you drive in, is the overloaded, blowing all over trash, dead grass and DEAD PALM TREES! Mangers would rather sit around in the office then actually address the issues. When approached to have something dealt with, they blow you off, and act like youre taking so much time out of their day. Horrible Service. They have taken our only option for cable and internet away, forcing us from 40 a month to nearly 100 a month now. Because they couldn’t pay their bill, even though we did, they got their service ended. Just like the water. Don’t move here, when my lease is up, im moving. Pay extra for better.

Worst place to live ever!!! I lived here for 7 months and I am moving out. The cops are always there and I was fortunate enough to live next door to drug addicts. They screamed and threatened my fiancé for moving boxes out of my apartment at 9:30am in the morning! I know for a fact that many people there are on welfare and do not work (take that however you would like). I thought it would be a great place to live while going to college… I was wrong. After someone getting pepper sprayed outside of my apartment at 1:00am, someone lighting the dumpster on fire, someone constantly dumpster diving, my drug addict neighbors screaming, threatening, and partying all night, I knew that it was time to move. I could not have my family or friends over because I was embarrassed that my apartment smelled like pot. I could not throw the trash out after dark because someone was usually in the dumpster. The management hardly ever answers the phone and told me verbatim «I don’t check voice mails». Don’t bother calling the emergency pager, that I have felt that I needed to call three times over the seven months I lived there (one of them being to tell them that the dumpster was on fire and almost catching cars on fire), because it is always disconnected. The apartments are nice inside, but it is not worth it because you can smell weed through the walls and there is a half inch gap underneath the doors that allows bugs always come in and you can hear everything that goes on outside. Don’t let the gate at the front entrance fool you, this is not a safe or convenient place to live… unless you are a drug addict and like very unprofessional staff (she is nice but only comes into the office when she feels like it, for instance she is not in today, no note on the door… nothing).

this place sucks, dog poo everywhere, drug addicts, the manager is a whore, women getting beat, cheap internet and cable, my sport channel disappeared, thin walls, 1 year lease! waaaaaaaaaaahhhh
