What a lovely family run restaurant, I like their Pandan waffle ! Our company used to order OT dinner from them, all my coworkers were very happy and satisfied with their phở and 3 items lunch box!

The best fried rice I’ve ever had. Delicious creamy chicken. My son is picky with meat. He loves their teriyaki chicken stick.

I’m on this milk tea kick and Joy Cups has the best black milk tea ever! Or the kid working the counter makes the best black milk tea with pearls ever. Either or. Best part was the price 2.75 for regular, .75 for a large. He put just the right amount of pearl, sweetener and ice. Besides that, he was super professional and efficient. That had to be his side gig. The shop was quiet and clean, but it was the after lunch rush, too. Anyway, this is the place. Thanks Joy Cups, you got a regular customer now! Thank you for quality service without gutting the wallet.

Nice little find for a quick bite to eat. Plates are affordable and food is pretty tasty. I didn’t wait long for my grilled pork plate and enjoyed it pretty thoroughly. The seating available is for small parties of 2 – 4. Any larger groups will most likely need to find another seating area. Overall great for a quick snack stop by after a work out at the 24 next door: D

This is a great little place for a cheap lunch and tasty options. Lan, the owner, is super accommodating and friendly. They also catered some fried rice and egg rolls for my son’s birthday party a few months ago. Coming from a Chinese family I certainly wasn’t expecting anyone to be blown away by the fried rice and egg rolls from this little place. But the truth is everyone LOVED the food and kept asking us where we got the food from or if we had made it ourselves. Score! Thank you, Lan and team, for all the great food and services you guys have provided over the past couple years!

I’m a worker. so I’m kind of biased, but I’ve only worked here for 3 months. I’ve been a customer for about 5 – 6 years, so I absolutely love Joycups. I’ll keep this review as a customer. I’ve been here so many times since it opened about 6 years ago. A lot has changed, including prices, food items, employers, décor, and more, but what’s the same is the quality of food and amazing customer service(and no, I’m not talking about JUST me he he). I’m a big tea and coffee enthusiast. I really do love tea and coffee oh so very much. If you’re looking for a quick drink, Joycups is here for you! It’s quite inexpensive too. Now, we brew the tea ourselves(Jasmine, Thai, Black, etc), so it’s all freshly made. Personally, I believe their teas are a bit sweet to my liking, but I’m sure you folks will love it. The blended drinks are surprisingly really good; I usually just get the blended black milk tea. Trust me, it’s addicting here. It’s very interesting, too! The food. The food is simply DELICIOUS. I’ve tried everything on the menu(literally. everything!!) and I love the chow mein with creamy chicken or sweet and sour chicken. I also love the eggrolls and grilled beef onion. I usually get calls almost every day from 24 hour fitness employers ordering grilled beef onion and/or teriyaki chicken stick. It’s filling but also not too heavy. Just recently I got into the House Specials, and might I add the vegetarian house special is AMAZING. I love the amount of tofu they give you, and the veggie egg rolls are so savory! I also tried the grilled chicken vermicelli with eggrolls and that was great too! The white rice has a bit of coconut flavoring, so if you like it you should order some! The spring rolls are very filling and great. Peanut sauce is the perfect taste and texture for it. I’ve always been hesitant of buying it because I didn’t think it would be filling but boy was I fooled! It was! This place, honestly, is my favorite place for banh mi. The bread is ALWAYS toasted, and the bread’s mayo is so scrumpious. The meat is always cooked to perfection and the pickled veggies are plenty. I’ve been to huong lan, da kao, phat tri, lee’s, le moulin, and more, and this is my favorite!(with le moulin being a close second) We remodeled pretty recently, so it’s more spacious and homey. With free wifi you can easily stay here for a few hours(be warned. high schoolers are quite rambunctious. and sometimes loud. okay always loud after school). Other than that, feel free to bring a book and eat/drink! Our green waffles go for 1.75 and they’re a nice treat! Customer service is awesome. All the workers always greets everyone with a smile on their face and try to make conversation. It’s really sweet! I try to follow in their footsteps(hehe). It’s clean, too! I, as well as the other workers, wipe tables down, mop floors, clean windows quite regularly. Come by! :)

I was in the area when popcorn chicken and boba sounded real appealing. I had previously passed by(prior to their renovation) and had always foregone the experience due to the unwelcoming appearance. I ordered a popcorn chicken and a passionfruit milk tea with lychee jelly(total ~$ 9). Service was fast and the cashier was very nice. However I did notice that a slew of patrons came in afterward and had to wait a little while(~10 minutes per the cashier) due to the sudden influx of customers. In regards to the food, the popcorn chicken was really nothing spectacular and was quite a small serving size for the price. There was no «milk’ in the passionfruit milk tea. It was very sweet, but no real complaints. Overall, its a good little neighborhood café, but nothing in particular is outstanding.

I’ve been going here for the past 3 years from time to time. The Thai milk tea and Vietnamese sandwiches are pretty great. However, this is not a place to dine in as there are many high school students that come here after school. Shoutout to Lan, the owner, for being the sweetest!

Best place for viet food /snacks!!! I always come back to this place. The store owner is very friendly. The restaurant is very clean and has an upscale look. Why drive to San Jose when you can go to this place in Milpitas!!! Highly recommend this location.

I just went in to grab some original spring rolls and I was impressed for it being such a small place. Peanut sauce was nice and thick(but there is always never enough), the spring rolls were fresh and made to order.

The Thai milk tea and jasmine green milk tea are my favs here! The food is delicious also! I recommend the Banh mi! The owner, Lan, is one of the most sweetest lady I know! She’s super friendly, I love her! Oh, and the new interior is extremely nice. I love what co Lan has done with it.

Service: — slow — they need more workers — they also need to listen to what their costumers have to say Drinks: — their milk teas look more like snow bubble drinks — they dont even fill up the cup — they place is very small and very hard to move around

In an area littered with Phở and Banh Mi in virtually every street corner, Joy Cups stands out among the rest as a e beacon of… well you guessed it, JOY. Friendly service to any and all, and an awesome concept of at home cooking and family room atmosphere brings JOY to anyone that should walk through the door. The bread is fresh, the meat is not dyed, and the drinks and entrees are incredible all at a reasonably inexpensive price. There are board games to be played and movies to watch on their beautiful Samsung HDTV. Do yourself a favor and bring some Joy Cups to your day, you won’t regret it. There is honestly not a better place to grab Banh Mi.

Horrible service! Cashier was on phone while taking my order. Then after waiting some time for my coffee, she tells me that credit cards are not accepted. What a waste of my time. I don’t see this place being in business for more than a year. It’ll be nice to see it go. **credit card machine was in plain sight, along with signs accepting credit cards at entrance. She even had the nerves to tell me that even if credit cards were accepted, it’s a $ 7 minimum. No common sense at all.

I’ve found my new fave banh mi place. The owners are super friendly & nice and they make the banh mi’s to order. Your banh mi always comes out freshly toasted and warm. ALWAYS. I’ve come during odd hours and prime lunch hours and it’s always been consistently good. Yes, you have to wait for your banh mi so if you’re in a rush, don’t expect to be in and out in 5 minutes. That’s the price you pay for a fresh banh mi. So yummy and there’s just something about their bread that’s so good. Perfectly crunchy on the outside and soft and warm on the inside. They’re also pretty generous with the fillings and I love that they actually cut up the cilantro instead of Lee’s that just sticks a whole stalk of cilantro in for me to choke on :’( I wish they had more options for sandwiches but I’m good with my tofu sandwich :) As long as they keep it on the menu, I’ll be a loyal customer. ALSO cheaper than Lee’s. Banh mi is 3.50!

This place is excellent. Whether you’re craving a delightful snack, sandwich, or entrée this is the place. The sweet and sour chicken and creamy chicken are my favorites for the entrees, cooked fresh and tasty. Milk teas here are usually made different than other places but I’m not complaining because it’s simple yet delicious and refreshing! Usual order when I go here is a vegetarian sandwich and a green milk tea. If you haven’t tried this place yet, go for it and you won’t be disappointed.

Now I’m typically not a fan of Vietnamese food, but the one thing I am so grateful from my native cuisine is: GREENWAFFLES. I don’t know how they do it, but DAYUM. I always mean to take a picture of them, I reaallllyyyy do. But once one if these are fresh off the waffle grill, it’s game time. The texture is perfectly crisp on the outside and fluffy on the inside. The pandan flavor is subtle, and the waffle itself is overall not too sweet. PERFECTION at $ 1.50! Other than that, I’ve had the taro and Thai milk teas. Taro is more of a frozen slushy and just a bit too sweet for my tastes, while the Thai tea was less sweet than your usual(which I like, FYI). But the ladies that run the place are so, so sweet! I can’t. It’s a humble and small place. But it’s waffles and sweet service are next to none. :)
