It looks like the new management company has hired a reputation consultant to plug positive reviews. After my experience living at Encore on the Bay and communicating with other tenants(both who remain residents and those who have relocated), the recent influx of sunny reviews seem a little suspicious. The management team, both previous and current, are incapable of keeping track of paperwork. Lease terms and property availability(storage, appliances, etc.) are misrepresented in what seems to be an attempt to get prospective tenants to sign a lease. After one month of living in my apartment I began experiencing headaches, allergies and constantly had a raw throat. Near the end of my six month lease I found mold in the apartment. When brought to the attention of management I was reminded that I signed a ‘mold addendum’ and they were not responsible. The last straw was learning from neighbors that the previous tenant had died in the apartment and the body wasn’t discovered for days — of course management failed to disclose this bit of information upon move in. I have initiated a consumer protection claim with the Texas Attorney General’s office. Let’s see management try to balance this out with another glowing review.

I have lived here for over a year and have not had many issues with this complex. Recently, new management took over and new policies are being put into place. If you have visitors over later than 10pm or plan on having visitors stay overnight, this is not the apartment complex for you. They no longer have ANY visitor parking between the hours of 10:00pm and 7:00am. I understand it is to increase parking availability for the residents; however, there is plenty of parking within the complex. The only difference this policy makes is it MAY increase the parking spaces closer to your apartment. A different solution to this problem would be to provide a certain number of temporary parking passes for visitors, but instead they just removed all visitor parking and told us to have them park somewhere else where our friends and family’s cars are subject to damage and theft. They also began using a new cleaning company, new residents have been complaining about the shape their apartment was in on their move-in day as completely unacceptable. This change in management has only decreased the value of living in this complex. I work at a university and have recommended this complex to many people, but I will no longer give any positive recommendations.

we lived here almost 2 years. For the past couple of months we experience a bad roach problem. Today I had two in my bed crawling down my arm. I spent the whole night with the lights on and making sure they will not be in my babies crib. Apartments offered a spray which will take about a month to get them out. All we want to do is to move from that place and we only have a couple of months left in the apartment. Do not move here !!! Also, we have restrooms clogged once in a couple of weeks and a/c leaked, so right now we have a horrible smell inside. There are pictures Attached

This place is absolutely horrid. They’ll take you through and you’ll see the great view from your future bedroom and will want to sign immediately, but that’s the only good thing about it. The other residents are pure trash and the staff is completely unprofessional. Don’t get too excited about the pool that’s right on the lake; there’s been a bike chain on the gate with a lock every time I’ve tried to use it. I saw a huge group of people out there barbecuing one day, but the lock was still on the gate. Upon further investigation, I discovered that the people barbecuing were the maintenance staff and their families and friends. The one time I saw the gate unlocked, the place was filled with people smoking and kids screaming four letter words. One time they sprayed the neighboring apartment for bugs and I opened my apartment to see at least a hundred cockroaches running around. I had to stay in a hotel for the weekend. I hope you like socialism because you pay 25 $ a month for them to come by and pick up trash out of these buckets outside each apartment because people were too lazy to take it to the dumpster. You cannot opt out. They also average out the water use and make everyone pay the same thing. If you use the apartment two weekends out of the month like I do, it’s really nice to get a $ 98 water bill out of the blue. As I write this review, I look out my bedroom window watching the shirtless tenants walking around smoking and a lawn chair sitting at the bottom of the pool, which is still locked. I’m dreading taking all my stuff downstairs because the elevator is broken… again. The area is wonderful and the lake is great, but stay away from Encore on the Bay.
